When reading reviews, consider this - there are very many reviews on this page that are from users who have only ever written JUST ONE review, and *all* those users' accounts were created around the same time in 2021. They also have a similar format for their names. Before all these one-review-only reviewers appeared, Richardson Strata had a very low average; now suddenly several dozen of these reviews appear, all 5 stars and with a similar writing style, and the average review score for this company has therefore been increased.

Read morenge, why would anyone ever create *fake* good reviews? Because that would cover up that people DON'T actually have as high an opinion of this company as the fake reviews would say, and that can't be true, obviously. How odd! Because that would cost someone time to do; they would have to have some kind of INTEREST in doing so, it's hard to imagine, right? There are places where you can PAY for enough fake reviews to falsely skew the overall average score, but nobody ever actually would - that would be wrong! Readers should make their own judgement as to which reviews they trust or not, and why. Be sure to report any that do not appear genuine. My review is one star because I really do not enjoy the experience of living in a property managed by this company, and I am totally fed up with trying to get them to actually show some interest or take responsibility. That company is extremely unpopular with owner-occupiers, and tenants; it's better liked by the absentee profiteers though. The (very few) reviews I have been able to find that appear to genuinely award a high score seem to only be from wealthy, absentee investor landlords who made money on the properties at the expense of the people who actually have to put up with living there almost entirely without support. It's pretty clear who gets the most service and attention. Maybe that's all this company is good for? Maybe actual residents, especially tenants, have NO support available - R's seem good at not being held to actually helping these people. You can try calling your landlord, and asking THEM to bring up your pressing urgent problem, probably next year at the next AGM at the earliest, if you think it'll help! My current main concern is security. Thefts and break-ins are common, and there are video cameras in place, but after an incident if you want access to this video they tell you NO, we will not provide this to the police. I can't understand how it's not hindering an investigation; I guess we're not a priority to them either. We just have to PAY for the cameras and security, nobody said we could actually USE them. It turns out, however, that for a price, $75 8 years ago (so I wonder how much it isp by now), it is technically possible to hold them to having to cough it up, but it's a big hassle for everybody and makes the properties look less attractive to residents, from whom the profits actually come, so it's better to just discourage handing over the video of these frequent incidents. They told me that charge was for an off-site tech to come and access the video recorder; so, it's not actually any bloody use, but at least we still get to pay for it. As a qualified AV technician myself, I offered more than once to operate, access and maintain the equipment myself, at no charge, for the benefit of residents and security of the building, because I was aware which tenant was doing the crime and needed proof, but I simply got no reply. I guess the current arrangements are acceptable then... but I don't know who to. So much for "just TALK to us..." Speaking of security, the back gate opens and closes all day by itself, not fixed despite reporting >2 weeks ago. Side gate lock is completely missing, gate is *regularly* left open by contractors like gardeners etc. I guess it's their workplace before it's people's homes! Reported to Richardsons for years, again not fixed. Hinge broken off that gate anyway. Over 20 bikes stolen from bike racks. Personally aware of at least 10 cars broken into in car parks over the years, and I see frequent trespass on the property. Clearly it's not practical to actually USE the security footage collected by the many cameras we have to pay for, as this is not in the yuppie absentee landlords' financial interests. Try reporting this to strata mgmt. and just see how that goes for you! R's like to say, just call us, we can work this out, but do you suppose I HAVEN'T? When you do, it turns out they can always legally justify not having to actually do anything, and help is not forthcoming. But it's OK because it's technically legal to palm it off, so I guess that's good enough. If you want to actually LIVE in a Richardson Strata-managed building, well good luck, just be sure to organise your own Residents' Association... that's your most likely option for getting your concerns addressed... by yourself :)

They are unprofessional and have "bullying" behaviour towards others.

There has never been the invitation for a meeting in relation to this - only dismissive behaviour to people who raise concerns - demonstrating a combination of lack of knowledge, lack of professionalism and sadistic behaviour by Richardson Strata Management (with reported managed - Karen Richardson).

Poor communications; do not respond to concerns, queries or complaints in a timely manner; not very cost effective gut the service provided; they direct you to their online portal but this not very accessible/user friendly and it is difficult to access information you are looking for

Horrible company
The owner of the business is extremely rude and unprofessional. We are in an apartment in East Perth and had terrible experience with them. I spoke to many residents in the building and many are dissatisfied. We are looking to replace them. Do not use them.

They somehow got a contract in our apartment and got their mates contract to look after the building too. We cant wait to get rid of them when the contract finishes, so many issues and doesnt do anything except getting paid. Very unprofessional and rude.

