We have a beautiful home but not without its problems. Things went pretty well with the build and that’s mostly thanks to [name removed] our supervisor who was awesome. I don’t think you save any money or TIME by using their lift process however it is impressive. Our disappointment comes from after the maintenance period expires. Overall we love our new home which we saved 20 years for but I recon GL could do even better if they were more obliging when it comes to after handover claims and maintenance. .I will continue to wait. Top Quality Granny Flat that feels more like a 2 bedroom home!
Excellent service and a fantastic, quality built final product. My Granny Flat looks and feels more like a 2 bedroom home! We love the front elevation which you designed for us and the raked ceilings which give a real spacious feel to the main living areas. All staff were helpful and professional.
This is our second build with GLH having build our own new home in Madora Bay with GLH back in 2007 - our experience then was also the same with the team being very accommodating to help us find and build something a little different while still remaining efficient and practical. We love our home and it still feels and looks like new to us and now our granny flat investment is another win for GLH!

We received the keys to our GLH in late 2010 and sadly the quality of the build continues to disappoint us, five years after completion. The build was not without setbacks and issues. We were especially disappointed with the quality of construction - our concerns were dismissed by GLH. The finishing trades were especially poor. rect. Well the first price he came to us with was incorrect because the website prices were not updated, that was okay, these things do happen. So with the promise of a house built quicker than any other builder could deliver, the best price any builder could offer and outstanding quality as well! we signed the pre contract. We then got constantly badgered to knock down the old shack, build the retainer walls & fill the block. This we all had completed by Nov 2014, with promises of our pad being laid by Jan 2015. On the 11/12/14 we signed the contract with another price difference, our site works had gone up by 2.5 times that of the pre contract, a huge amount of money! We were told pick our tiles out, urgently. So once this was done, we did our pre start on the 16/1/15 & all variations were signed off 1/2/15. The young lady we had our pre start with was amazing & made our day very enjoyable. All of our council approvals were completed by 17/2/15. We were both very excited to get started, yet the wait began. Although we were told everything will all start to happen quickly now. Watch other people's homes and you will see how much faster we are. So we have been watching 2 other homes around us get built quicker than ours!! Our pad was completed on 10/4/15, 3 months later than originally promised. Once again I talked to the rep & he apologised but they were very busy. at our place for the last 3 weeks. Rendering & roof need to go on before they can raise the lower floor. We do have a sign & portable onsite toilet now. So really nothing to report. Positive Building Experience with Great Living Homes
We built the two storey Soverign home, with downstairs Master Bedroom, on a battleaxe block.
We located the house on the block so that the driveway drove straight into the garage and the front of the house and entrance was to the side.
We switched locations of upstairs Bedroom 4 and Living room, also opening the living room to the entrance void. Alterations to the garage, kitchen and the addition of an understair computer nook, alfresco, as well as additional windows in all bedrooms were easily accommodated by the GLH design team.

Very Happy To Build With GLH
I have recently completed my build of the two storey Davenport Classic with GLH in Wannanup (Port Bouvard).
Everyone that I dealt with were very professional (sales person, prestart, client liason, site supervisor). The build went smoothly and quickly. The house went up quickly after the slab was down in august 2013 and house were at lock up in February 2014 and practical completion at the end of march 2014. Customer service was excellent throughout, minor issues were quickly attended and resolved. I will be building again with GLH and I highly recommend them to everyone.

Once you go two storey, you'll never go back.

A builder can advertise all they want about how great they are, but at the end of the day it all comes down to how good your trades are, and how experienced the supervisor is. Building 2nd Home with GLH
My first review on our first home was some time ago, some problems along the way but were impressed enough to build again with GLH.
We are soon to start construction on our 2nd house with GLH. It will be a very large 2 Storey house in Port Coogee.
I expect it will take along time to build due to size and it is a complex build. The builder has been ready to start for along time however the banks would not play nice so it took along time to get things organised. a few months. We have a concrete pool going in so this may be done prior to slab so that may delay the slab going down for awhile. The process up to now has been long but that is mostly our fault and banks. GLH have been very helpful and understanding during this time. We even had a 2nd mini restart to update our selections as it had been along time since pre start. This was at our request. I have found GLH to be friendly, easy to contact, I mostly use email and all requests are followed up within a few days mostly.2 comments

