Useless company who offer no assistance to owners
Junkie neighbors got into a brawl and damaged other residents property.
Body Corporate Strata Group refuse to become involved and address the issue or remove problem tenants even after multiple complaints.

Deceptive, unresponsive, dreadful... Wish I could give -5 stars
We got lumped with these cowboys when the previous management got bought out. I will be succinct the fact they are allowed to trade with impunity is blight on Government oversight and the DOJ who have so far acknowledged but not acted on my complaints. Also apathetic lot owners are just as much to blame, even the one from my previous complex who whinged but wouldn't step up to the plate to remove.

ged at DOJ rate (Part 3 s29(2)); $110 for 60 day late fee is illegal (same sect as before); annual fee notice not complying with dispute resolution clause (Part3 s31); Audit (Part 3 Div 2 s35) I cannot see any fee for it being done other than accounting fee to Myecho investments meaning if that is the auditor being a parent company is possibly a huge conflict of interest and quite possibly breaching ASIC guidelines. Will leave the rest to the mouthpieces who now as others have highlighted more. Impossible to contact, took a complaints to consumer affairs to get a reply. Then contact was intermittent, only when they wanted to. Through my conversation with CA they told them a story with outright mistruths, told me another story and also communicated with my property manager a third different story. Don't take them at their word. They don't have any situational awareness or care factor to know whats going on in the units. Our block had an issue, my property manager was letting them know about it along with others I suspect. 6 months later the Council issued a notice to remedy. We bore the cost of their inaction or perhaps that was the plan all along. Overly expensive tradesman, Bay Building Group does their menial maintenance. Other bigger jobs are given to expensive tradesman, only 1 quote sourced for the issue above. Other sourced quotes by both owners & a property manager a third cheaper, BCSG didn't care just kept on about the Council & need to repair. Could have taken it further to VCAT but just don't have the time & money to travel to Melbourne to sort out. Am certain someone made some beer money from this smelly little deal.7 comments

er tiger and as soon as the case was closed things returned to normal. I see [Names Removed] mentioned a few times, well well well they do get around with similar modus operendi. Your Kielor office was the problem, never responed e-mails or calls. Over the top fees, that exploded 600% under mis-management while the place just went deeper and deeper in a hole. Shady accounting, double to triple market value quotes for jobs which had a distinct stench of helping out friendly tradesman at the expense of owners. Multiple and repeated breaches of the OC Act. Also your mailing address return that coincidentally shares the return address of a subsidiary of an international company that practices Debt Collection with a reputation of using standover tactics and lawfare. Have no clue what they are doing.
Our BC has been bought out by BCSG. They sent lovely letters initially telling us of the wonderful change and all seemed to be working out well. Our previous manager (who was from the original BC group has now LEFT to seek other opportunities) was great. Punctual, efficient, knew what was required and most of all just helpful.

Fail under all parts of the Owners Corporation Act 2006 - avoid
STAY AWAY. BCSG fail under many sections of the Owners Corporation Act 2006. They seek to misinform and misguide owners and owners corporation as to their rights and make mischief. We got stuck with them when they bought out another OC manager and sacked our manager. BCSG managers are lazy and inexperienced. They never visit your property. For one of our OC they lost years of our records, had debt collector letters against our OC, took disbursements without records of, changed service providers without consulting the committee. d OC they are challenging our right under Section 119 (pursuant to no other Part or Section in the Act) as the elected committee to terminate them. Their emails make for interesting reading. They act against Section 122, more so seem to act in their own interests not the owners corporation (Section 122(1(c)). They use Section 94 to argue against you but fail to mention Section 94 (2). They site contract law, when they lost the contract, and estoppal (common law), to misguide, threaten you: when OC's, lot owners and managers are under the Owners Corporation Act 2006. They are bullies. They fail under Section 127, 146, seem not to want to recognise Part 5, act in their own interests Section 122 (1(c)). Do not give them an opportunity to ruin your OC.2 comments

Warning do not use this company - bunch of dodgy time wasters
Been over 3 months for urgent maintenance, massive security issue that leaves property susceptible to break ins and vandalism, constantly told it will be fixed "next week" nothing ever happens. After reading these reviews I will be taking this to VCAT.

My block of 3 town house are managed by bcsg since 2009 in melbourne south east. Since 2009 we have had 7.... Yes, seven managers and non of them have done the job! My money is taken out every quarter and no property maintenance and repairs have been carried out. The other two owners are investors making use of the (tax system) negative gearing, and the two investors are not looking after the property, just calming tax benefits. Can't contact them. They won't respond to emails or calls. They put fees up without our approval (or any of the owners on our block) with no explanation. They book body Corp meetings when the owners cannot attend. Terrible service. Avoid this lot at all costs. We can't wait to change

Poor to no service - do not use
The lack of communication from this group is what they succeed at.
If you expect service from a well-managed, customer friendly team, this is not the company for you.
Their lack of detail, poor customer service and slow actions have provided many frustrations within my building and led to roll on effect like burglaries which definitely could be avoided.
Take this as a warning. Once they have you locked in, you will not hear from them... until when bills are due of course.
No communication, little detail provided on bills over and above yearly rates and very slow on simple building maintenance chores. They are in over their heads.

Im not sure to be honest. Just after the change of the body Corp I sold my unit.
Take a look at the contact address for Strata OCM (123 Church St, Hawthorn) then look at the address of Body Corporate Strata Group's Hawthorn office and you will see it's the same.
If you want to find out about the companies that fit under the Body Corporate Strata Group (Myecho Investments) just go to the government's website "abn lookup" and enter BCSG's ABN. You can find ABN on the company website.

Hi, I am an owners corporation manager (not associated with BCSG) and can answer your query. Any alteration to the external appearance of the property will need formal written permission from the owners corporation. You will need to submit structural drawings as well as details of tradespeople, their relevant licences and insurances before works can be commenced. Hope that helps.
