After building our home, we found the sliding door has issue to slide, henley fixed few times but still not good. my wife struggle to open and close, Henley is not taking action.
After building our home there is big sound s coming inside of wall when taps open and closed, never fixed yet. Why Henley do not fixing this issue.
Did you inform them within 1 year of warranty period? If yes, they have to do it. Keep on sending emails to them about it. Make sure that you send emails or messages and keep a record of it. Talking over the phone will not help.

Our home Sliding door is very difficult to move. I contacted home assuarance but still not good results. looks like Henley do not like to get fast action, my wife struggle to open the door and she may get issue of helth, why henley very poor at maintainig qulity of works and products.
Is it under one year warranty or something? i used to get response from them quickly as still i am in 1 year period. Not sure how they will treat the request after one year.

We paid our deposit for a two storey house to build with Henley in March 2021, following a devastating house fire when we lost our home. At the time the rough estimate for the house to be completed was around May 2022 as a rough guide. Our colour appointment was fantastic. Then we got to tender - and the same mistakes were made over and over, including changing dimensions on our plans with no communication to us. I had picked these up, advised the errors and another 2-3 weeks for a response to find mistakes still not fixed. I can’t understand how it took four months at tender without proper quality control.
We finally signed contracts 23 December 2021 - tomorrow is three months post contract signing and they still aren’t even on site. When we were advised 1 February 2022 they would be on site that month. Has anyone experienced such delays - I cannot understand the problem or the reason for the issues. There were no new changes and should have really been resolved within a month tops - not four.
We have other suppliers booked in to work/do installations for September.
Is Henley going to be able to make up the time and actually have the house built to the quality expected in a reasonable timeframe? Or how to they handle if we need to have other contractors on site given they are way past reasonable and advised timeframes?
Any advise would be appreciated on how to make them understand the urgency as we can’t stay in temporary accommodation indefinitely and are on a sensitive time schedule.

My house in Victoria was built in 2022. I had ducted heating installed with vents in each area and bedroom. I upgraded and installed future evaporative cooling allowance in the roof with capped water point and power point and space in the roof for future evaporative cooling. I was told at build that the heating vents installed would also work for evaporative cooling.
However when I contacted the company that installed heating at build is saying that I need completely separate vents and that evaporative cooling can only be installed at the top floor and not the entire house.
I am unable to find the vent specifications on my contract document. I sent an email dated the 01.02.2022 to home assurance and am still waiting for a response.

The concrete slab rebate is extending across the bricks by 10-20 mm
Concretor mentioned for perimeter concreting, that extension needs to be chipped to maintain the perimeter concreting 75mm below weep hole

I have loved seeing the display and completed homes from others and would love Henley to build my dream home. However, I have put down a non-refundable deposit with another builder to secure pricing so I am hesitant on losing money on an already expensive project but would love to move over with Henley to continue the building journey so wanted to see if this was a possibility?

Water leaking from the gutters, Front door frame crank when close, sliding door has big gap. Henley took 9 months to finish, but lots of errors, when they complete.
Does Henley ensure that agi drains are installed around the back and sides of the completed home and site graded/properly levelled away from house?
Does Henley own up to issues in particular plumbing defects which surfaced during warranty period and resurfaced post warranty?

Im wonder what is the reason for that. is that construction error of design error. We want to have showerscreen that avoid splashing water out of the bathroom on to ground.
I would say its a installation issue our showers don't splash water outside the shower. I would raise it with your admin asap

I have sent more than 10 emails and over 20 calls to the head office to get the manager Charles to call me. Because I'm having an issue with my building. No one is willing to help. There is always an excuse for that he is in a meeting, funeral etc. Waiting for him to contact me for the past one month. Read more[email protected] if you aren't able to get in contact with your Customer Service Administrator.Hi there I am building with Henley at the moment and I have few issues : The Garage panel at the front has a void or space at the top end - on asking why there is a space I have been advised it is normal however I have seen garage panels of other houses where you don't see gap and wind or light doesn't get in. They were told by me it seems one of piers for the garage panel was out of measurement therefore the wall is not straight and I can see to fix the garage door they have used small wooden blocks on one side.
The inside corner of the island bench feels like has been filled with some material to fix it (feels like unevenness and there was a chip/crack).
The front finish of the house is not great. The mortar in the bricks have been used unevenly and bricks are not cleaned.
The front window of the house was fixed towards right therefore leaving a more space on the left side of the frame and it has been covered by a black steel plate thereby giving a finish as if one side of the frame is thicker then the other and I have been advised its normal.
At the rear of the house they ended up putting a half brick line under the windows on asking I was advised it was to bring it to the same height level, however it is not going through the full wall (doesn't make sense which levels are they talking about).
Could any one please clarify who have finished building with henley - are these things normal?
This should not be normal.
Get them to sort it before they start to ignore you, like they are doind to us.

I have built with Henley and also recommended 2 more houses which were overseen by me. I've now paid a $2500 deposit for the forth build in anticipation for a good experience that I have had. But sadly now, I'm contemplating to go with Metricon for a reason I cannot comprehend on the delay in signing a contract before 31 March 2021. I paid the deposit on 12 Dec 2020 and have only been given a colour appointment for 25 Feb 2021. Tender appointment is 25 Mar 2021. So this effectively means Henley would not be able to sign a building contract with me before 31 March 2021. I'm not sure why the wait but I was informed by the sales consultant that it is because the demolition of the the existing house has to done first before a contract is signed. Upon checking with Metricon, this is not the case. So, my question here to Henley is, why the delay in colour appointment? Why can't we get an appoint in by 25 January 2021?

Where is insulation installed?
What kind of external membrane is used? Are there provisions in upgrade it?
Do you allow a third party to install internal and external membrane to make the house airtight?

This insulation can also be upgraded up to the following specifications – Ceiling insulation up to R6.0, External wall insulation up to R2.5, Internal wall insulation up to R2.0 and first floor subfloor insulation up to R4.0 (Double storey homes ONLY). If you select a Colorbond roof for your home, you can choose to upgrade to an insulated builders blanket/ sisalation Anticon R1.3 in the roof space. These upgrades are available at an additional cost based on your selected house type and your Sales Consultant can offer further information about this. Double glazed windows are supplied as standard to your Henley home (unless they are butt jointed or very large picture windows). In addition, upgrading rear sliding doors to double glazed glass provides a significant benefit to a home’s thermal performance. The external walls of your home will be wrapped with Sisalation Vapawrap. This is a vapour permeable building membrane which assists in minimising draughts through the building structure, enabling bulk insulation to perform more effectively, whilst providing a secondary skin against moisture, vapour, wind and dust penetration. Blower door pressure testing of our homes has shown that the insulation and sisalation supplied, in combination with our building standards, is effective at reducing drafts and excessive uncontrolled building infiltration. Read more When I talked to other builders about the blower test or heat recovery ventilation, they even don't know what it is. Now @henley homes, 1. I am planning to do all the upgrades as stated above with insulation. What will be the expected ACH50.I am building with Henley, once my home ceiling height increased up to 2700mm they said need energy assessment, but one of my friends built from Henley but has not done energy assessment even increased height . why these construction procedures different. Other example Henley charged 350$ for street tree assestment, but my friends home street tree assessment . don't know these things happens because of having the staff might do not have good knowledge or and no good organize of construction requirements.
As an example - Street trees put by developers having knowledge of tree growth data so these trees do not affect house. house sitting more than 6 meters . Henley staff do not have this knowledge, spend customers money. they do not feel others hardship.
