I can honestly say that this whole process has been somewhat painless with Sterling Homes as we are patient people (until now).
We are now 18 months into this and are waiting to hear from the supervisor to arrange our first inspection time - which feels like he is never going to call so I'll have to follow that up too. Downsizing for empty nesters
Having been unable to find an established home in our preferred area, and after looking at other builder's displays (not being impressed with the standard of their finishes) we decided to buy a house and land package from Stirling. Very slow!
Our house hasn't finished yet but so far we are not off to a good start. We have been waiting three months just to get the house dug out and poured and keep getting told it is the weather when the weather hasn't been too bad. There was one week I left them alone because it was pouring with rain all week but other then that there has been lots of time to do it. Enjoyable Experience

Incredibly disappointing - and it's not even finished
I paid my deposit 10/9/15. The rep told me it was a year process. I signed my papers November 2015. He again told me it was a year process - "you'll be in your own home by this time next year!" I made my selections January 7th and 14th. It wasn't until an angry email from me in August - 7 months later - that the foundations began. st recently I asked when I would have roller doors fitted and when would the septic tank be replaced (as it was damaged during construction 5-6 months ago). I get a response that the roller doors were fitted last week and there's nothing wrong with my septic! Appears they've been confusing my property with another being built nearby. God knows what I've been charged for work done on the other address. I wouldn't recommend this company to someone I hated - they're disrespectful, incompetent, and it's been nothing but a huge disappointment. 4 weeks and counting just to do bricks.
Currently building through Sterlings and currently regretting it. Bricks have taken 4 weeks to be completed and still counting. Whenever you follow them up they aren't very informative. They won't contact you once they are at the next stage of the build either. Won't contact you about anything unless you contact them. Originally got told in April 2016 when we contacted them that house would be done by October 2016 and now being told by July 17.

Our forever home built with skill, pride and cratsmanship-
We moved into our forever home three months ago and we wake up every morning in awe of how wonderful it looks. From first contact to last, any issues that arose were treated with importance and respect. It took ages to start build through no fault of Sterlings, but once council approvals were met they were onto it and did not stop until completion 5 months later. There were faults, mistakes, mishaps, damage. People built our home, not robots! But they were addressed, rectified and acknowledged. When we moved in we were beside ourselves, they have done an incredible job and we are so so grateful. Our forever home is our castle! Thank you.

Large, modern family home built efficiently and at a great price
We've been in our home for 6 months now and couldn't be happier. The whole process, from the ongoing support we received from our sales consultant, to the help we received during our selections process right up to the hand over was excellent. I have recently moved into the second home my wife and I have built with Sterling Homes. Our first experience was very positive and the second time around was just as good, if not better.
The sales consultant was attentive to our requests and family needs and was only too happy to accommodate changes or offer suggestions etc. The office staff, particularly during selections, were very helpful in answering our queries. We are 18 week into our build and OMG. What a nightmare. Our sales rep has been awesome. Everything else has been terrible. We did our final contract signing on the 30th March 2015, on the 1st April we got a phone call telling us that they forgot us to get us to sign a variation, when we ask for what they informed us that the footing had gone up $15,000 because we were in a flood zone. $9,000 to bring in 554 tonnes of fill then $4000 to remove the excess soil from the trenches. The frame took 3 weeks to put up, the bricks have taken 4 weeks, the roof was 3 weeks and they didn't seal the breather pipe that goes through the roof. That took weeks and numerous phone calls and emails. The tiler is in at the moment so hopefully not too much longer. But if we ask for an approximate date they tell us to read our contract. They blame us for the 10 week delay because we questioned the level of our footing.1 comment

No after care to the clients

Not a good Sterling Impression
I will soon be building with Sterling Homes so will post regular progress updates. The process is taking so long, plans finalised in January but still lodged with Council. The standard included items are of fairly standard nature so you are basically forced to upgrade. I have spent nearly $30,000 worth of upgrades. Never again with these cowboys!
Lack of communication was one problem. We had a deadline to be out of rental accommodation but through simple errors you would think an experienced would be able to avoid we only just made it but had to pay extra for basics like electrical connection. Poor quality finishes throughout and difficulty getting them to make good on any complaints meant their after sales service leaves a lot to be desired.
Love the look of the house and that we're finally in.
Poor quality finish on the plasterwork and several locks didn't work.

We were fortunate that I walked past our block a couple of times a week on my way to work so could keep a close eye on what was happening and call whenever I wanted to know anything or had a query. Remember, they are working for you and taking your money so don't be shy about calling and asking questions. If you don't get satisfaction keep calling and remember the Consumer Affairs Dept. also works for you and doesn't charge for their advice. Use them if you have to, it's amazing how co-operative places become when you mention their name. Hint: when you are doing your inspection at completion of the work pay very close attention to the quality of the plaster finish. Disorganised, poor quality building, do not use them!!
We are building our dream home and Sterling convinced us they could do it, deep into the project it is very obvious that they can't!
We are having to have brick work ripped down, ceilings pulled down and replaced, doors replaced, roofs ripped off etc, their quality is more like a backyard operation, no quality control or pride in their building work.

