One question, who should shoulder the water and electricity? Land owner or Builder?

Hi Kerrie, I am not sure if there is a different team that look after port Macquarie. Will your build journey be managed by the Sydney head office team? If so, i highly recommend them!

Sorry Ollicat, we built the Amity with a non standard facade. Adenbrook can't help you with address of homes built with the Paterson facade ? We did a drive by of quite a few designs. Wish you well with your house hunting, Regards, Rayvon.

From the first time I walked in Adenbrook Homes Marsden Park, I have found Adam to be truly Professional in all aspects - our needs were greatly meet and we are so pleased to have met Adam and chosen Adenbrook Homes.
The whole Team at Adenbrook Homes Sydney were outstanding, they welcomed us and we felt appreciated.
The Quality of the services is fantastic starting from Adam at the Marsden Park display to Elle in Head Office and the final product was fantastic.
The costs are fair and reasonable but you will get an absolutely amazing products and inclusions

Hi Aaron. When we started building with adenbrook it was through port. They've since opened an office in Coffs. We never met Luke personally but met with Matt (his father) and the team down there. I have to say they were all awesome to deal with. Really accommodating and patient with all of our novice questions. They offered practical advice and thought of things we just hadn't thought of. All in all we thought they were great to deal with.

Hello Aaron, we built our home through Luke and Matt Morris, Port Macquarie, it was completed in March. We have not been happy with many aspects of our home and have found they are very reluctant to remedy mistakes made during the building. Initially all was going well but it all turned sour when we requested many faults be rectified. These builders do not accept responsibility for their mistakes. Make sure you keep an eye on the plumbing and insist that you receive copies of the required stage inspections. I would recommend that you get independent building inspections done at the various stages. Keep in mind that plumbers and electricians can self-certify. This can lead to all sorts of problems, as was the case with us. Do not pay until they have completed each stage according to your contract. Be vigilant! Good luck.

Hi Aaron, we built with Adenbrook in 2014 and moved in on 5 December 2014. The experience was very good and we are very happy with our home after 2 years past. We had a few relatively minor defects that were rectified by Adenbrook without issue. We had personal dealings with Luke and found him to be professional yet down to earth. A true sense of honesty and reliability from Scott the salesman, Marty the build manager and the rest of the staff from start to completion. Of course, staff change, tradesman change and markets change (we were lucky to get in just before the market really took off with the new land releases) so our experience wont necessarily equate to yours. There will always be some people who are just never happy - perhaps they have unrealistic expectations or are just naive. Who knows. You need to follow your gut instinct also and check out the builders. I have heard bad stories about them all...

Hi Aaron....we are building with them at the moment. We are in the final stages of the build e.g. painting driveways etc and to date we have had a very pleasant building experience. All of the staff that we have dealt with have been wonderful, no problems with my many questions and concerns and so far the quality of the build seems very good. They have been very up front with any extra costs from things that we have changed /chosen etc so no nasty surprises which is great.
Overall they have a good name in the district but of course there isn't a builder out there that won't get a negative review once in a while. I can't speak highly enough of them and would certainly build with them again.

Be vigilant, be aware of your rights, be aware of the Building Standards ( recently updated Guide through Fair Trading is Jan 2018 issue) and very aware of the exclusive contractors they use for each part of your build. Additionally, make sure you know who your after service care for fixtures is, i.e, air con, ovens etc.We have had some major issues with Adenbrook, and just like Anastasia, had to really fight for issues to be fixed. We don't believe that having issues fixed in a timely manner without us having to consistently chase is an "unrealsistic expecation". We are happy to send to you our full list of issues faced as it is all documented - like nails falling out of the ceiling, uneven paint, gaps in the joins of the driveway, uneven cupboards, warped doors,windows needing to be replaced, sinks not sealed, door not hung correctly, etc, etc.
DO NOT USE Designer Living Kitchens - this was the preferred kitchen supplier for Adenbrook when we signed our contract. We have had major issues with the quality of the work and installation of our kitchen and are still trying to get an uneven stone bench top fixed which is proving to be a nightmare. Adenbrook have not taken responsibility and no matter how many times the word QUALITY is listed on Adenbrooks and Designer Living Kitchens website, I can assure you an uneven kitchen bench top join is certainly NOT QUALITY.

Thanks to you and all the above replies. After saying they would come and do a site visit several times and not turn up, along with other companies I decided to pull the pin on building and bought instead. I hope you all get your issues sorted, it seems all the building companies have issues especially with warranty repairs.

We bought a display home from them in the Brisbane area and have been very disappointed. The quality of the workmanship is awful and the customer service, once the house was bought is dismissive. I have a review coming up shortly here, that has some pictures that will show you the shocking work that they did and are now denying any responsibility.

