I build a T - range home with Carlisle in Greenvale . Since the day i moved in 3 weeks ago i had plumbing issues . Firat water leaked through the ceiling in my master bedroom . Last night my roof started leaking and soaked my new furniture and rug that i had bought 2 weeks ago . I am very concerned about what the water damage would be to my house . So my question is does Carlisle itself a reputed builder employ low grade tradesmen like some builders in the market do ? If so why is it expensive to build with Carlisle ????

You’re correct in saying that we don’t offer timber flooring to second storeys however, this is something that you can look at doing after settlement.

Hi lalala,

As per our HIA building contracts the time frames allowed for construction are as follows (excluding our knock down re-build projects).

T - Range single storey- 224 days
T- Range double storey- 252 days
Affinity single storey- 252 days
Affinity double storey- 308 days

Please keep in mind actual timeframes will differ from these presented above.

Hi Morgan, The contract value will be the cost of the home you choose plus any upgrades and site costs. You pay in stages. Deposit - 5%, Base -15%, Frame - 30%, Lock up - 19%, Fixing - 21% and then Completion - 10%. Hope this helps. Regards, Rob

Make an appoint to a consultant at any display home and ask to give you a written quote for the home you want to build. This could be your contract price. Then once you go for colour selection appointment, if you choose any upgrade products, add that cost to your contract value.

Regarding the payments on each stage, Rob mentioned above.

better not build with them, unless you wouldn't mind to pay 5-10K extra at the end. lots of hidden costs, and their excuse is the sales consultant can not pick up/ know everything. not only surprises come up before tender stage, but also after signing the contract builder still request variation and extra cost. happened to me at least. you will get a very attractive quote from sales consultant at display home, and end up paying more than any other builders when is comes to construction.

We have built with Carlisle less than 3 years ago. This week after some rain we have started noticing water coming up from the kitchen floors from the edges of floorboards. This is constantly happening and now it appears that floorboards are slowly rising like there is a swelling. Could someone advise me whats next ?

Hi there. im building a sheraton 48 soon and would like to know more about feature walls. i understand the mirror feature wall on the sheraton 48 is not included however can be organised after handover at my own cost etc advised by Carlisle. i ve made a few calls and turns out the people who make those dont offer for private customers and only do it for display houses with strict approvals. why would Carlisle provide features that cannot be offered or made just to sell their houses ?

Unfortunately there are some elements in our display homes which are decorative and are not available as a Carlisle product offering.
These are sourced through a wholesaler and therefore may not be available direct to the public.

We recommend you try contacting local tradespeople to discuss your requirements.

Hi,

Who should I contact now? There're stuff that were promised to rectify before settlement. We were kind of tricked to handover the cheque, and your staff promised us thousands of times not to worry and that you'll rectify everything as listed. I called tons of times and nothing changed during the first three months, different weird excuses, then your construction team simply told me to wait for the warranty team to rectify, and now, your warranty team said some stuff were promised and should be done by your construction team. Both of them were reluctant to reply my emails and phone calls now. God, I'm waiting endlessly, tell me please, who should I contact now?

just found out the Concrete Pavement away from the weephole is less than 75mm due to the site foundation concrete exceed the brick a lot, if just leave as it is, then my pavement concrete will have crack for sure after a while, so my landscaper used more concrete to cover it up and avoiding cracking on the pavement. Just wondering would that affect builder warranty?

Hi,

I'm struggling to get active correspondence from Carlisle Homes representatives and a resolve on the matter relating to improper installation of the drainage pipe on our evaporative cooler; instead of running the pipe all the way to the gutter, the installers simply made incisions into a piece of pipe and created a spreader which now makes the corrosive water run down the roof tiles.

It's been over 3 months since I made the initial enquiry and I keep having to chase this matter up and yet it's not resolved properly.

The current response was that it could not have been done because it would block the flow of water. Seriously? This is just obsurd and I'm the only house in the entire neighbourhood to not have the pipe run into gutter; even though manufacturer/build guidelines say otherwise and the roof/gutter system is build the same way and to developer/council guidelines like others! Furthermore, apparently there was a report, which I asked for, but yet to receive.

I'm very disappointed in how my situation has been treated. Given that it's post hand-over it makes me wonder wether this is another case of "we got your money, now we move on".

Please advise and provide a fix/resolve to my issue.

Thank you for your question.
We would encourage you to raise this with one of our Sales Consultants for specific advice, however generally we do allow mirrors. The maximum length however that we can provide is 3.2m.
Generally there is a window on the same wall to reduce the length of the mirror. We do have this set up in some of our display homes.

How long does it take for the final contract to be created? We have the completed the colour selection and finalized the draft tender last May 2022. And we we're informed by our developer that the settlement is soon so they wanted us to get ready and they have scheduled as for the pre-settlement discussion. However, out final tender is not yet ready until now. We are already getting worried that this may cause delay. Can you expedite our request?
