I've had a very competitive quote from Budget Direct for Landlord Insurance and am considering switching from my current insurer. I note, however, that negative reviews on Product Review all seemed to be related to Landlord Insurance and one of them maintains that Budget Direct doesn't pay for repairs caused by a tenant's malicious damage on the basis that this is excluded because the cover doesn't include anyonet invited onto the premises, i.e. the tenant.
Is this correct?

Hello Peter, what you have stated is correct. There’s an option to cover items such as malicious damage by tenants, it costs a bit more but mandatory of course. Overall still competitive, albeit a bit sneaky of them to make this an option when that’s really the crux of landlord insurance.

Thanks for the confirmation Arnold. I've phoned them this morning and they have confirmed that, if you want the full Landlord cover, you need to pay extra. In my case the revised quote for full landlord insurance was $600 more than their initial quote.
They would save their potential customers and staff a lot of wasted time, not to mention their own reputation, if they made their initial quotes much clearer about the omissions.

Also, while getting an online quote, I didn't see the excess amount info.

Yes landlord home ins covers the bldg, and excess options can be made once you commence the quotation process

Most reviewers have not made a claim under their landlord insurance policy and are raving about saving money. The real test is if Budget Direct makes claiming easy and pays out in a timely fashion. One review I read made a claim and it was not a good experience. Are there anymore customers of BD who have made a claim against the policy? That is the real test. If the policy is cheaper than the others but doesn't pay out in the event of a claim, it's useless changing insurers. Better the devil you know than the one you don't.

Landlord insurance is specifically for the landlord of a rental property. Home and contents is for your own residential property.

Does budget direct cover landlords for legal expenses if they go to Tribunal?
Executive committee want us to pay a levy of over 30k for a balcony which is supposed to be common property. We need to get the right legal advise. Any help please?

If the executive committee held an AGM or a special meeting that required you to submit a proxy vote or attend in person and the meeting complied with the Strata Schemes Management ACT 2015 (NSW), had a quorum and the minutes confirm that a special levy needs to be raised for common property balcony repairs, the effect of the motion is passed. As the property owner, you are unlikely to be covered by any form of legal expenses insurance as the motion was passed legally however, you can always try your luck cheaply through NCAT. Hope this helps.

can't even get that tenant loss of rent cover there was a glitch to start off and they never got back to me about it said they were covering me but have nothing to prove it ....
