Hi I live in NSW and build a house in Melbourne. Now the house is ready for final inspection and Metricon wants me to appoint somebody to do the final inspection and settlement or it will go for settlement as per the contract. Please see below the exact wording from Metricon Management. (Knowing the situation of the country I believe its unfair to force me to accept conditions as per the contract.



"In accordance with the signed contract clause 36, Notice of Completion has been issued and seven days has now passed. We understand due to current circumstances you are unable to attend the inspection and would like to appoint a Power of Attorney on your behalf.

We request that you please provide your POA by close of business Monday 6/04/2020, in order for the inspection to be conducted. If you are unable to organise your POA, the home will be completed and we will proceed to settlement."

I am happy to appoint somebody to do the final inspection. However I want to be the settlement to take place when the travel restrictions are over as I want to be satisfied that I am getting what I was promised.
(I believe that I only get 90 days warranty to point out any further issues or any items not as per the contract)
If Metricon is in a hurry to settle it, All what I want is to provide 90 days from the date the travel restrictions are lifted (When it is safe to travel).

Thanks for your question via Product Review,

We understand your concern regarding travel restrictions. Travelling to facilitate obligations under the building contract for the purposes of a home settlement (including final inspection) is permissible. It is challenging for all of us, nevertheless, we have needed to find ways to still meet our obligations under the contract.

A Travel Certification letter, confirming you are a customer of Metricon Homes, can be provided. This should be carried during travel, verifying to any authorities that it is permissible for you to do so. Metricon Homes and the residential construction industry continues to be an essential service and travel is allowable between Metricon Offices, displays, design studios or build sites.

As per contractual obligations, Metricon is required to proceed with your home settlement as scheduled. We are unable to hold on to the home, having it sit dormant for an indefinite period. Metricon continues to operate with our Construction operations building homes to meet our obligations for all customers.



As outlined, if you are unable to be present at the home settlement, a Power of Attorney will be required to assist the handover of your home, or the home will be handed over without final inspection.

We are confident that the customer travel letter will provide peace of mind. Please contact us at [email protected] with your Contract Number and/or Site Address and we will send you the travel letter as soon as possible.

Rest assured, whichever way you decide to go, you will have 90 days to raise any Service items that you feel require inspection/correction. You may use a Power of Attorney for this activity as well.

We appreciate your understanding for Metricon to continue performing “business as usual” in line with our obligations to you under the building contract, and we look forward to hearing from you with regards to what measures you are taking in order for settlement of your new home to take effect.

Hello,
we have moved in a new house built by Metricon. Since about 3 weeks ago I reported a toilet drainage issue. This started approximately 2 weeks after we moved in. This most probably is either bad pipes layout or a pipe if filled with construction debris. I haven't seen a blocked toilet in 20 years and now I have one on brand new house, it is almost unbelievable.
The thing is in almost 3 weeks Metricon have been unable to get somebody to really investigate this issue.
Then I have doors which do not close.
Nothing can be logged via My Metricon because my account do not exist even in the handover documents it says it is. So I communicated a couple of time via phone with some individuals who never follow up, neither update us with the status.

I am wondering how would be that anybody from Metricon to pay $400,000+ for a brand new house, then to have issues and the builder ignore you ? Is this some Metricon resolve method to ignore the customers in the warranty period ? It seems like some pattern by looking at these online reviews. I cannot otherwise explain how in 3 weeks really nothing is fixed.

My Name is Theo. Our bath drain is blocked, called a plumber whom had much difficulty unblocking the block. Drilled a hole through adjacent wall to poke a camera in to see the pipe plumbing. Found a convoluted tube which was used in the plumbing process was kinked, which can only have happened on installation of bath when new. Our plumber advised this problem will continually occur.The house is approx 9 years old, where do we stand in reference to a faulty installation from new? appreciate your reply ?

Thank you for your patience whilst we investigated the issue of the blocked bath drain for you and your family. Our Warranty Site Manager raised a warranty claim on your behalf, for a plumber to inspect the cause of the bath drain blockage. As a result, it was found the cause of the blockage was the flexible pipe that removes the waste from the bath had become kinked/damaged. At the time of installation the plumbing works were compliant and a Certificate of Compliance had been issued. However flexible pipes can have a natural resting position, similar to that of a garden hose, resulting in the pipe becoming damaged and causing the water not to drain freely away. As a gesture of good will, Metricon replaced the damage pipe clearing the blockage and returning your bath to good working order. We hope you are satisfied with the outcome and would like to take this opportunity to wish you well and may you continue to have many more happy years in your home.