Very Pleased With the results
We built with GLH about 5 years ago. (We had built with 2 other builders on our earlier houses.) We were very happy with the design/consulting process. They readily accepted our ideas. They showed they have excellent building knowledge to produce what we wanted. A number of neighbours told us they were very impressed with the quality of the workmanship compared with what they experienced when they built with other companies. We'll be building again in the next 12 months and will definitely be using these guys again

Have spoken to a lot of people and read reviews, at the end of the day i want to stay local and give a local business a chance, with local trades...thats what I asked for. Currently just starting and aim to have pre start this week, have been waiting for this to start and to be fair we have made lots of changes to standard plan. We are first time builders so I do not have anything to compare against. We signed our preparation for plan agreement in early May 2012. We did not sign our building contract until after building approval from shire etc - I thought that was a little odd but was not an issue. Pro’s
Excellent designs in the right price range. The only 2 storey builder that had what we wanted in the price we could afford.
Sales rep very flexible to meet with us outside of office hours as we both work full time .
Sales process more collaborative and flexible than one of the other builders we visited (who used high pressure sales and insisted we travel to Osbourne Park to meet them before they would discuss prices etc)
Design team able to include all our requested changes to plans and price these up quickly.

Be careful with your contract and you may lost your 1st instalment
I had a very bad experience with this company owner. Not only I lost about 8 months of my time backward forward to try to get the contract going, but also I lost $25,000 cash, this includes the 1st building deposit and consultation on the design. They should not push me to pay the first instalment when they have not finalised the detailed design. They keep change the plan. Original off-plan was $200K, 8 months later, with some variation required due to the Council's Restriction on the Drive Way and sit-back, it has gone up to over $300K (even t...Read more
hrough I think the Builder should be responsible to find out the rules before proposing the contract to the Customer). I have agreed to go ahead, signed the contract and paid the first instalment, but the changes continue on, evenif the sub-contractors already dropped their machines in my yard. The pre-start consultant from Great Living keep calling me and say that "oh, we forgot the lights in the toilet, require $2000", "oh, we forgot the power points in the bathroom, require $3000" or "oh, the paving on the right side of garage is needed, require $5000" ..... Never stop. When I told them this is not acceptable, not professional, and I do not agree to pay anymore for any more changes, the Managing Director Phil Jenner of the company in Mandura's office (14 Quarry Way) told me that "if you don't agree, you can cancel the Contract". Then the Contract was cancelled. I wrote many letters to Managing Director Phil Jenner over 8 months period, and requested the refund. No response from him or his company at all. This was happened in 2009-2010. I did logged a formal complaint to the Builder's Board. From Google, I found this website. I think "productreview.com.au" is a very necessary, very important, very useful and very helpful site to general public. So far I can give nothing but praise for this company - the emailing turn around time of plan changes was fantastic - any other company you're waiting up to 2 weeks - i would get it in within 24 hours. Scott Nunez has been brilliant and we look forward to when titles are released to see how long it takes - i am hoping we are in by August 2013

I should of sacrificed the 5K at PPA
Our design is great, although the quality of build is disappointing for the price we paid. The service from the office staff is rude, non helpful and generally not pleasant to deal with. From the start we were told they cant do things like...plywood cladding to alfresco ceiling(i showed them a picture and couldnt work it out) and exposed aggregate in wet areas(in case the plumber puts the pipe in wrong spot..what a load of [censored word removed]).

Its now been 12 months since handover and we still have defects which GLH are refusing to repair and let alone communicate about, although when they couldnt find a progress payment they were quick to tell my broker he didnt know what he was doing!!! e exposed aggregate is correct. If the slab gets hairline crack or there is a plumbing issue (which sometimes does happen), the concrete is virtually inpossible to repair without it being very noticeable. I have seen many instances of this in other homes that I have viewed, and I find it very unattractive. As your builder, we are just trying to avoid using difficult products. signed up in with GLH in December 2011. Great design process they were very helpful with design and helped get it right as we did have to change the design alot to fit it right on our block. Unmitigated disaster, and uncooperative
...a disaster!
The house has taken 2 1/2 years to build, things have been redone several times over and there was little or no support or communication from the builder. Their supervisors have far too many houses to supervise and deadlines are a joke. Our house is a disgrace to Great Living Home and they do not care. After a year of delays they still thought it was necessary to pursue us over a $300 claim for pavers. Shamefull behaviour.
I would absolutely not recommend Great Living Homes to anyone.
We are regular people just trying to get our dream home built and GLH have destroyed that dream.
Buyer beware.
Huge time delays, many items being redone several times to get them right. Quality is disgraceful.

