RAMS Home LoansI know their funded by westpac, withholding the rate cuts is a pathetic low dog act!, I loved Rams, they always looked after me and made everything easy but it's a no brainer when I'm offered 3.29 compared to Rams 5.10........this should be everyone's action, pass it on or move on! I'm sick of this crap where banks make billions upon billions yet everyone else battles on. Thankyou Rams but it was westpac whom sealed your fate.
I offer my full recommendation to Rams at Burleigh Waters. Lischelle Franzway and her team were AMAZING!!

RAMS Home LoansWhen I decided to get a home loan I went though the RAMS Southern Vales office and I truly could not fault them. Darren was my financial advisor and went above and beyond to explain things to me and talk me through the entire borrowing process. He is kind, caring and very professional in the way he deals with customers and I am so grateful for the end result of, after looking at many banks, finding one suitable for me. I ended up with a low interest and low deposit home loan, perfectly suited for my first property. I would definitely recommend RAMS for friends and family.

Terrible! Avoid
RAMS Home LoansAfter being a loyal customer with a large mortgage for multiple years when we wanted to refinance and consolidate debt they were filling us with empty promises saying things would be simple and even encouraged us to lie to get somewhere. After the lies and many months of back and forth they said they couldn’t help us and tried to keep us on a high interest rate. I jumped straight on Lendi.com and found some very helpful people to get us out.
Very high interest rate if you don't withdraw!
RAMS Savings AccountsSmall bit of research did not find me a savings account with a higher interest rate than this, both the bonus interest rate if you don't withdraw, and the standard interest rate. Great app. I have not had to use their customer service yet (a good thing I guess) so I can't comment on that.
Good Account APPALLING service
RAMS Savings AccountsPotentially a good high interest account BUT problems abounded.
The right hand didn't know what the left hand was doing. Mixed and differing letters and emails.
Appears not to be user friendly with investors (savers) as opposed to mortgage holders.

RAMS Home LoansIt took 6 weeks for them to get back to us with unconditonal approval. At that point we didn't even care about the outcome we just wanted to know what was happening and were sick of constantly follow it up and being told we'd know by the end of the week etc. and then receiving no response at all. I get that delays can happen but at least let us know.
When we finally got our contracts to sign we were told the rate was wrong but to ignore it. In hindsight we shouldn't have signed but we had been waiting so long for approval we did. We were told

We have now been waiting for settlement to go through for over 4 weeks. I have a house construction that has been started and now has 3 invoices unpaid. Settlement has been booked in 3 times now and rejected because our home loan manager is incompetent and keeps making mistakes on the paperwork, not having the correct papers done etc. Again, there's been no communication on this. I've only found out what's going on by following it up myself when I notice it hasn't settled. I've tried to call RAMS for help. They told me I have to deal with my home loan manager until it settles and then it becomes their problem, but obviously they are the person who isn't doing their job and settlement isn't happening because of them. When I pushed to make a complaint RAMS told me I could leave a voice message about it and it would be taken up with the principal. When I tried to leave a message it said the inbox was full! ... I'm assuming full of complaints from other poor souls like us.Pathetic is not the word
RAMS Home LoansMy home matured after 3 years being in a fixed term. Contacted rams head office, advised to contact the Franchise office in my suburb. The franchise store advised we will automatically convert into a lower rate loan. Next month was charged even higher than I was paying. Was advised I need to sign a new home loan document . Well signed and sent it and the following Month got charged the same higher rate. contacted rams, They had lost the document.

Great Experience Highly Recommend Troy!
RAMS Home LoansIt has been just over around 8months of dealing with Troy from the Mount Barker branch and I can honestly say that even though being a lengthy process (not on their behalf) it has been a great experience and I don’t think I could have trusted anyone else in helping us to get our first home loan.
Troy was helpful in every way and never made us feel like we were not wanted. He had great communication with us and I felt like we were being taken care of the whole time. I would highly him recommend to anyone!

