We started our build with orbit on the 29th of October 2020 and have had issues from the start first problem was with our first CSO [Name Removed] who made our experience with orbit horrible as she told us after our colour appointment and just before our contract signing that we needed to move our house back, she didn't give us no options and was not helpful with the situation to why so we turned up to our contract appointment with [Name Removed] who had no idea what was happening and had a good half an hour chat with her manager and comes out ...
Read morein an arrogant tone suggesting that this is a good thing and felt like they were trying to push us to sign quickly Then there was the time for the permits to be completed, I had to do numerous amounts of calls as well as emails to get the plans sent off to the council, I even called the council to make sure those plans were submitted because they said they submitted them a month later then they advised us on. Once the plans were received the build started and everything was smooth until our site supervisor changed. Then we had an issue where they put the wrong front door on the property and wrong colour taps in which we advised them back in February 2021. The Front door issue was resolved within 2 months with a lot of follow up on our behalf. We are still awaiting progress on the tap ware in the property and we even suggested a solution which they advised us was completely impossible to put the bathtub and flooring in before the tap ware arrives but they refused to do this option as it was a "silly" suggestion as they need to replaster, waterproof and retile again. Beware first homebuyers as once you pay 90% of your progress payments they will slow down the work and just advise you of silly excuses without getting the work done, the front of my property still has not been painted, the door handles and the flooring are still waiting to go in and we only have 1 weeks work left and this has been from past 2 months since we paid our 90% and our QA inspection has been changed multiple times to different months. So please beware of trying to go with this company as you may have a fun and stressing experiences like mine.Our experience from the pre-construction phase to mid-construction phase can be simply expressed as polar opposite.
During the sales and pre-construction phase the experience as a first home buyer was simply seamless. Regular updates, one point of contact, honesty and fantastic customer service. So much so we recommended three people that then resulted in all three signing a building contract with Orbit Homes. My pre-construction review definitely supports this experience.

Read moreally changed, and as mentioned below are just a couple instances of numerous we've experienced thus far. Since our build commenced we have had four different CSO's that all have operated in a different manner to one another. To add to this, throughout the construction process Orbit Home miscalculated where our roof trusses would lie resulting in a dramatic reduction in our walk in robe which was a feature of the house, as this situation arose we were bullied into making a decision rapidly about where the return air was to be positioned as the "trades people were on site, and they needed to know now." Credit where credit is due after expressing our extreme dissatisfaction Lisa did a fantastic job of investigating and explaining the situation more in depth which provided a lot more clarity. I had asked my CSO months ago how we would be compensated for the situation and still am yet to hear back. Furthermore, we have only been on site to view our house once as we missed our pre-plaster inspection. When I had questioned why the pre-plaster inspection hadn't occurred I firstly didn't receive a response for over a week, and upon following up again the only excuse that could be provided was COVID. If I hadn't had asked the question the information wouldn't have ever been conveyed. With missing this inspection no other alternative such as a FaceTime call or Zoom inspection was even offered, something all major builders do offer. We never were provided the opportunity to have our "Customer Service Officer arrange a meeting with your Project Manager, where you will view the home and check the locations of items such as your power points / lights." - an inspection I would consider as relatively important.

I have been so patient with the team during pre and post construction. I understand that building a house is a huge task. But very disappointed with the service provided. Lack of communication within the team and with the customer.
Pre-contruction: Terrible - Bad experience with sales consultant.
Mid-contruction: Good - Invoices were sent even before the stage was quality checked.
Post-construction: OK - Only 3 months maintenance period. As a first time owner, the period is short.

Read moreduring this process. Before you sign the contract, read it thoroughly and do not sign it even they force you to. We will be going through a lot of pressure but take a step back to read them carefully before you commit to everything on the paper.Really disappointed with the finish. Suppose to get the keys on Tuesday and went past to have a look and honestly don’t want to move in - I was so impressed with the finish of the display homes and service but utterly disappointed with my own build.

In the beginning the build went fine no problems that we could see. It was on hand over day we were meet by the site manager and the so called quality controller. It seemed that we were being rushed through this inspection and in retrospect we should have pushed back and taken longer. The defects in the finished product are too numerous to list here but range from large chips in bath tub to cracked basins and so on. Do they think went into the front yard dug up the pipes and switched them? Unfortunately a very bad experience which is still going on. how completed but completed in a hurry. Level and quality of the house medium. Communication with Qaulity control office only via email. if wanted to speak to him call office and then transfered to mobile and takes ages to get a return call.

I'm quite torn as to say if I would deal with Orbit Homes again, there are no major issues with the home, but a very poor job of my very expensive retaining walls was completed and caused numerous delays, leading the house to be completed late. Overall I did feel like there was a lack of effective communication between Orbit and myself. I loved dealing with [name removed], he was extremely professional and helpful, but the rest of the sales and building/management team are lacking effective communication skills.
