Quality is over and above what we expected. we couldn't be happier with our choice and would recommend to anyone range of inclusion at selections,roof gables bricks etc. were standard and we never got any nasty phone calls throughtout the build like that last builder nothing so far and we are almost at handover so fingers are still crossed.

Great design and execution.
The salesman was very helpful, offering different suggestions for the set out of my home to overcome council constraints.
Home took a while to progress through council, though I hold nothing against Sterling for this.
Once construction began, the home was finished in under contract time and the level of finish was the same as their display homes.
It was all really very easy, I think some of the negative reviews are from younger people or just general whingers who want everything handed to them for nothing and demand to be treated like the only customer the builder has ever had.
My advice, Sterling are fantastic, don't be scared by the dimwits out there.

Don't build with Sterling if you wan't a life
They are only keen for you to sign up, after this you deal with 100 different people. Sterling will never get involved, and ask you to go and check and see for yourself! I started to take pics of the build and was once stopped by workman on my land building working for me with my money I pay.
Sterling does not like any proof or evidence to show them what’s going on. It’s you who want to build not Sterling that is building for you? WTF. They need to get a more costumer focused, not $$$ focused.

Bunch of Idiots running the show
We signed the contract in March-2011.
The drawings approved in a month but it took so long for them that my council approval application went in September-2011. Council approved application and plan in October-2011.
Footing pored late October-2011 and now I have to waite till February-2012 to start the Framework.
Very keen and intersted in you until you sign the contract.
Selection range is so crap that you end up upgrading everything and the upgare is so coslty and not the latest so not value of your money.

Me and my partner were attracted to Sterling Homes due to the really helpfull sales man and the affordable price. We decied on a little 3 bedroom for our first house and had a few upgrades.
All i have to say is that the head office are a joke, its has been two years so far and we are still not in our home. Once we got over initial delays(land settlement, council etc) our slab went down immediately. Frame up shortly after and no probs detected so far. My husbands in the building game and we have a family of tradies so we are prepared to be keeping a really close eye on work being done and have been pretty definite from day one with what we want and chasing progress up. to get hold of him! I think when you build its very hit and miss as to what standard of work you get from your trades and we are hopeful that we get a good bunch. I think it will help alot for us that we know exactly what to look for when checking stuff but having said that you should be able to trust that the builder will look after your investment. We are yet to see how that works out!But overall so far i would recommend Sterling to anyone looking for a value for money builder, especially when it comes to the footings. They are engineered to a standard so its not like they can just make it up. Inclusions in our contract were really good and footings much cheaper than all the other builders.I looked into this as initially worried but it seems that footings is where alot of other builders rip people off.No hidden costs.Building supervisor actually rang and introduced himself-shock horror!! I have wasted enough time getting angry with them, they are not worth dealing with, and when anyone ask me - I tell them what happened to me. I even recall back in the last boom about 6-7 years ago, they had bad workmanship next door to mine!! Funny that, some things never change!
That they actually managed to complete my houses with out needing to have their hand held in the process.

Got a fabulous home built but the stress we had to go through to achieve this has taken some of the shine off it.
We made lots of changes to the original house plan (Bonython 353) to suit our block which has ocean views at the rear. We moved living areas upstairs & bedrooms downstairs.We moved almost every wall & room and added quite a few items that were not normally offered. was very poor indeed as it was not pointed out at all.Check everything if building with them & check again.But my final advise is to steer clear & go to a company that really cares. First Time Success - so far
We signed with Lincoln Marshall at Mt Barker early last year, but then our circumstances changed and we could no longer build the home we had designed and planned to build. Lincoln was understanding and we left with no hard feelings... particularly as our circumstances changed again this year, which has enabled us to build nearly straight away! Sterling staff have been wonderful to this point, and even recommended people to help us get our house through council quicker (we have an existing development on the land currently) which obviously is a cost to us, but it is also our choice whether we do it or not. To be honest we have probably stuffed Sterling around more than they have us, but I will report back once we've gone through council. I daresay we will still be in contact with Lincoln, and he has been more than happy to help us throughout the process. I have told friends how involved Lincoln has been with our process, and they are flabbergasted at how much attention we have received & how rare it is. I think we need more people like him around! We built with Sterling Homes 2 years ago in Port Vincent and I must say that they were great with the time frame. Considering we built out of Metro area handover was on time. Yes we had a couple of things that were wrong but they were fixed at no extra cost to us. The lady at selections was more than helpful and even the salesman knew his information and was very helpful also. I would definitely build again with them!