RAMS Savings AccountsWould not recommend. Pulled all my savings out of here as I had a recurring debit coming out and inquired with them whom it was. Their response was "a debit you've authorized". After explaining I wasnt aware of it could they tell me the account name they said no. I asked them to block it and it was so difficult i just pulled all my money out. He just closed it for me no worries without trying to save me as a customer.
Awful communication and lack of clarity

I started my application in late Jan this year with a very pleasant visit to a branch, however as I write this in early March I am yet to receive communication that my loan has been processed past pre-approval. Eventually I went to another bank who unconditionally approved my home loan application in under 7 days through 2 phone calls. Compare this to the 5 weeks and probably 150 emails I have exchanged with RAMS for absolutely no result! I am not one bit clearer to knowing whether my application has progressed or will be successful than when I walked in 6 weeks ago. I will go out of my way to warn people off using RAMS and my family, solicitor, estate agent and vendor would definitely agree. What started as a dream quickly turned into a nightmare.Hopeless
RAMSSix weeks after applying, numerous calls enquiring what was happening, requests for documents already supplied, delays, excuses, justifications for delays... The icing on the cake...Rams don’t lend for any property In the area we wanted - six weeks they wasted our time and money. We will never deal with Rams, Leon or Charles at Rams Toowoomba again.
Oh, and a complaint about Rams Toowoomba has been lodged with the Banking Ombudsman. Don’t just complain on a review page, take it further. That’s what makes a difference to these companies practices.

We had to follow Rams up with absolutely everything, other lender contacted us daily with updates. Rams would give a maximum 15 year loan, other lender what we asked for - 30 years. The experience with Rams was, quite frankly, humiliating, other lender a pleasure. Don’t fall for the old “brokers provide competition” con. From our experience, go to the bank direct and save yourself money, time, mental health, and your self-respect.Terrible

In the past 3 months I have had duplicate transactions and missing transaction
RAMS Savings AccountsAt the end of 2018 after they 'upgraded' their web site I had lots and lots of duplicate transactions I identified which I brought to their attention and then they were then fixed. In early 2022 I noticed a missing transaction (my salary - who doesn't miss that!). The balance appears to have been correct the whole time but not the transactions. For example in December I would see two credits of $5 for the same thing but my bank balance went up correctly by $5 for one of them and didn't increase for the other one. I am told it's a known issue they are working on but can't advise when it will be fixed. I have never not been able to rely on a statement for a bank account. The first time I called the guy suggested leaving a message at the end to record the issue to maximise Rams being aware of the issue. I tried to do that and got a message that the mailbox was full. The people you speak do try and be helpful but the technology needs fixing ASAP. RAMS Home LoansI found RAMS online 2 years ago and from the day I called them until we moved in to our new home, Jim from RAMS was the best support and knowledge that made the whole experience less scarier. We were never left to feel as we didn't matter. Even the smallest details were taken care for us. Jim spoke to us with the truth and helped as get approved for our loan fast and within our budget. Highly recommend !
Poor customer service
RAMS Home Loansi apply for Refinance for RAMS and it was all good at the first process to get you in and sounds promising then after all the application is done it took four weeks to get the results. In between there was some follow up but just all promising but at the end it did not go through. It was basically a waste of time...

Worst ever home loan.
RAMSVery very disappointing. Promised call back after call back never happened. My home loan was is debit I kid not $2.48c and I received a demand notice that was referring to further notices that were never received! I even phoned the contact centre who basically told me to pay it immediately or risk losing my house! The kicker is that on I’m a direct debit that they take out at the end of the month. There was a computer clutch one moth that resulted in them taking less. I spoke to so many people re this but still it took them 3 months to correct.

RAMSI opened this online account to receive a higher interest on our savings. Their online banking and App are terrible and do not compare with other online accounts. Closed after 3 months.
Lie after lie
RAMSWas stuffed around for over 2 months and lied to multiple times. They were all hard to deal. Ended up going with different broker and everything went through in 4 days. Useless waste of time going through rams.

