Tullipan managed our huge project with ease
Before meeting Tullipan Homes, I had previously built a new, architecturally designed, waterfront home only 9 years before. That was a good experience, and gave me a good reference point with which to make this testimonial.
The building we eventually settled on was massive - a six bedroom, two storey, 4 car garage, 550sq metre monster. On a prime waterfront block at Booker Bay, so we felt some pressure to get it right. NE separate and unique plans (some at short notice) to make sure we were happy with the final outcome. I actually felt sorry for their draftsman at one stage, but the office just stayed right on the ball until every detail was sorted. The initial contract fee for the basic building was very competitive, but I knew we'd add much more with our inclusions. The selection process went very smoothly, and we were given as much information and help as we needed. I'll admit we were a little disorganised at some stages, so some of our final decisions were made very late. But all advice we were given proved to be spot on, and every selection we made went it into the project on time and at the quoted price. A building of this size encountered some complications, of course. Most were minor, and we were consulted on all but the most trivial matters, which were handled very professionally. Towards the end of construction, the site manager was so fussy about the fit and finish, some of the jobs were ordered to be re-done despite us being happy with the quality of work. At the planning stage, we were told 8 to 10 months build time. Sure enough, 9 months later we moved in. Not a dollar over the contract price. (But many thousands over our initial quote due to our "PC"s !! Gotta watch that next time :) ) I think the strength of their business is their size. Not to big for you to be a number and not have your concerns meet sympathetic ears. But not to small as to lose economies of scale and efficiency. The office has great administrative procedures, and sticks to them. I'd have no hesitiation recommending Tullipan Homes to anyone thinking of building, big or small.Similar opinion? Will Never Recommend Tullipan Homes!
We have waited a few years after moving in to write this review as we wanted to give an honest appraisal of our experience. Where do we start. Perhaps with the raw sewage that exploded out of our bathroom floor and seeped throughout the house on the very first night we moved in. We received no apology and they wanted us to wait two days for a cleaner. The floors upstairs creak and have done so since we moved in.

king the build as we had paid for soundproofing plaster but they were using normal plaster! After insisting they go back and check the contract they eventually agreed to put the correct plaster on. They also had the splash back in our kitchen tiled before the electrician came in and cut through it to put in lights and wires. The kitchen sink wasn't installed properly so water penetrated the cabinetry around it and had to be replaced. They also didn't install the bi-fold door correctly so it sagged causing other problems that they refuse to take responsibility for. We then had to get Fair Trading involved for them to attach it as per the manufacturers specifications. Recently we had to have our laundry and kitchen demolished and rebuilt due to persistent water damage and we found a full thickness hole in the concrete slab that was allowing water into our home and causing damage. They fought us every step of the way when we were trying to get to the bottom of the water penetration issues. Since that has been rectified no water enters the house. From our experience when things go wrong after hand over they argue every point, blaming third parties. Simple maintenance issues took well over a month to consider, and the house is badly built - including some of the bricks were laid on the formwork of the slab, and many other defects. We should be enjoying our new home but instead we keep having to get their defects fixed! It has completely ruined our experience of building a home for our young family. Shocked and disapointed !!
Cons during the build ..... where to start?
* Didn't adhere to the contract!
* Caused a local fire emergency (burnt down over 80 acres and destroyed personnal belongings AND didn't pay for any damages!
* Asbestos dumped on site!
* Poor quality house build!

* We got rid of them well before the nominated build time (as we removed project tasks and managed them ourselves).

Honest and Upfront builders
Built with Tullipan and handed over in FEB 2015. Myself and my partners first home. Paid slightly above other project homes but well worth it as inclusions are excellent and also worked around our difficult site which others were not keen to do so. Made up in added cost from savings from not having to upgrade many items. Mostly up front about costs and if there were any issues these were dealt with quickly. finishes etc were better then most. Some small issues with home but mostly teething problems. Always accomodating and quick to respond to any hassles. Home was erected in very short turnaround. Would reccomend and will most likely build with Tullipan again. Thanks to all the team and wish them all the best in the future.

Fantastic Builder
We would highly recommend Tullipan Homes. From our very first meeting we felt confident that this was the builder we wanted to build our new home. that was not possible was explained to our satisfaction. Once we were ready to go the plans were put into council and when approved work started almost the next day. Our young project manager was excellent and we really enjoyed working with him. He was extremely professional and it was obvious that he took great pride in his work. There was barely a day where there wasn't someone on site doing something. The house was completed well before the expected finish date. All the contractors that we met on site, on the odd occasion that we were there, were always very courteous and professional. We encountered a few issues which were out of the builders hands, mainly with our storm water, but Tulipan made every effort to fix the issue with council and other interested parties. This was eventually sorted out and the work was completed. Tullipan Homes are a family run company and it really does show. Every person we spoke to from the receptionist to the project manager were fantastic . At each step of the process we dealt with only the person who specialised in that area which was such a great experience. We have now taken possession of our home and are very impressed with the quality of the work. Our new home is everything we wanted and more. The finishes are wonderful and everything has been done to a very high standard. Building a new home can be a very daunting process especially when making the decision of who will build it for you. Our home was a custom build so it was important for us have the right builder and we are so happy that we chose Tullipan Homes. Well-built, honest builders
We built our first custom split level dream home in Hornsby with Tullipan Homes in 2011.

Very happy with new home
We decided to use Tullipan Homes because they were willing to work with a difficult block of land and the other home building companies we approached were not.
The design process went well and a lot of thought and attention went in to producing the best design for the block of land. They worked very hard to get the DA approval from the council. The approval process was long and difficult because of the block of land but they stuck with it and made all the necessary adjustments to have the project approved.
Throughout the building process, the whole team at Tullipan were very good to work with and they successfully resolved any issues that arose during the process.
We are very happy with the quality of the finished home.

