Extremely happy with the final product
Latitude 37 stood out because of what they stand for and the fact that the directors made themselves available to speak to us. Whether its good news or bad news they kept us informed throughout the build process and addressed any of our concerns or requests. The build quality was excellent and completed 3 months ahead of schedule. Highly recommended.

Highly recommended
We have just moved into our beautiful home designed and built by Latitude 37. Overall we are very happy with the end product. Our Site Manager, Jacob was excellent and every time we raised issues he clarified and where necessary he organised to put them right. Jacob's customer service was faultless and he was very calm in dealing even when things are not going according to the plan. We had few issues during build and they were managed well but the build took longer than we initially thought.

Good but can be improved
We were very pleased with the level of service and attention at the initial stage up till the site start. However, it took longer than expected (i.e contractually agreed date) to complete building the house. There were change of 4-5 site supervisors during the construction. The communications from the site supervisors during the construction were quite poor and need to be improved. We are luckily to have Leisa Stanford (construction coordinator) towards end of the construction to resolve issues smoothly. The overall workmanship and build quality is good but some areas (e.g tiling) can be improved.

Our Construction Managers each oversee 4 - 5 Site Managers in an area and they ensure continuity of the project from start to finish. Dual Occupancy Delivered!
To the Latitude 37 team - well done on a first rate construction job. The workmanship and quality was to a high standard. reboot with a single dwelling instead, guess that's the way to go! The reboot project was done smoothly starting from design concept which we based on the Infinity 40 - get it customised to suit our requirements and budget, color selections, construction, lockup, fixing, and the final handover. We could not see any major issues during the process, even if there is anything raised, our site supervisors and construction coordinators would quickly handled these professionally in timely manner. Just almost perfect! Now it's time for us to dress the house up, things that never ends.. but very exciting! We love it!
The workmanship is first rate. The build was well managed and brought in ahead of schedule. Customer service was timely, responsive and efficient. Issues were dealt with in a proactive and positive manner. A few more options such as electric blinds, outdoor strip heating, external and feature light fittings and dish-washer were arranged by us to be installed after the hand-over. It would have been more convenient to have had these fitted by Latitude 37 during the building process. Their knowledge and experience with the Martha Cove Owners Corporation specific requirements was valuable. Overall, we are extremely happy with the result and would recommend Latitude 37 to anyone considering a custom built home.

Good value and nice house but poor pre-engineering and planning design.
Workmanship and quality are good.
The building stage of management was good.
Customer service and support was not good, especially at the initial stage and at the completion.
The design was not well thought of for those inexperienced first house developer.
The storm water was missed out and somehow no one picked it up until the near completion. Not being rectified.
It caused a long delay in getting council clearance.
Nature strip was damaged during the construction but it was not rectified despite many request.
Not recommended for inexperienced developer.

ed plans. The issues you raise are related to driveway and crossover works that you carried out after handover were not part of our scope of work. We assisted you by amending our plans to reflect the council's requirements. Had these works been part of our contract then of course we would have ensured they were completed to council satisfaction. Too good to rent
12 months in the making and we were amazed of the results. We had an independent building inspector who said that this was the best new house he had ever seen. We kept the fittings to the basics as its an investment property and quality is still impressive. The Latitude team were all incredible to share the experience with. Definitely recommend and looking for another opportunity to build again. Thanks Again.

Beautiful home
The level of communication is excellent.Design,construction and attention to detail are very good.
Also, the Company had a flexibility to attend to some changes that came later in the design and building stages.
Almost everything was finished before hand over.Minor issues were taken care of during the warranty period.
We would like to say thank you a lot to Liam Myers the side manager and Kara Barnes the office support.
We now live in a beautiful and comfortable home.

Loving our new home. It's perfect!!
Very pleased to have moved in a week before the contract date, even tho there were a few weather holdups, they were still running ahead of time.
The workmanship is of such high quality. The wind we have here shows what a good job has been done.
Our site manager was always approachable and was friendly and ready to help answer our questions.
Customer service and support was excellent, always ready to help answer our questions, very friendly and nothing ever seemed too much trouble.
We are so happy with the end result and would like to say a special thank you in particular to Rod and Mandy for all their help.

Extremely happy with the end product of our build. Looks great and the extremely diligent QC process ensured that anything 'not 100%' was fixed prior to hand over. Joe Apap, our Site Manager, was brilliant - always available to meet on site when requested, kept us up to date at all stages of the process and extremely customer focused. A great result
Recently finished building with Esperence homes. We are very happy with the finished product and have found the build quality to be outstanding. Regular and thorough communication throughout the build made it a relaxing and enjoyable process, with friendly staff always being available to answer questions.
Our block was an odd size but Esperence gave us a great solution at a reasonable price.
Overall a faultless process. We would not hesitate to recommend Esperence homes.

I came very close to building with Esperance homes and (purely as a service to the community) I write this review to warn others who may be considering building with them. I felt that, right from the very start, we were misled about price and inclusions. It seemed to me that their sales staff acted as if the Australian Consumer Law ('ACL') does not exist. I think that is probably because for them, it doesn't. I think that they would tell you anything to get you in the door and, once in, apply pressure sales tactics to keep you there and paying ...Read more
more and more. After several months (when I think they thought that they had us 'hooked') their saleswoman became breathtakingly rude and condescending. The final straw came when they told us to knock down our house before we signed a building contract (or otherwise received a fixed price for the build) otherwise we might 'fined' by them for any delay. A pointed email drawing attention to what we considered to be their misleading and deceptive conduct and unconscionable conduct in breach of the provisions of the ACL had them running for cover. We received a full refund. If I were you, I would not take their bait and I would look elsewhere for a builder. Indeed, if you see a salesperson from Esperance just run the other way - fast!1 comment

