A devastating experience and total betrayal of trust.
First contacts gave a great first impression but an entirely false one based on what followed:
After years of searching we finally found a house that was suitable and had an offer accepted. We met with the conveyancer and engaged her to sound out the vendors on one additional clause in the contract and she offered to independently confirm availability of one particular service to the property and ask for an extended settlement (though we had already negotiated four months and the price ourselves). act was supposedly already on its way from the vendor's solicitor. It was ten days (!) before we heard anything more at all and this was only to ask us when we could come in and sign; nothing was said about results of any of the promised negotiations or enquiries. When we asked in writing, we were just totally ignored! Another ten days or so later and we were only told about gas availability which was to simply reiterate what we had already told her ourselves at the meeting, results from our own investigations. The concerned vendors' agent told us separately that same morning that he had just rung her up, that she blamed us for delays and that he had just told her about the gas availability...she had told us nothing about this phone call at all and passed off the gas information as it is were the result of her independent enquiry. If not for the agents call she would not have written the second time. So for three weeks we were falsely misled to believe negotiation was taking place over an additional clause in the contract and independent enquiries being made. The concerned vendor's agent eventually made it clear to us that neither had happened and we certainly saw and heard of no outcomes. She did not follow instructions, did not keep us informed (rather deliberately misinformed) and ignored our emails with direct questions. She was dishonest and unreliable and resulted in us losing a once in a lifetime house. An explicit demand for explanations was also totally ignored and a complaint to Fair Trading had to be made. It appears that she did nothing for the first ten days after our meeting and after receiving our request for feedback about our mooted condition just dropped everything and "dumped" us without a single word to us or anyone else.
