Amazing Experience!
Could not be more impressed with the quality of work and communication with Henley through the process of building my new home with them. From open and frequent communication, to amazing cooperation throughout the planning process, to quality completion in the guaranteed timeframes. No issues upon move in, and not 1 single issue post completion. High recommended and would build again with them.
What a shame how bad this company has become!
We are building with Henley out of loyalty from a good first build. Slab was poured early November but framing only started 3 months later and took them 2 1/2 months to finish. Before they can tell us when they will start framing they send us delay letters. Worst is we reported some missing insulation and the site supervisor told us they added in but when we check it wasn't there.
Great experience
Purchased a new Henley home a few months ago and waited to write the review as I did not want to jump and praise the house.
I am very happy with the quality of build and interiors. Even my builder friends commented that the house is very well built and looks good.
I had a minor issue where I needed to change the door and the Henley team have been nothing but great and easy to deal with. Door was replaced within a few days - very quick and easy.
Highly recommend a Henley home to anyone looking to use the company to build.
Nice Home, room for improvement.
We built in Ocean Grove, Victoria. The build took about 16 or so months. Being a large double story and having a few design changes led to it taking alot more time than it should. And also our first supervisor wasnt so great which didnt help. New supervisor Beau was really good. So can't blame Henley entirely for that. Overall the ability to talk to Henleys Head office was pretty good. No being put on hold or anything like that. The price did not increase during the build, only for things that we wanted to upgrade.

Absolutely smooth transaction with 100% transparency
Very Happy with the experience my partner and I had with Henley. It seemed so much easier compared to the other Building companies out there. Nearly everything was done for us and any concerns or questions we had were answered and validated. Great communication through the whole process and we learnt a lot given we are first home buyers. The whole experience was positive and enjoyable. I would most definitely recommend Henley to my family and friends.
Good build, but finer things matter.
Completed the build with Henley and all is good, but not great.
Finer points in the house, from painting, to minor items not completed (yet), which just let the whole project down. I guess they didn’t go broke!
As many have said, the site supervisor is the main part of the build. Our SS was ok but our building inspector (you must get one) was amazed at some of the items missed or ignored. Some were not fixed and have lead to issues later on which are still being dealt with.

Best builder. Their customer service is awesome.They are very professional, prompt response for all queries. We got good property in very good price.I had few issues after moving in house, they solved it very quickly
Solid Build, but it's the small things that matter
It is a solid build, have build my 2nd home with the, however it all depends upon who your actual supervisor is, this makes a big difference. This time around there was less quality and attention to detail.
I am still waiting on them to return to fix rendering, beading and silicone issues, amongst as few other things. They keep saying they are returning, and I have to write to them weekly to follow up. I've been in the house 7 months, and still no action, as the original supervisor resigned and maybe there is a skill and trade shortage?

Overall great communication however this one was definitely a bit tricky compared to prior builds given COVID restrictions on visiting the main centre to pick and choose designs. The 'package' designs should be avoided as they can be murky and it is tricky to understand exactly what you are getting.

Overall the process was pretty quick as we purchased a near completed home. Upside is we were in the house within 6 weeks, downside they had a deadline and some things seemed a little rushed. However so far, Henley has been helpful organising people to come back out and fix/check on certain things.
Overall we are so happy with the home. We are so excited to begin our journey and do truly love the house, the floor plan and all the nice touches they have included and do recommend them!
Everything went smoothly
Everything went smoothly with the admins and the builder. We didn't really have any problem except for minor things to fix, which was rectified straight away. My Mrs and I is very happy with Henley especially their colour selection and admin customer service.

Finally our build has reached the end. It has been a roller-coaster, mixed emotions and safe to say we will not build again. Definately not a great time to build with trade issues, and the lack of trade accountability and having to get the same trade back multiple times showed a lack of supervision. Was just lucky we were on top of overthing. Our supervisor came through at the end and has gotten everything sorted but was a very long process with lots of issues along the way. Happy with how the house is finally after all the issues.