Poor Service - glad we dodged that bullet!
We had a very similar experience to what [name removed] described. Poor communication, lot's of unanswered questions. We also paid the initial fee to get a design that was "custom". After the first meeting they got it completely wrong and when we asked them to amend and offer an explanation as to why it was so far from what we discussed? Nothing...No explanation, no apology, no accountability or humility. They did amend the design and get close by the final attempt, but by that stage we had decided to not go ahead because they mislead us and we...Read more
had lost trust in them. We made it clear from day 1 we wanted a steam shower and not once did they say they would not be able to do this. When we got to the final design, we were told by the consultant that she had been told by the GM of construction and others internally that they couldn't build it. We were extremely disappointed as we would NOT have spent the money, wasted our time and effort with them if we were told this upfront! When I rang the GM of Construction he had no idea what I was talking about and even after providing our feedback to him, the overall outcome and experience was still poor. In addition, to our last meeting at the final design stage discussion, the consultant never got back to us about the steam shower, after she said she would, as apparently they were "looking into it". This cemented that it was not a builder we wanted to invest our time and money with.There are many, many builders, such Simmonds for example that build steam showers, it's not difficult. Esperance say they custom build but they do not. All they do is amend existing plans to fit their design on your land and the less they change the more cost effective and less troublesome it is for them. We spoke to many other builders after our experience and they were very open about sharing how some of the volume builders work and we are grateful that we decided not to engage Esperance. There are much better builders out there...It's worth speaking to at least 6 - 7+ builders of all sizes before choosing and make sure you get to see several of the homes they have built for their customers, even if in progress or close to lock up, they should be able to take you onsite to view them - not display homes. We dodged a bullet...very, very poor service!!!1 comment

We offer our Esperance range of pre-designed homes that we can tailor to your needs and we also offer (through our Latitude 37 brand) bespoke custom design solutions. In your case, you mention that the first design presented did not fully meet your brief. So we continued to work on the design and, after 2 iterations, we arrived at a design that we understood you were happy with which we then priced. This is a unique duplex solution, loosely based on our Bentleigh 30 design with 32 and 38 square townhouses. It's disappointing that you lost trust part way through the process.Similar opinion? To date this has been a very positive experience, from the initial salesperson through the client liaison and to the design consultant, all the Esperance personnel have demonstrated a high degree of ability and customer focus.

Quality Custom Home & Great Customer Focus
We have just moved into our new house which is a total custom build and we are very happy with the overall quality of the build.
At each stage we had our own QA in addition to L37 QA. All issues identified either through the QA or by us were rectified without any fuss. Extremely disappointing – being ignored
After reading good reviews on this website, we met with Esperance and in good faith paid them an upfront fee to commence drawings and contracts. We received very few and condescending emails and no replies to our questions. To date, we have passed the deadline for floorplans to be shown to us, followed up on them and still have not had a single email back from Esperance.

A Professional Custom Home Builder
As the title suggest, L37 comes across as a professional organisation in building custom homes and dealing with their customers. The workmanship and build quality of our new home was good. A lot of care was taken at every stage to ensure that things were right before moving to the next stage. For example, framing was thoroughly checked to ensure things were square. A separate person does the QA.

Has Latitude 37 got an answer for me. How could this happened. First day moving into my new house after the landscape was done I checked the water tank. I have seen dirty water in the toilet before. I found the leaves trap on top of the water tank broken at the rim and the mesh badly damaged, obviously done quite a long time ago. The plumber checked and there was no pump in the tank. The water pipe going into the tank was folded onto itself and taped together in quite a professional way. Obviously removed by a plumber needing a ladder to get up there to remove the pump.
Two days later on a hot 40 degrees day the new evap cooler failed to work.
The next day one of the new toilets blocked. Lat 37 blamed me for using too much toilet papers and blame the landscaper for putting dirt into the pipes!!
The week after, hoping to find something positive about my build I found the ceiling over the alfresco starting to sag and crack. I am trying hard to find something, anything built by latitude 37 that is done right first go.
Definitely not the gutters. Not the down pipes. Not the walls. Not the windows. Not the flyscreens. Not the doors. Not the slab.
Not the plaster ceiling. Not the floorboards. Not the sliding screens. Not the kitchen tap. Not the kitchen exhaust. Not the basin taps. Not the oven. Not the light switches. Not the evap cooling. Not the hot water system. Not the water tank.
Arrrh.....the carpets. They were put in fine. But only found out later that the carpet company refused to use the underlay that lat 37 charged me a lot to upgrade. Why. The quality of this expensive upgraded underlay was still too poor for the company to deal with.
Is this what Latitude meant by great homes happy clients.

It was my last site manager who ignited this whole mess by refusing to build a retaining wall that Latitude 37 had already taken money for. The same person buried my front porch under concrete. The same person covered my featured laminated timber beam with concrete on his own initiative. The same person who begged me to back signed stage inspections yet refused me entry into my own home. The same person repeatedly reported to his senior that the house was completed when it was not. The same person who offered to do private discounted work on my house but please keep this quiet he said. He offered to tile my shower with mosaic tiles from his home for a reduced cost. He offered to paved my alfresco for a reduced cost yet Lat37 refused to do the same because their previous work in this area failed badly. The same person who put on my site buildings materials that were not to be used on my project.
Yes. This same incompetent, untrustworthy site manager was now assigned to look after the maintenance services of my house. Is this for real?
It this how Lat 37 gets back at clients who complain about their bad builds?

Sorry to hear that. Which means how important a good site manager is! I was so lucky I had him for my last site manager. Even just had for 2 month. He just bright my life. We still keep in touch at the moment. Even now, every time I send him a photo with faulty. He just call his trades come and fix straight away. Very reliable person.