Wonderful Custom Build!
Our experience with Tullipan Homes has been nothing but exemplary. We chose Tullipan Homes over many other home builders and we are very satisfied with our choice.

We purchased a block of land with an old house to do a knock down and re-build in December 2012. We decided to go with a well known large project home builder and signed up with them. When we received the plans there were numerous issues we were not happy with and tried to resolve these with the builder. fice, I was lucky enough to speak with [name removed], one the project managers and builder. This inspired us with confidence being able to speak directly with the builder. We chose a plan, and made a number of changes to suit what we wanted and the slope of the land. These changes were made within a few days and turned around for us to check over again. The council approval was handled by Tullipan in a very timely manner. Once our build began there were very few days when there were no tradesmen on site. The build was completed in 5 months, much quicker that we had hoped for. We have watched a number of other knock down re-builds in our area, and none of them have made the excellent progress that Tullipan did for us. The process was really without any major hassles. [name removed] ended up being the project manager, and he really did a fantastic job of organizing the tradies on site. We could not speak more highly of him. All the trades people we had on site were professional and helpful. Any changes we requested throughout the build were accommodated without any issues and contract revisions completed. There were no additional or hidden costs that took us by surprise, and in fact we were given a credit for the concrete piering. We have been living in our new Tullipan home for nearly three months. We have only had a few small things that needed to be fixed and this has been completed without a problem. Overall, we couldn't be happier, and would recommended Tullipan to anyone thinking of building. Expectations Fulfilled
From the beginning to the end of our building progress Tullipan Homes have been great to deal with.
This was our first time building a home and we were quite wary given all the nightmare stories of substandard building companies.

Our block in Brooklyn, a sloping site with river frontage and no driveway, was bought on impulse. Being a first time 'builder' we had no idea of the complexities and approvals required for building, let alone on the waterfront.

he whole building project went extremely smoothly, with the house being finished well within the timeframe. Our experience with Tullipan Homes was uniformly impressive. The design staff were extremely helpful, the selection process was well handled, and every single one of the tradesmen we met was polite and helpful. The project supervisor was first class and always available when we needed him. Our impression of the company's culture is one of professionalism, pride in their product and reputation, and good client focus. In an industry which is beset with cowboys and shoddiness, our experience with Tullipan Homes is of a company that operates according to good business ethics. You get what you pay for in this life, and this builder isn't cheap because it doesn't cut corners. The construction quality of our house is very good indeed. We have some small faults to be put right, as you'd expect with any new building, but they're really minor and we're confident that Tullipan will put them right when we give them the list. Nightmare
Beware of this company, I spent a year negotiating with [name removed] and everything was going really well until I signed the contract and had to deal with [name removed], who has no understanding of construction, does not care about what you have spent a year discussing and finalising, rude and unethical.
They even placed the form work without placing the concrete slab for a long time and now I have to repeat the whole work again !
I had to terminate with this company, look for a new builder and will sue them for all the damages.

I had built with Tullipan Homes in 2000 and was very pleased with the result, so when my wife and I decided to build a home for our new life together, we approached Tullipans for a quote, along with 3 other local builders, including one major project home builder. Right from the start Tullipans were in front with their advice, honesty, design flexibility and genuine interest in what we were trying to achieve. ome started in early June 2012, we moved in on the 22nd of September 2012. That's right, just over 3 months from start to finish and for 6 weeks of that time we were overseas. During the time we were away we were kept well informed about the progress, they made arrangements for progress payments, there were no building problems and we arrived home to find everything as we wanted it to be. Even better, the final price was within a few hundred dollars of the agreed quote, there were no surprise extras and no cutting corners. Since we moved in there have been a couple of very minor matters to be attended to, they were done quickly and easily. The only other issue related to a problem outside Tullipan's control, but they ensured that the supplier addressed it promptly to our satisfaction.This is the benefit of dealing with a family company who have a vested interest in their business. During the design process we were given some good ideas and comments on our proposed design and some practical advice on what would and wouldn't work. From start to finish, their office staff kept us well informed, documents arrived in a timely manner and the selection of the kitchen, pc items and electrical lay-out was all well supported. They used reliable tradesman, kept in good contact during construction and at every step there is quality control involving one of the family members. Things happened when they were supposed to, there were no vague excuses. [name removed] was always available to let us know what was happening and provide advice if we asked for it. In particular, his attention to detail resulted in a high quality final finish to our home. The pride they take in delivering a quality product is obvious. We are so glad we chose Tullipans and would certainly recommend them to anyone looking for a high quality, reliable builder they can trust to deliver. My Husband and I took possession of our Tullipan Home 12 months ago and I have purposely waited to write this review till now as clients can be forgotton once the final payment is made. But not by Tullipan Homes! There have been only a few maintanence/repairs needed but (with only one contractor the exception) everyone has been promt in followup, friendly and agreeable.

Their standard design with a few changes suites our block & captures the north aspect/view as we had hoped.
We are pleased with the quality & selection that were made available to us as a standard allowance.
The staff are frendly & helpful plus made choices easy while minimalisng any problems with quick solutions.
We would consider builing again with Tullipan Homes. Good quality workmanship,
Tender price with minimal varitaions or changes, freindly service & trades, what was asked for was done.
Little thinks like the maintanence are still to be completed. Paint finish is hard to clean and easy to mark so will need touch up paint.