To get what we wanted from a house whilst working from home, with 3 children and 2 pets we had to build and i think we've come out with a pretty good home, it takes a little time to understand the building process and i believe you have to be decisive with what you want but i can recommend building with Sterlings after you move into your new home its all worth it.
Price and ability to change the design to exactly what we wanted for our awkward shaped block of land

Way too slow at everything. Costly.
The salesman was great but that is as far as the experience goes.
Start price seems ok but any variation/selection is VERY costly. Using our own design has made the process longer but there have been long periods when nothing appears to be happening. Ten months from signing contract to final sign off. We have been left in the dark through the whole process as we were only contacted once in that period, that reason being that they had not sent out the paperwork to us for final selections. Me and my soon to be wife have signed up with sterling homes because my parents built through them and had little to no dramas. We are first home buyers and I don't know if that means dollar signs to the sales people but surely doesn't mean so to us.

Not to mention they promise you the earth and leave you with just the soil. if my fiancé didn't love the design I would have pulled out many months ago and gone with a decent builder. It took for us to constantly hound the office staff to get anywhere with our file, for a good fortnight we rang everyday. They have lazy staff, have heard it from others also. They don't care about you all they want is your money, even when our resources where depleted they insisted on throwing more variations our way for pointless things. Signed up last year, had selections at the start of the year, council plans were submitted early march and we now only just have a slab, as of 2 weeks ago. tion. There is absolutely nothing positive to say about Sterling homes whatsoever. In fact the only nice thing about our building experience was not having to deal with Sterling again. It's hard knowing where to begin, they are so bad on so many levels it's almost impossible to articulate in words but I'll try my best to help you understand why not to build with sterling. Let's begin with the staff at their head office, they are the rudest bunch of [censored word removed] I have ever had the displeasure of meeting. Their incompetence is matched only by their arrogance and rudeness. Because nothing ever happens with Sterling unless you push, and I mean push like a mother giving birth to her first born child, you'll find yourself constantly on the phone to them which they have no problem making very clear to you in the rudest way possible that they do no like. The idea of actually having to do work is so abhorrent to them that they actually exert more effort trying to make this clear to you than they do in actually getting on with the building of your house. At one point when I tried to ask why my house had gone past the 8 month build time I was hung up on after a long winded sigh like the sound of a deflating hot air balloon through a sippie straw. Who does that? Sterling homes does. In fact the only thing sterling homes does on time is send out drawdown and ammendment to contract letters which they promptly follow up and threaten interest if not paid according to their time frame, as for building your home that too is only done according to their time line that seems to opperate in line with Einstein's theory of relativity where the sterilng homes reference frame seems to moves at 1/100th of normal time. In fact my neighbour's hours was started 2 months after mine and completed 2 months before mine (clearly he didn't build with sterling). As for the build quality I have never seen worse. The doors in our house were hung out of line and the external doors were fine until it starting raining and then they let copious amounts of water into the house. The guttering guy, whatever you call them, put the gutters on wrong so sterling had to arrrange for them to be redone which involved removing tiles from the roof before fixing the gutters. The tiles were not replaced and it rained destroying the insulation and gyprock which sterling naturally refused at first to replace without cost to us. Many arguments and threats later they gave in and did actually replace everything at their own cost but this naturally dragged the build time out even longer. One of my favourites was discovering during the final inspection that a tradie had deficated in the toilet and not flushed it, so that his little bundle of happiness had sat there for so long that it had dissolved into a stew of filth for us to enjoy. The site inspector just laughed a hearty laugh and flushed the toilet, they didn't bother cleaning it like they were supposed to, oh no they flushed the problem away just like they do any chance you'll have of actually enjoying your newly built home. Sterling are also very cleaver at finding ever inventive ways of soliciting more money out of you with their amendments to contract for the most perculiar things that should be included in the initial contract price. So you'll need to challenge everything they send to you and essentially refuse to pay it or your build price will continue to blow out to all new record highs. This is also because selections are absolute garbage and the basic range is so brain hemorrhagingly bad that you'll want to upgrade almost everything which will cost you your first born child in slave labour until their 21st birthday. Even the upgraded range is far from impressive and looks second rate and will start falling apart within the first month of you taking possession of your freshly built domain. A friend of mine is now building with sterling, despite my pleading and begging him not to, and now he is also suffering the same indignity. His place is taking even longer than ours took to build and it is looking like the build time will exceed 12 months. Imagine entering the seventh circle of Hell for 12 long months. We built with Sterling and found the experience good. We built one of their two storey designs which they were only too happy to modify.We changed the plan three times which did not seem to phase the salesman at all.The staff were also helpfull. When we rang the office we recieved an answer to what we had asked for, and if they didn't know the answer straight away they would find out and get back to us.We are very happy with the end result. I have recommended them to one of our friends who is now building with them. They have told us that they are also pleased with the way things are going for them.