Before you start sledging a builder, I would suggest that you have a look in the mirror to find the real "Shameful" party. It is easy to sledge and give a one sided view, but you and I know what really happened, however I have enough morals not to publish that information over the web. erday, I discovered that not only did we get the items finished, we got the home completed within the contract period that your partner agreed to, and signed. I suggest that before you start sledging a builder, that you get you facts correct. As far as the "Poor Communication" is concerned, I have also looked through the emails that were continually sent from you guys, and I have to say, I am not surprised that our staff were reluctant to contact you. Our staff are employees that have no financial interest in Great Living Homes, and should never be spoken to in that manner. If it was me, I would not have returned the phone call or email either. I woul never ever ever build with Great living Homes. It took over two years to buil a very small two storey home. Often weeks would go by without any workers attending. We would telephone the Supervisor, requesting he would ring us but he never did. e build at all. It was at the rear of another home, there were septic tank issues, Alinta issues, Western power issues and piling issues just to name a few. We tried to help you with you subdivision, but when the local shire imposed conditions upon your land, you threatened to sue us "The Builder" the people that were trying to help you. There is no doubt that when you behave and speak with our staff during the building process,the way that you did, I am surprised that our staff phoned you back at all. You reap what you sow. All homes being built have issues of some description, this is just the nature of the building industry, but the majority of our clients, listen, negotiate and work a way forward in a civilized fashion. This is how situations get resolved. Obusing and threatening legal action every 5 minutes is not the way to win friends or influence people.It is amazing how quick a response you receive on this web page. It is a shame you do not get the same response when you ring the office!

building "Great Homes" now and into the future. Building with Great Living Homes has been a most satisfying experience for my partner and I. From the first meeting with Great Living Homes sales department we felt there was a genuine concern to recognise our personal needs and try to accommodate them into our budget. From there all paperwork was clear and concise and the intensive pre start meeting assisted us to finalise any queries we still had. As the building of our home progressed we delighted in taking a keen interest in its development. Our building superviser was at all times available either by telephone or person if contact with him by us was needed. As we are now retired may I say that we thoroughly enjoyed watching the stages of building and it has helped us appreciate just what goes into bringing a plan to a finished product. Like others who find they need to rent while building their dream home, finances can be stretched. This can be a trying time towards the end of the building process. The sooner the finishing date is advised the easier it is to book any other contractors, such as for carpets etc. Then rental agents also can be advised of vacating dates and money can be saved.1 comment

I understand that you had a little trouble with your rental agreement and our misleading you at one point, but as you are now aware, it is not always easy to predict a completion date because of many different contributing factors (weather and product shortages etc.). I hope that we didn't cause you too much heartache. The design of your home ended up being better than we both expected, and the living areas facing the north sun worked out beautifully. I have been reading the comments of this forum and fell as though I have to comment, Greg I feel sorry for you as we went though the same problems with Great Living Homes Mandurah hang in there as they have to produce a out come of you PPA.
Please dont build with this company as they are so dishonest and their words don't mean a thing, they have cost me and my husband thousands and thousands of dollars above what we were first told, I must admit that at the end of the day we actually do love our house but we paid heaps more that were actually quoted by Great Living Homes
and yes Oneness is so condescending he must be [name removed] from Great Living Homes surely they didn't produce two of him.

Great House
We have a beautiful 2 storey house built by GLH's that we plan on staying in for a long time. We got pretty stressed during the build but in the end we couldnt be happier with the finished product and GLH's delievered what they said they would within the contract time. We are no longer stressed and enjoy our house everyday.

It also depends upon single or double storey, standard or one off design, area being built, does it need planning approval, would you be adhering to R-Codes and the local planning policies (most people don't), retaining requirements, soil classification etc etc.
If you were building on an A Class site, flat, 2 storey std plan, in Mandurah (i.e. no planning approval), no R-Code variations and minimal site works, then I would suggest a the home would take approximately 10-11 months from the the latest date of all the approvals and finance conditions. We cannot start the home until we have all the approvals and the deposit (generally 6.5%) from you or your bank. This is the date that the builder can commence.
