Hi Shelley, thank you for your question, generally a house build is around 7-9 months, however this all depends on the size of the home, weather conditions,, building conditions and trade access. Once you determined the home you want to build it's best to check this timing with your Building and Design Consultant, let us know if you have any further questions.

We were hoping to build with Mojo on the Northern Beaches Sydney but unfortunately did not find flooring we like in the My Choice Studio....
Would someone please tell us,
Re: tiles, carpet & hardwood floors, apart from what we saw in the Studio, where can we go to view more variety of what Mojo will supply?
Also the folder we were provided doesn't tell us where we can go to choose a larger variety of
-sinks, bathtubs, toilets, ceiling fans,...
* Is there a detailed checklist of items we need to select in existence? to help prompt us with what we need to think about?
Did we get given an incomplete folder?

How did you go with your search for a builder?
In case it helps... Mojo, like most builders, need to finish the wet area floors and walls in any build. If you don't like what you see in their studio there is an upgrade option where you can choose tiles from their supplier. The floors in all other areas can be done yourself post build. It's not a hard thing to organise either - most flooring shops can arrange the trades to install their product and they can figure out your requirements from your house plans, or by measuring your finished house. You may or may not save money going this route - but you'll get the exact flooring that you'd like.

We're going to sign contract with Mojo. They have few special conditions and no 'subject to finance' clause. ANy recommendations we should proceed? I have found them quite unresponsive and slow and I suspect it will get worse once we sign

Do NOT proceed with Mojo. We had a bad experience with them and pulled out when it was still in the tender stage. Find another builder!

Hey Munish,
I built a MOJO Flamingo customised home in the Port Stephens area very happy with the end result.
Go and see the staff at Thornton Home World Phil Hails was my first point of contact he was great.
The staff at the design studio are also great.
Be prepared for a drawn out process it took twelve months from my first visit to house completion but maybe good things come to those who wait.

I built with mojo. Worst decision I ever made. Will be putting a review up soon. If you can, go somewhere else. Seriously not worth the heartache. Bad frame, bad flooring (the actual floor), bad plastering throughout the house, bad lighting, bad glass work, bad fly screens, bad paint work inside and out. You have no idea what punishment you’re in for. Get out now and build with someone else. Wait til you see my review with photo and video evidence.

I'm currently building with mojo and wondering whether mojo do their own independent inspection to check each stage of the building stages to make sure each stage is done properly and fully check by some one else ?

It would always be best to get your own independent inspector who can do 3 inspections. Frame, Pre Gyprock and then final inspection. A good one will set you back about $1500 (for all 3) including reports. They pick up everything and report on each issue so you can issue the report to the builder to ensure full compliance.
It’s worth the investment and is best to do all 3 stages. Not much can be fixed fully once the house is completed, so you need someone all the way through.

Mojo's independent QA is conducted independently of the Construction team by Howard Ryan & Associates. These QA inspections are done at Frame and Final Inspection.

Paul, read in one of the reviews on Mojo that the independent QA that Mojo hires reported completion of interiors however bank did their own valuation and it wasn't done. This scares me as we're going to sign with Mojo and with this dishonesty, it might turn out a rough road....giving second thoughts if we sign contracts

Hi there..I'm up to pre linings inspection stage...and was told I cannot arrange any trade people to enter the building site to get me quotes on blinds...shutters..security doors etc...until hand over...is this apply to all builders and by regulations?

Our Construction Manager has advised that once the Fixing Stage is completed - meaning the carpenter has finished your windows and architraves, you can contact your Site Supervisor to make an appointment to go on site for the purpose of measuring up for your window coverings. I can't offer any advise on the construction of the Escala 27 home as my build is the Flamingo customised, however in relation to the issue of admin time delays it seems a long drawn out process these days building a home. It has taken four months thus far and my plans should be approved by council in the next week or so, I hope the build time stays within the 155 days allocated or there may be problems with contract time over run.

Hi there..we are currently building the enigma and find the whole process is going well.we have come a long way..there were some problems along the way but all sort out now..my only wish is if they can speed things up ...too slow at a Time.. ...often I have to keep chasing them up to see where they up too.

I planned to have NOVA32 + 1 granny flat build by MOJO home, paid on 3/12/2017 $3000 for the soil and contour test with preparation of draft, council application and all necessary documents.

On 24/3/18,sale consultant D.D showed me the draft before presented to final draft team with THE GRANNY FLAT SITTING ON 1.2 METRE HIGH RETAINING WALL, 1.5 Metre DISTANCE FROM THE MAIN BUILDING,a retaining wall around the main building 1.5 Metre from the edge of the house!It has split level inside the building without my awareness (what's in his mind to design this, what a shock to see the draft!).

As I was about to go on leave for 9 weeks, I ask the sale consultant D.D to withhold the draft till I return from my holiday in June .