In more than 30 years in business I have personally not experienced a more unprofessional company such as Richardson Strata Management Services.

Three (3) months later, just prior to the commencement of the renovation work another staff member of Richardson contacted him requesting further details which he provided. Shorty after this time my son commence the renovation work including the running of a new circuit from the switch board to the kitchen as this was required by regulations to operate a separate oven and cooktop ([Address Removed] is a 1960's building!!!). I put my hand up here and say that my son should not have proceeded with the wiring without prior written approval from the Strata Council. On the other hand Richardson had three months notice of our plans and failed to properly engage with and inform my son in relation to what was required until very late in the day and even then not properly. However it is what transpired next that that really demonstrates why Richardson are in my opinion and experience an unprofessional company that treat strata unit owners with contempt. Shortly after we put in the new circuit Richardson sent us an email asserting that the installation of the electrical wiring through the fire stairs was "illegal". "In the first instance this is common property. There was no approval for this to be installed in this manner. Apart from the fact that it is in the fire stairs which is illegal, there is no other wiring allowed in this area and the electrician drilled through the back of the switchboard to install the conduit, this is also not allowed as it compromises the integrity of the switchboard. [Name Removed] and the Richardson Strata Team - As an owner, you do not want to be associated with them. They are incompetent, inefficient and unprofessional. Anyone who is currently with them should consider moving to a better strata management company.

Richardson Strata are the worst strata managers I have ever dealt with. When they initially quoted to manage our units, they included GST on their quote, however when appointed charged GST again on top of their quote. When it was queried, I was basically told tough luck it was passed at AGM.
I found out later that one of the directors from Richardson was a co-proprietor on a unit in our strata which was not declared as a conflict of interest and never signed any of the proxies for meetings (which would have all technically been invalid.) Noth...

Rude and unprofessional.
Rude and unprofessional. Had some dealings with these people and was completely terrible. I would not use them if I had a choice, hopefully we can get rid of them at the next AGM however they are friends with some of the council members who does not do anything at all except looking after their own interests.

A horrible and incompetent company
Richardson strata management are too often difficult to get hold off, unresponsive, useless and ineffective, yet we are still paying them every month to provide a unacceptable service that is full of lies and get ripped off big time. Their service is well below what is considered acceptable, in fact it's nowhere near it. The directors of this company are so arrogant and think they are above you. If you're on the council of owners committee, watch your back as they will throw you under the bus to cover up their wrong doings These people are extremely rude, unprofessional and unethical.

Terrible Company
Unfortunately currently have them as our manager for our building, does not respond to you for 6 weeks and threatened us when we had to try resolve a serious issue ourselves. if you are considering this company, I suggest you reconsider.

Don't even think about using Richardson Strata Management
Richardson Strata just does not have the capability to provide a acceptable service. Waiting several months for them to get back to important letters and calls is not good enough. They are so quick to blame the council of owners for everything they do as I have approached owners on the council about issues only to be told they know nothing about it. We have been using Richardson Strata for couple of years and what a big mistake employing them. Really bad service, simply the worst experience and so unreliable.

Stay away !
I do not recommend Richardson Strata at all as found them very unreliable, inexperienced and very unhelpful. They are unresponsive most times and very unprofessional. They once tried to charge me interest on payments made before due date so go figure how they worked that out. We just about do their work for them while they sit back and take our money.

Nothing but problems.
It's the worst strata management we have ever dealt with. No interest in helping at all and they do very little work for the amount of money they take. Staff don't even agree with each other on strata matters. Overall this company is not proactive at all. Certainly will not be using their service again as they have gone from bad to worse.

The spike in good reviews is because we have implemented customer engagement surveys over the past 18 months, so we can obtain legitimate feedback and reviews (good and bad) so we can continually improve our service - albeit, some are not verified as the process takes a little longer and some people have opted not to do this. CCTV footage will always be handed over to police once a valid Police Report and request has been received from the West Australian Police Force. CCTV footage is obtained from a licenced security technician engaged by the strata Company to go to site to obtain. This is not a fee we charge as the Strata Management Company. The technician will charge the Strata Company a fee to obtain the footage and dependent on your building and the by-laws, the Strata Company will either absorb the technicians fee or it may be on charged. As we are unsure which property you are from, we unfortunately cannot comment on the specific procedure for your building. We would really like to discuss this further, so we can identify which building you are from and what we can do to rectify these issues. We have tried to locate correspondence that matches the concerns you have highlighted in your review, but we have not been able to locate anything of that nature.