Perfect builder - hassle free and quality home
Build has been well managed throughout. Top notch quality and finish. Everthing went smoothly and minor issues were addressed immediately. Henley offered fixed cost to us and the final cost is exactly what we signed up for. Everyone has been so helpful Demi, Tom, Hamish, Krystal, Tabitha and rest of the team.
Overall very impressive builder - highly recommended!

We commissioned Henely to build a house during the epidemic. They completed the house construction strictly according to the contract, and all inquiries were answered in a timely manner. I will choose Henely again to build a house in the future.

We recently bought a Henley Ready built house in South East. The process of buying was made easy with the help of their sales agent, who helped us understand the process wherever we got stuck as well as guiding us in all the bits and pieces of the contact.

Always appreciated Henley for their quality build, recently purchased a ready built house for investment purposes. The process was smooth and easy. Our sales agent and site manager were easy to reach and communicate with.
For investors who don't want the hassle of auctions etc, ready built is a good option. Henley offers inspections within 12 months which is great as well.

Above and beyond service, but missed a few key pieces of information
Justin Nunn is a one of the best sales persons that I've met. When he says "call me anytime" he does actually mean anytime as sometimes I'd have questions 10pm at night and he'd still immediately respond.
The entire buying and signing process was easy in the form of paperwork and inspections. The entire process only took 1 month from seeing the house online to getting the keys.
This purchasing a readybuilt home as our first home, so naturally we had a lot of questions and concerns about the whole process.

Sharing our positive experiences with Henley
This is our 3rd build so we have experienced different builders, the overall experience with henley has been quite positive and pleasant. From the initial sales stage to color selection and contract signing, building and handover, henley staffs have all shown high standard of professionalism and excellent customer service/communication. We are very grateful our house is now completed and we are ready to start a new journey and make many happy memories in it, would highly recommend henley to anyone that’s looking to build!
Amazing experience overall; Good build and on time completion

* Amazing visibility and transparency through the process, being first home owners, building wasn’t an easy job but the amount of support Henley provided was absolutely amazing
* Contract price : Our build fell bang in the middle of construction material shortages and price rise.. Henley not only did not hike price of our build which was fixed over 12 months ago but also made sure there wasn’t any unnecessary delays etc

What felt like a never ending admin period, then came electrical which was fun and again a bitter sweet moment as everything we chose turned into a PCV because it's essentially after tender is signed so it's all out of pocket since the bank approves based on contract/tender. So really, we would have liked this before so we could include in loan but I guess it is what it is... We made it to construction and that's when we were supposed to be super excited. Unfortunately, the SS we initially had was MIA. Only heard from him once (after we made a point of it to the construction team - i.e. no introduction call, no updates on anything. Slab went down and we only found out about it after we got the invoice and had to drive by to see it to believe it...). On top of that, he made us feel like we were wasting his time when we were the customers... anywho, we were not concerned about his issues - that's between his family, manager and potentially his therapist *shrugs*. There was a God clearly because somebody heard our silent cries and we got assigned a different site supervisor who actually gave us the time and effort - i.e. the Henley experience one would expect to get. Always in contact, kept us in the loop, super honest, even fixed up stuff the old supervisor dropped the ball on. Finally got handover and was super excited! Even though it basically took us the entire build period stipulated in the contract, it's done now and we look to the future to complete post handover tasks and move in. Was fun, not sure we would build again anytime soon though- two builds in a short period of time does have its effects mentally so we are just looking forward to not looking at another set of architectural drawings, measuring everything 5 times to make sure its correct, and reading everything so many times over and over to ensure we didn't miss anything for a while... In saying that, if we do build again - we would not hesitate to go back to Henley.The Emperor's New Build
We built the Emperor 41. Building a home would have to be one of the most exciting and stressful thing we have ever done. However Henley was great throughout the build. The admin team was exceptional at answering all our annoying questions (honestly, we must have driven them mad at some points), and our site supervisor was absolutely amazing (probably THE BEST site supervisor in the history of site supervisors). We only had a couple of issues. But overall, we are absolutely thrilled with the end result. The quality of the build was beyond our expectations. And we can't wait to finally move in.