During my holiday and even when I return from my holiday,I have not heard or received any mail from the sale consultant,I send him email to ask for detail of draft on alternative suggestion or plan ever since, I called the office 3 times to talk to D. D,at end of June 2018, he stated he will present new draft,as council rule changed recently, he can now move the granny flat attach to the side of main building instead of building on the retaining wall next to the main building,, I was pleased to know things still moving, even though Slowly.. I sent him a Email on 17/7/18 to confirm the discussion and request to view the new draft .... until to date, I have not heard any news !

It is obviously MOJO home does not take notice of many complaints seriously, $3000 of my down payment since December 2017 has not reached to the final draft team AND THERE IS NO SUGGESTION OR FOLLOW UP FOR THE PROGRESS OF THE PROJECT SINCE 8 MONTHS AGO, I asked D.D if I can have part of my money back since I have not seen any progress of the project, the answer is the money is already used for the necessary expenses,no refund !

The consolidated plan is not even finalised nor presented to the draft team, which is what the money used for!!The $3000 also cover for council application for DA.

I am deeply disappointed about this unpleasant experience, it shaken my confidence about the home builder, I am in the dilemma of not sure how do I recover my money as it is a big sum for small job done ...

I sent email to D.D last week stated if I don't hear from him I will put review in the media, eventually I head from him on Thursday 16/8 stated that now the granny flat has to sit on the retaining wall as it is not suitable to attach to the main building with the excuse of the building site has rock to the side of the house, which part of northern beaches building site don't have rock on site ?

He then suggested to send a few alternative plans for me to consider which I am still waiting to receive from Thursday (Today is Sunday)...

I never come across any body like D.D, who never replied email nor deliver what he promised like, plans, I make a comment about he was not communicative well with clients, still there is no impact to his customers service,it is truly poor !

Perhaps this is clear that he is not bother to deal with the development,as he knows I am not keen to have granny flat sitting on the retaining wall,he went backwards and forwards,change his wording about the granny flat, one minute it's ok to attach to the main building, next minutes, it is not, offer no suggestions or just ignored the whole scenario!

Looks like I will get no solution from Mojo home,
I am now wasted my $3000 and my time !

No - but building an Enigma 41. Admin is a long process - and in the beginning communication can be somewhat lacking. As you progress through the admin stages and are assigned a CLO - this improves somewhat. We have a lovely CLO and emails and calls are generally responded to on the same day. Like any other experience, it all depends on how demanding you are in general as a person as to how stressful you find it all. We are quite relaxed so have just gone with the flow. We are looking at being onsite hopefully in March/April. Homeone has an active Mojo homes thread if you would like to have a read of it.

Hello - thank you so much for your reply. Am very new to all this so not even sure what to ask! I just know that some of the reviews for Mojo have been terrible but am also very aware that people tend to comment when they are unhappy so would like a balanced view. I love the design of the Enigma but really dislike the facade choices so still thinking.

Hi there..we also building tbe enigma 41 with knock down and rebuild..my experience with them so far is nothing but headache...they are very slow ...having signed the consolidated tender back in August 2016 and still the plans haven't approved by cdc or council...
If I only knew I would rather buy instead of building...let's hope they get their act together and get my plans approv soon....
Best of luck and my only advice to you is to be pro active and keep on chasing them...don't wait for them to get back to you...

Hi, We are seriously considering a Mojo design due to our narrow block size. We are only in the initial stages, however after reading the reviews I am unsure if we will even start the process. We have limited funds and a strict budget. We do however plan to get a solicitor review the contract prior to signing. We are liaising with Denise at the display homes at Thornton, and have read some great reviews about her. Does anyone have any feedback about building with Mojo in the Newcastle Area? Thanks Lisa

A solicitor is only going to be able to read the contracts and they are almost industry standard, you really need an architect to review it, as its their mistakes you need to protect yourself again. We had layouts change, walls move and mysterious doors appearing. All of that to a solicitor, will go unnoticed and it isn't his job either.
You also need to keep all the records on the way. Our documentation was ok, it was their drafts people that failed and the complete lack of anyone within mojo actually checking their work.

Hi Lisa, I am building with mojo Homes in Sydney. We are at slab stage, our site supervisor, Phil seems to be very knowledgeable and are moving on schedule. I find their engineering plans very detailed, they should be able to provide you with the engineering plan as well, your independent engineer will require this if you want to go that way. I have no issues with the build so far, however it's early days. Generally mojo Homes have been doing a very good job for me.

Cancelled this week. Riddled with mistakes, misinformation, horrible customer service and parts that were not even fit for purpose. No one there takes any responsibility, or ownership of the problems that they created almost daily. In the words of the operations manager "It's no one's fault". If you want more details, I've updated the blog/review.

Wow, that doesn't sound good Dave, and so disappointing for you when you have invested so much time and money. We are experiencing similar problems and have been told this week, that MOJO may have to cancel our build as they don't wish to go through our council, due to delays and additional costs. CDC is apparently their preferred option, which we were never told!!

R.P. - Congratulations on getting to the construction stage, I wish you well and look forward to hearing your updates. We loved MOJO's floor plans, so would love to hear some positive stories.