I have recently purchased a Metricon house that has been constructed after knocking down the old property. The vendors have not stayed in this place at all. I can see that the property is NOT registered in the NBN database. NBN has advised me that a separate application has to be put in and it will take nearly 6 months for the application to be processed. Also Telstra have confirmed to me that since this region already has NBN rolled out they can’t provide ADSL or cable broadband to the property and any internet connection can only be provided after NBN registration is completed. They are also surprised that NBN application has not been put by the builder and advised me that nearly all the applications for registration of newly constructed property for NBN is put in by the builder and the builders are advised to do so at least 6 months prior to house hand over. When I tried to do this application on my own I see questions that only a builder can answer (such as, where is the telecommunication conduit planned to be installed?). Please note that this house has already been handed over and I have no idea to such a question. My attempts to contact the service and warranty team has been unsuccessful with no one returning my call. I shall greatly appreciate if you may kindly advise me what I should do. Thanks.

My email sent last week still remains unanswered and hence shall I say that a written request has already been placed for your kind information. I have no idea who is the person looking after our property as this was not a place I had built and have only purchased it from the vendors. As doctors it is shocking for us that we will be moving to a Metricon home that will not have an internet connection for 6 months.

Hi Raj,
As far as I know, Metricon will repair and has repair all faults within three months of the handover.
There should be a Customer Service Rep allocated to assist you with any issues in the three month service period.
After that, you may have look for the warranty in your contract.

Hi Metricon - we are having a fantastic pre-build experience so far and happy with all our service and interactions to date. I have one exception though, that being, that we have upgraded by $17,000.00 to beautiful engineered wood flooring with Metricon’s provider Perfect Timber Flooring and have been advised several times by Studio M Mt Waverley that we do not have the option to avoid quad/beading/scotia by having skirts put on after floor laying.
Now l am aware that we do not have the Tempo flooring which can avoid the quad, HOWEVER, we have been advised by other Metricon customers currently building in Regional Vic that the Studio M in Traralgon and Shepparton allow their customers to pay a fee for the service of adding skirts post floor laying, including laminate and other floating floors. The same goes for current Metricon customers in South Australia and NSW. I have been advised the fee to have skirts added post laying in these areas is $2000, which we would be most happy to pay. I would really like to be advised as to why Metricon would allow so many other regions to install floating flooring without quad with payment of an extra fee but not for us out of the Mt Waverley Metricon? We are planning on installing such lovely flooring via your relatively new provider Perfect Timber Flooring and so would be great to have it looking it’s best as we would prefer, with no quad/beading/scotia. Can you please advise why other customers get this preferential treatment that we cannot? Thank you.

Thanks for your patience whilst we looked into your query, Goleta. The relevant trades are engaged for each region/area and customers are offered options in line with the individual agreements with each supplier.  Perfect Timber Flooring doesn't supply to Regional Victoria hence the different options with skirts and quad.  We can confirm for our Melbourne metro areas, pre-finished floating floors are installed with quad, as per our agreement with Perfect Timber Flooring, a supplier for this area.

Building Vantage48 (Designer range) and contract signed in Oct 2018. Question regarding the staircase inclusion based on"Designer Inclusions" booklet. There are two bottom wooden steps which are wider than rest of the threads(steps) shown in the picture. I need to know what is included and what is out of scope. Do we have to pay extra to widen the steps or is that standard?

Why cant you more transparent on site cost?
I got 28k for my land site cost and no one can explain the reason.
it's a flat land.

Is the site cost based on the engineering plan or soil test?
I got tender from another builder that they quoted 12k. Even my neighbour;s site cost was 15k.

How come it's 28k for you?

How come two builders give two extremely different site cost for same address?

We are unable to speak on behalf of other builders, however, we undertake an extensive process in determining the soil type of each individual site to ensure accurate soil classification. This information enables our Structural Engineers to design a suitable slab and helps ensure a more site-specific slab is prepared with great emphasis and placed where required. I can't help you there. Infrastructure levies are governed by council. You would have to refer to your local area council regarding their charges.
