Adcorp should not be allowed to operate as property managers. They allow tentant to sub-let a property and condone theft and malicious damage to the property.

When you swap to a different manager they withold information, refuse to return correspondence and make the entire process difficult.

I suggest you avoid this company. We have had many property managers who do not follow up on emails or tasks. The latest has made accusations in an aggressive way that he refuses to substantiate.
We contrast Adcorp with another company we use who are professional, excellent communicators who negotiate and find solutions when problems arise

They do not do anything about drug users and noise and yet they will take your money for exorbitant maintenance repairs, and not look at people's individual circumstances.

And I need to know exactly what our 'disbursements' cover? Seems to me they could sack at least two of their 'managers' and still be left to do an appalling job.

We need to be able to have a decision as to whether we continue to go with them PRIOR to the AGM. it's only that the vote is unanimous and so the majority rules, so if you don't like it, you have to wear a crappy service.

Do not use these jokers.

I have been a customer of Adcorp since 2014. Since that time, I have had COUNTLESS property managers, all of whom had questionable service provision, if any.

The organisation barely manages - and limps along with something they call "service" whilst ignoring actually "managing" the property.

Three years for a window to be repaired...and still not until I changed all the locks on the property and arranged it myself.

Do not under any circumstances use this organisation to manage your property.

8 months waiting for repairs to be done. Every excuse under the sun. Avoid these corrupt and useless oxygen thieves at all costs.

Our Strata Group had the misfortune of being transferred to Adcorp when our previous, excellent, Strata Manager retired. The contrast in service delivery was extreme and immediate. Our new Manager would not reply to any emails ever. As a result virtually no maintenance work was carried out and our Management Committee received no communication. After five months of trying to make this work we realised the effort involved in arranging a Extraordinary General Meeting to ditch them and engaging a new manager was easier than continuing with Adcorp.

-willing and able to smooth talk their way out of their own shortcomings.
-unable to respond to emails / requests of owners.
-unable to respond / act on important works / repairs, which resulted in our case in internal damage to our building.

I should have had you by the third point, I don't really need to say anymore. Stay away.

Absolutely rubbish company paying something like 2k/ year and they don't do anything.

This company provide appalling service as Strata management. They do not respond to requests by owners for work orders, do not record appropriate minutes for meetings and then make mistakes and blame being overworked on their errors. Properties are left in unsafe states as they refuse to organise repairs. They are now hindering our attempt to change managment even though we have no contract. Do not ever choose Adcorp Property Group as your strata management agency. You are better off self managing or picking one of the many other companies that will actually do the job required.