RAMSI dealt with RAMS Northern Adelaide ([name removed] from the Gawler store), and it was the most painful experiences of my life. Refinanced an existing home loan with them and then wanted another home loan (investment) to build. Was all going well, until the refinancing went through, and then once I had signed over, things changed. Never returned my calls, would say they would email stuff through in the next 24 hours.... 48 hours later still nothing, was constantly chasing them, had no interest in me at all. Took 6 months & several calls to change my address (even though the new address was for the new owner occupier home loan acquired with Rams??).
Everything is a mission with Rams compared to other banks.
Stay away if you can, not worth the time or hassles you have to endure to do very simple things.
Have you running around and making too many calls back to resolve any issues.

RAMSWe have just settled the home loan with RAMS. Always got problems. And their customer service is so poor and rude. We have repaid the monthly payment then 6 days later did another withdraw which the amount less the available fund. But Rams said we over withdrawed as the available fund showed in the internet banking doesn’t mean it real available! What a joke! As they said the loan repayments still processing... for 6 days still processing, seriously!!! You will never understand how they do the calculations...

Worst experience of my life
RAMSI dealt with the geelong branch and had to have the finance settle within 3 month time frame which was stipulated in a court order which was made very very clear at the begging to the particular lender. The loan was a month late and very close to losing everything. Every time i handed paper work in i asked if there is anything else you require tell me now so i can get it sorted then weeks later they would ask for "further information" i was charged $600 in interest by the court for not having the finance on time. When we first signed up with them 2 years ago, our branch manager that was "supposed" to be looking after us had literally no idea what he was doing. Settlement almost didn't go through because of him!!! Absolutely clueless. Now 2 years on our experience hasn't gotten any better. We are refinancing with another bank (who have been amazing might I add) and again dealing with rude, slack, couldn't give a damn employees from RAMS has now lost them a loyal good paying customer.

EXCELLENT SERVICE
RAMSWe happened upon a perfect house for us that was not planned. Thinking it was too early to move I contacted RAMS and Greg Sutton contacted me. From the first call I was very Impressed. We had an unfortunate event happen early on and Greg made constant contact to just see if we all ok and how things were. I was amazed by his efforts in helping us. Needless to say we are on our way into our new house and couldnt be happier.
Working in a senior position within a company i can only hope people get the same service he displayed from my staff.
Can not recommend Greg enough for his efforts and service. A credit to RAMS and a massive thank you from us.

Unprofessional, slow and rude
RAMSWhile trying to settle on one property, Rams were so slow I almost lost the sale.
Application process for another property was again so slow that I almost lost the sale.
While refinancing to another lender, the process was again so slow and their customer service personnel were rude and admitted to holding up settlement just because they can.

RAMSWe need to lodge a complaint against your discharge service regarding the twice delays of the property owned by myself and the property owned by my husband.
On 24 Sep I sent the two Full Discharge Forms to you (not sure whether it's RAMS or your discharge agent) and received SMS confirmation that the forms have been received. However the settlement did not take place as scheduled on 10 Oct and we did not receive any notification about this delay at all until we were notified by our broker. We were told that the delay was due to information m

And then the settlement has been re-booked on 15 Oct but it’s delayed again without any notice to us!!! This time we were told that the discharge form is out of date! Firstly nobody explain to us what “out of date” means. Secondly why this has not been brought up to our attention again until the last minute! I tried contacting RAMS discharge agent but was told that I need to contact RAMS directly, and then RAMS on the phone was not able to explain why we have never been notified about the two delays of settlement and the issues with the forms, and asked us to contact MSA which we heard of for the first time and according to RAMS it’s your solicitor. We are now lodging this complaint because: • I believe as RAMS customers we should only need to deal with RAMS but don’t have to know and deal with any other people behide the scene as your solicitor or agent. This has slowed down the process and caused confusion. • Discharge forms were provided to you on 24 Sep but it took 11 days for you to notify CBA the issue with the form. Why did it take so long?! And we as customers have never been notified about settlement delays and any issue with the forms at all. So far the matter has yet to be resolved. We still don’t know when our two properties can be settled. The delays may cause in rate rise if CBA announce rate rise.