We purchased a Henly ready-built home and our experience has been very positive. The process and service from start to finish have been excellent from the sales team to the site supervisors. The peace of mind Henly ready-built houses provide is very hard to ignore. There were minor fixings at the final inspection which was dealt with in a very timely and professional manner. The quality of the workmanship is top notch and we highly recommend Henly!
Home sweet home when built with Henley
Excellent service from start to end of the built journey. Thankful to sales team, admin team, site supervisor. Few issues I would like to mention that I'm not satisfy with -
1. Paint finishing through entire house in and out,
2. Poor window and door seal/insulation master suite's always stays super cold, feel the air coming in from the closed window,
3. Stair case color is different from what has been select from the display home,
4. Door handles installation was poor,
5. Extremely poor quality roof tiles,
6. Poor tiles installation in all wet areas,
7. Light button or gang wall switch quality extremely poor, buttons are keep going inside.
Purchase of new home
10/10 service and sales process. Would definitely recommend. They go above and beyond. Nothing was to hard and they build very quality homes. No extra cost then we purchased. No issues at all
Worst builders
I just finished Sahara 32 with Henley and can not recommend going with them. Their quality of trades are horrible. Their management team is horrible. I do not have one bit nice thing to say about them. I didn’t have a enjoyable time building with Henley. I had a private building inspector which I glad I did because they would have cut more corners with the build. They communication skill was none. They try to get away with things and hurry up the process so they can move onto the next one. Henley was my 3rd build and by far the worst one. STAY AWAY

We signed on in July 2021, in the middle of but coming to the end of covid lockdowns. The very first consultation was great, seamless even. After that things started to slow down, could not do colours properly because of covid however Henley were accommodating and once restrictions were lifted we could go in and change our minds if we were not happy with our initial selection. Site cut in January 2022, Slab pour in March 2022, Frame went up in June 2022 and final handover in June 2023. Multiple delay letters blaming covid and government incent

Working with Henley Homes Sales Team was a great experience. They were very polite, professional, and were quick to address and respond to our queries, in a clear manner. A few days ago we had our colouring appointment and the interior designer was a good listener, very helpful and guided us in the right direction. We are currently in the pre-construction stage and feel excited and confident about the building process, which will commence in a few days.

Hamish is our site supervisor. He is easy to work with, down to earth, honest and upfront. Things got done efficiently and was easy to communicate. We are happy with our house. Quite a few minor issues but dealt with in a timely manner. I'm giving 4/5 because of the Island bench finish has permanent blemishes. Overall, we are satisfied and looked after well.

Had house for a year and half now. Excellent customer service including after built services. Very clear process through sale and building phase. Thanks to the management and made it feel like always someone from Henley's team is looking after you when attention needed.
The Dales Home
Our overall experience with Henley was good. We are satisfied with the build of our home. Although there are some minor things need to be fixed because it is inevitable but it does not affect the whole home. We are also satisfied with the communication process as they are quick to respond and address our issues. We also got some cash back which is great. The quality was good and upgrades really helped our budget. Overall, we are happy with Henley.
Love our new home
Overall, we were happy with our build. We love our floor plan, colours and tiles we chose. We did ask for weatherboards around all 4 sides of the house and Henley only did 3. We did notice it at tender and they said just sign and we will do a post contract variation which we thought was done, but due to us not being builders we misread the final drawings and didn't notice until well into construction by then it was too late and nothing could be done. The estimated cost of the build compared to actual was about $5000 due to estate and council rules. Stay Away from Henley Homes…
We built Aegean 45 in North. First of all 165 days delays and no prior notice issued. No liquidated damage paid. Design faults where fridge doesn’t fit in space provided despite giving exact measurements and clearly defined in drawing. Washer doesn’t fit due to wrong bench height in Laundry. Again, measurements provided and clearly stated in drawing as well as contract.
Management and Admin behaviour sucks.
Darbecca report ignored. Site cleaning wasn’t even done.

2nd time in 3 years
Henley trades are just average, delays are caused by people not doing their job to a standard and then delaying the next trade due to fixing dodgy work.
If they would have some better trades, especially concretors and just people have a bit of pride in their work then Henley would be a much better company to build with.
Having said that our supervisor James was amazing and did everything he could to get us into our home as soon as possible.
(Having the same supervisor for the whole build instead of 5 the last time also helps)