False advertising and prices keep increasing
I went to the Lightsview office to discuss about a house and land package which was advertised. It was indicated to me that the block that I was after was sold but that there were two more blocks available (Subdivision of large block).
When I told them that I liked the house advertised, I was told that it won't fit the blocks that are still available. When I brought home the dimensions of all of the blocks of land, I noticed that none of the houses even physically fitted into the land available. The inclusions have very very little detail so I believe that every thing will end up as a variation and the house is going to cost at least 10-15% more than initially budgeted. Sales staff were fantastic. Very patient and flexible with ideas and changes.
Site supervisor was absolutely shocking. Didn't speak in laymans terms, appears to lack any attention for detail whatsoever and never made us feel comfortable about any part of the process. Some of the tradies Sterling use are by far the rudest and incompetent people I have ever met. Doing shoddy jobs and hoping the client wont notice seemed to be a regular occurrence with some particular tradies.

And good luck trying to speak to the site supervisor...they won't give you his phone number it is easier to get in contact with the Prime Minister. I mean you are only spending around $300,000 etc with this organisation, no big deal right? I did find some office staff that were very helpful. And at the end of the day we have a lovely home and would definitely build again, but not with Sterling unless they made some serious changes to their structures and customer service processes. Senior management may need to invest in some external study to revitalise themselves because it all feels a bit stale from my viewpoint. Yes, you will encounter some major communication and frustration issues with Sterling but you will end up with an acceptable home for a decent price. Whoever you choose as a builder, just bite the bullet, go for it and don't look back. Nice home, great sales staff and 'some' awesome office staff. Got a top quality home with all the extras at a reasonable price
Had a very good designer [name removed] and building manager [name removed] who were very patient and understood our needs. We got a top quality home with all the bells and whistles including stone bench tops, 3 meter ceilings, square set cornice, solid internal doors, custom kitchen etc, etc..

Salesman at Lightsview was fantatsic. The site supervisor was fantastic. That's where it stopped.
The Operations manager is obscenely and unapologetically uncaring, unsympathetic and very matter offact. Hi guys, we built with Sterling 3 years ago, moved in 2 years ago. The water pressure in our ensuite shower is virtually nothing but pressure in the main bathroom shower is great. Im guessing its a head or handle flow problem. Would Sterling cover this issue since the house is only 3 years old or do i have to call a plumber and cover the cost of the fix myself?

I'm sorry to say we engaged Stirling Homes Queensland to build our home and it has also been a nightmare. They promote that it's Stirling with an "I" as obviously the other Sterling Homes in Adelaide seems to get a lot of bad reviews but they both sound about the same. Sweet talk and cheap price at the front end and nothing but lies and incompetence once you are signed up and they have a hefty deposit and you have nothing much to show for it. I wish we had never heard of them. How they continue to do business is because people like me didn't look into them properly. A mistake I will never make again and probably the best advice I can give a potential owner is do your research- check the QBCC website, google them, ask for referrals which are not by staff members with an alternate surname, and go on to sites like this and ask others about their experience. If I'd done those things I would have run a mile! I think product review needs to create a seperate listing for Stirling with an 'I' (for Incompetence) - so people can share their experience and not get caught out like I did.

What can be done about the apparent fraud being committed by sterling homes. There appears a lot of the same type of complaints appearing on a regular basis.
...... Finding rock on site despite no indication on soil reports, this is interesting given that in many cases they have established the blocks and filled the block?
...... Need for more cable to meter box and hole, This is an obvious rort when they set the block and house position on block and why does it seem the same lengths are appearing in all cases?

Yes that sounds like sterling homes to me and glad I am not alone.
I believe that is how they make their money.
At first the house and land build price is good better than other builders but I feel when all the extras are added to your account it brings the build price up on par with other builders and maybe even slightly higher.
After all my estate was completely developed by sterling yes they brought the fill they planned the house positions they planned it all.
They will tell you Actium developments isn't part of sterling homes but if you ring the developers office who would believe the receptionist at Sterling homes answered your call.
Just an update, Sterling where asking for extra cable above their 10 m allowance, measured from pit to house, 4.8m ground to box 2m, allow .5 m down and .5m up for below ground component. That totals 7.8m well less than the 10m allowance, could this be classed as an attempt to obtain extra money by false pretences?
Hello Everyone, I applied to work for Sterling Homes as a sales consultant. Whilst I have not heard back from them yet, I did have concerns about most of the comments here that were all similar to each other, as in the negative comments about people's experiences. Whilst I can understand the frustration of most of the comments on this site and can relate to all of them as I have built myself (not with Sterling Homes though). On the flip side of most of these comments, I did realize there are only 43 comments/complaints about Sterling Homes in this forum. Most of them were over a 4-5 year period. I feel terrible for all the people that had a bad experience Sterling Homes as it should not be this way when building a home. But you have to ask yourself as I have done after reading all the comments, this is a company that builds 800 plus homes per year. Maybe I will not hear back from them as most of you have said LOL (said with tongue in cheek). However, if I do, I hope I can turn things around for the better. One thing is true though, a building company can be let down or even destroyed if it is only as good as it's tradesmen. Cheers
