Indifference, incompetence or carelessness bordering on negligence as managing agents of my unit.
Rather than removing the hassle of finding, and then managing a tenant for me, I had to drive these processes. Very poor communications from Little throughout the relationship, until right at the end, when I had made sufficient fuss.
Contempt for the client, i.e myself, including unanswered emails, unkept promises to return phone calls, and those emails that were answered were often only answered several days later. I was overcharged for the Landlord insurance, and again had to spend considerable time getting Little to charge me the amount spelt out in the original contract. The mid lease inspection of the unit was not done until - after multiple enquires and requests - it was done a month late. After agreeing with the managing agent (in writing) that I would pay a tradesman directly for services rendered, the managing agent went ahead and paid the tradesman as a deduction from the rental income, and so far it has taken over a month and more emails and phone calls to get this money returned to me. An arguably unnecessary compliance inspection of a newly installed smoke alarm was done without prior consultation, and again I only found out about this inspection via another unexplained deduction on my monthly statement. There was zero urgency from Little about clarifying whether current tenants wished to extend their lease, and again I had to drive that process As opposed to building trust, too many "mistakes" and acts of bad faith happened. I got used to needing to go through the monthly statements with a toothcomb to see what errors and omissions there were. Waste of my time and energy, and have gone to a different company and managing agent not a moment too soon!

Absolutely terrible, unprofessional and enormously incapable
As a long term tennant, I have nothing good to say about this real estate "agent", though I held high hopes for them.
Communication was almost non-existent, their accounting software was atrocious and their property management was woefully unacceptable.
Simple tasks like tennant ledger management, property maintenance and water bill administration were beyond their ability. It was fortunate that I had direct consultation and cooperation with the actual property owner or it would have been a terrible 5 years indeed.

Read morered, they would blame the owner for work not being done when my conversations with the owner revealed they had never even contacted him. They would sit on rent payments and harass me with arrears messages and emails. In response I would forward them evidence of payment (bank statements and my own meticulously kept tennant ledger) and the same was true for the water bill. They would even try and calculate the ledger off the day they banked the money, rather from when it was paid (Bpay payments) and this is illegal.- Transparency

Awful real estate agent - avoid
Avoid this agent. We rented through them and had far too many issues to list. They came for a routine inspection and left our front door wide open. They routinely lied to us in writing. It is not possible to contact your property manager by phone - you need to call reception, who will tell you your property manager is unavailable. They (illegally) tried to convince us to pay various of the landlord’s costs that we weren’t liable to pay, because ‘it’s only fair’. Then they filed with VCAT to withhold our bond, and told us that we would need to pay them amounts they weren’t entitled to unless we wanted to wait years for a VCAT hearing. They regularly breached the Residential Tenancies Act, exposing the landlord to the risk of financial penalties. A year after my lease ended, they are still sending me emails despite my asking them at least five times to remove me from their mailing lists. They are clearly not very smart people and have to be the most incompetent organisation I’ve had the displeasure of working with. Horrible experience
Unfortunately there is no 0 star to put for Hardy Singh.
My experience was horrible, I contacted him to buy a property,i sent a written offer on the weekend and he said he will send the contract to sign but he never did, 2 days later the property was sold to a different person with less price i offered!!
That person failed to settle so it came back to me and after paying all the fees which is over $2000 he didn't get extension "beyond 14 days" to me as he promised when i signed the contract.

By far the most suitable home, its perfect!
The neighbourhood itself is a clean and quiet environment, I myself see my family and I enjoying the peace and quiet. We are a very private family and always make our rent the number one priority, because having a roof over our heads is the most important. So on this journey of looking for a home really isnt just looking for just any home its finding a home with the mindset of “this is it, this is the one” To create memories for a lifetime.

This is perfect house for my family please
This is exactly the house me and my family would be happy leasing long term. We've always leased long term and have maintained the houses we've lived in a nice clean fashion. We're a non smoker family who are deeply religious so we don't drink as well. We also do not keep pets and like to maintain the backyard and helping set up gardens where we can. I think we'd be the perfect fit as tenants if you're looking for long term tenants who take into consideration every need the owner asks of us,

We have been renting for many years now, long before this company was ever in existence. We have always paid our rent and paid our bills (water rates) etc before the due date. I always believed if I ever was slow or late in paying then I would very soon start receiving letters with references to eviction.
As of last July 8th 2021 the owners decided to do their own property managing so as of this date we no longer had anything to do with Little. On the 14th July, money was taken from my bank by Little Real Estate. equal to one weeks rent. OK mistakes happen, Little were contacted and I was told the money would be returned to my account with another $50 that was extra money in this properties account. For some reason Little decided to return my weeks rent that they took, to the owners account. I thought this was great, remove money from my account and give it to someone else. Between myself and the owners we rectifjed this error.
Now as for the $50 Little owe us, it is now over 2 months since they ceased to be the property managers, still no sign of any money being returned, even after 2 phone calls from Little to confirm my bank account details

Hi, i want to transfer my lease and the manager hasnt been taking my work seriously. I dont know what is happening. Is there anyway i can speak to anyone apart from Property manager. Very inefficient. I always have probkem dealing with this real estate.
Does anyone ever answer the phone at the helensvale office? Been rinibg for 2 days and it rings, music on hold, rings, music on hold etc for around 15 min then they hang up on you... i did actually leave a message but of course no one has returned my call

It is common at other offices as well. Best way I find is breach notices with maintenance issues after the period of time of course. It gets their attention. email only and don't answer any calls, that way always got it in writing.