My husband and I built through Sterling and really regret it. We are now living in the house but it took 2 yrs to build and it's just a standard 4 bedroom house. They pored our slab wrong and wouldn't take any responsiblity for it because to fix it, it would cost them $30,000 so they just patched it up for less than $100. A month ago our dishwasher broke down and now we can get it out to fix it because Sterling didn't put our floor boards underneath the dishwasher so it is sitting on the slab so that has resulted in us never being able to get the dishwasher out unless we pull our cupboards out so then we can lift it out. They use very cheap products and the average stuff cost a fortune. These people ruined us. Their are no words to discribe how I feel about them. They don't care at all for their customers once you have signed up and the managers don't want to know you. I could write a novel with all the problems they gave us. I throught that the first time that we build our first home should be exciting, but not any more after buliding with sterling home. We now facing a lot of stress and its been a year and three months, and we not even have handover yet.We try to talk to the manager of the company about the issues that we have with the electricety meter and water metter, but he was very rude and had ago at us. Hi guys, we built with Sterling 3 years ago, moved in 2 years ago. The water pressure in our ensuite shower is virtually nothing but pressure in the main bathroom shower is great. Im guessing its a head or handle flow problem. Would Sterling cover this issue since the house is only 3 years old or do i have to call a plumber and cover the cost of the fix myself?

They under quote you and also sweet talk you to hide their lies, they told us between 6 &8 weeks before they start building it been 12 weeks since we settled our land and they stil say waiting on council approval to me that is a lot off poo

I'm sorry to say we engaged Stirling Homes Queensland to build our home and it has also been a nightmare. They promote that it's Stirling with an "I" as obviously the other Sterling Homes in Adelaide seems to get a lot of bad reviews but they both sound about the same. Sweet talk and cheap price at the front end and nothing but lies and incompetence once you are signed up and they have a hefty deposit and you have nothing much to show for it. I wish we had never heard of them. How they continue to do business is because people like me didn't look into them properly. A mistake I will never make again and probably the best advice I can give a potential owner is do your research- check the QBCC website, google them, ask for referrals which are not by staff members with an alternate surname, and go on to sites like this and ask others about their experience. If I'd done those things I would have run a mile! I think product review needs to create a seperate listing for Stirling with an 'I' (for Incompetence) - so people can share their experience and not get caught out like I did.

What can be done about the apparent fraud being committed by sterling homes. There appears a lot of the same type of complaints appearing on a regular basis.
...... Finding rock on site despite no indication on soil reports, this is interesting given that in many cases they have established the blocks and filled the block?
...... Need for more cable to meter box and hole, This is an obvious rort when they set the block and house position on block and why does it seem the same lengths are appearing in all cases?

Yes that sounds like sterling homes to me and glad I am not alone.
I believe that is how they make their money.
At first the house and land build price is good better than other builders but I feel when all the extras are added to your account it brings the build price up on par with other builders and maybe even slightly higher.
After all my estate was completely developed by sterling yes they brought the fill they planned the house positions they planned it all.
They will tell you Actium developments isn't part of sterling homes but if you ring the developers office who would believe the receptionist at Sterling homes answered your call.
Just an update, Sterling where asking for extra cable above their 10 m allowance, measured from pit to house, 4.8m ground to box 2m, allow .5 m down and .5m up for below ground component. That totals 7.8m well less than the 10m allowance, could this be classed as an attempt to obtain extra money by false pretences?
Hello Everyone, I applied to work for Sterling Homes as a sales consultant. Whilst I have not heard back from them yet, I did have concerns about most of the comments here that were all similar to each other, as in the negative comments about people's experiences. Whilst I can understand the frustration of most of the comments on this site and can relate to all of them as I have built myself (not with Sterling Homes though). On the flip side of most of these comments, I did realize there are only 43 comments/complaints about Sterling Homes in this forum. Most of them were over a 4-5 year period. I feel terrible for all the people that had a bad experience Sterling Homes as it should not be this way when building a home. But you have to ask yourself as I have done after reading all the comments, this is a company that builds 800 plus homes per year. Maybe I will not hear back from them as most of you have said LOL (said with tongue in cheek). However, if I do, I hope I can turn things around for the better. One thing is true though, a building company can be let down or even destroyed if it is only as good as it's tradesmen. Cheers