We built with Danny Constructions for Adenbrook homes nearly 2.5 years ago. The process for us was wonderful, there were no problems and the house is just beautiful. I would recommend them if they have the house you're after!

we built with danny construction. their work is fine but they are very unexperienced in handling council issues and alll and that's why it took 2.5 year to build our house

they haven't quouted a lots of thing in initial quotation and we keep getting lots of extras bills.

God saved me from them. I chose an expensive builder who comes under top 3 in Australia and so far i am extremely happy with them.

Still trying to build at College Rise Port Macquarie. Was sold a house and land package in November 2014 on a pitch from the salesman that the land would be registered in March 2015. We sold our home in Sydney within 4 weeks and now 12 months later - we and 90 other potential Port Macquarie residents are still waiting for our land to be registered. Meanwhile Adenbrook still has all their customers deposits and we may see a house sometime in 2016.

Sorry to hear about your difficulties. Have you been to a solicitor?

my solicitor is investigating the land registration hold up with the Lands Department after being told different stories by Adenbrook. Having problems with Adenbrook replying to my emails and this is before they have even started building. Wrote a letter to A Current Affair today to investigate both Adenbrook Port Macquarie and the Lewis Land Group Port Macquarie who sold the College Rise land to customers and builders.

I would very much appreciate if you would let me know how things go. I wish you the best of luck. Our slab has been laid and the framework is on site. Just hope all goes smoothly now. We have also had issues with emails and conflicting information.

Quality of build happy with as for their service and communication extremely poor and i mean extremely!!!!!!.
All i can say is take ur time with all their docs because they will rip u off where ever they can.
Personally i cannot recommend - look elsewhere.

Thanks Richard, glad to hear the build was satisfactory. We are now committed and hope all goes well with our build. I have picked them up on very many discrepancies but they are very slow to rectify anything which is not in their favour. Do you mind if I asked where you built?

We built with them 4yrs ago, nothing but problems, also had to get fair trading involved re maintenance work. Still fixing the cracks in walls and their stuff ups. Keep an eye when building, every single one of our trades made mistakes. The painter didnt even sand anything before painting

we just built with Adenbrook, all we got is heart ache, the tiles on the floor not the ones we picked, the handles on the draw/door in the kitchen and laundry do not match each other and the toilet roll holder didn't last a week and there is so much more

Hello Belynda, where did you build? We moved in on 27 March. No hot water for two weeks, large crack in underground pipe resulting in our yard becoming a small swimming pool, no door handles for two weeks, completely ruined my $1,800 vanity by cutting it back to fit the space which was made the wrong size because the bath hob was not constructed according to plan. I could go on, but won't bore you with the details.

we built in south west rocks nsw 2431, they put agi pipe work in with full and broken bricks and I can not get a landscaper to work here until it is repaired. that means we can not get our final clearance on the house, there are cracks in the garage floor and we tried to get the fly screen doors fixed and now we have been told there is lead in the paint on the on them and the windows. so over it all we just keep finding things and on one we answer me from Adenbrook.

We had an independent building inspector to thoroughly go over everything. He has picked up many mistakes and requested that various items be repaired and/or replaced. This report will be very valuable if we end up in court. I would advise you to get an independent building inspector to go over your house. Best of luck. Clare

Well that's one builder I can strike off the list of potential starters. What's the matter with these people? Have they never heard of internet forums where their performance can be discussed. I've built my own houses, four of them, over the past 30 years, and this is the reason why.

We are building with them in Port at the moment and we can't fault them......the staff have been so helpful and patient with everything.
So far it is 5 weeks since they cut the block and we are almost at lock-up. Roof is on...bricks done...windows in.....front door on....electricity and plumbing roughed in. Gyprock is booked in first thing after the Christmas break.
I know we have a long way to go but so far so good.
I will keep you posted as we go along if you like.

Please clarify as I know of two separate franchises of Adenbrook in Sydney. As far as I know there is the Sydney East and the Greater West. We had our build done by Sydney Greater West branch and we've had a very positive outcome and experience.

yes we build with them in sydney area. their work is fine but unexperienced in so many areas and not able to handle all those unexpected issues from council. they took 2.5 years to complete our house.

Hi Polly, I will gladly answer.
It's rather simple... run for the hills while you can. And by hills I mean another builder.
We are currently weeks over contract, with many defects - that were brought up throughout the build... however nil rectification!!
It took five months to get bricked and roofed! And we have only just last week reached lock up!
If you're looking for customer service you won't find it here. All you will find is boxes with profanities about you on it left in the garage!
