Have anyone recently built with 101? How is their build quality ? Like some of their house design but feel a bit horrified to proceed after looking at google reviews, do not wanna stuck with a leaking house since this is a huge investment.

We completely understand your concerns when making such an important decision. We can say 101 have built over 1400 homes since 2011. Initially along that journey and through the building boom, all builders had some quality issues if we are honest with ourselves, 101 were not immune to that and we have since addressed this.

We spent a lot of time developing an upper floor detailing and weatherproof system that in our view leads the market in ensuring a quality, safe, watertight home for your family that is unique to 101.

We are currently building with 101. Had a pleasant start to the process, and were excited for the build to begin.
Then we received an email to say that it’s the owner’s responsibility to organise the ‘stormwater’. We looked at the contract now to discover that it’s ‘not included’, yet at no time were we alerted to this important process.
Would just like to confirm if this ‘stormwater’ is the soakwell(s)? We’ve looked at out site plans and there are symbols where the soakwells should be. We’d be really disappointed if this was not included. It’s not so much the extra payment, but the hassle of organising yet another thing that could have easily been included in the build price. What would be even more disappointing is if it were a sneaky attempt to not include it and making the ‘build’ more affordable.

We are also excited to be starting your construction process and we look forward to continuing the high level of customer service you have received throughout the sales and prestart process.
We can confirm that stormwater is the soak wells/connection which we are required to show on the final plans to obtain the necessary approvals. We apologise if we have not been clear throughout the pre-construction process that this was left out of your contract and nominated as owner supplied, however this is quite common for our clients to do. We are certainly more than happy to provide a quote to include stormwater as a part of your contact which would eliminate the hassle of owner supplied coordination during the construction period.

Has anyone here build with 101 residential and taken up their plunge pool inclusion? Are there any hidden nasties I should know about? The only reason I enquired with them however now they are really taking my interest with their designs etc. Would love to hear someone's experience who have built with them including the pool

Sorry, the promotion we got was the one with the kitchen package, air con, high ceilings, stone bench tops.
The swimming pool package came out next.
The best thing is to ask them all the questions you have -
What comes with the pool?
Is fencing included?
How much paving comes with the pool?
Is there a pump?
Warranty period of the pool?
You may wish to upgrade your pool and pay the difference - jets at one end, or add connections for future pool heater or water blade into the pool as a feature.
Sometimes, you may get it at cost price through the builder, just depends on theirbuying power.
Just ask them.

Can I ask how your experience was? And how long your build took? I’m stuck between choosing between 101 and blueprint homes. The bad review on 101 scare me.. but the pool inclusion & two storey house IN my budget is very attractive. (Alkimos/Jindalee/Yanchep area)

We too are looking at the splash and panache promotion. The pool comes with pump, filter, delivery and installation. No landscaping and fencing is included. It’s the allure swimming pool by aqua technics, 5m x 2.5m. We spoke to a salesperson today and the promotion is available on one storey and custom builds too.

Hi! I'm considering building with 101 Residential, but I'm finding that they are being very threatening. For example, we will only include the aircon and high ceilings if you sign up tonight. It won't be on the table tomorrow. I'm getting a little fed up with their tactics and want to make sure I'm 100% comfortable before signing on the dotted line. Has anyone else had this, or is it just the particular salesperson I'm dealing with? How much does everyone negotiate on inclusions? Thanks in advance!

Hi, I think most builders tend to be like this and offer inclusions etc forcing you to sign up in a certain month as I believe prices change and their commission etc can change accordingly, I didn't get any negotiation really on the inclusions and I was slugged with paying more money once the 3 month price had passed as my land wasn't ready to build on yet. At the end of the day they're sales people and they're out to make money. I would shop around with other builders first before making a firm decision. 101 residential have good build quality and are friendly however some of their department lack knowledge which unfortunately made my build a little disappointing. Hi Mat we have been in our 101 home for a couple of months now. I do remember that they offered certain promotions that were for a limited time only (expiring the end of the month) So perhaps that is the situation with you . Go to a different sales man if you aren't happy with that one - though their input is limited once you have signed on. If you do sign on triple check out who will be your site supervisor and how long they have worked for the company - they are the most important person you will deal with - if you can request that they review your plans before you finalize prefit - the supervisor we ended up with about a quarter of a way into the build completely transformed our experience and we couldn't be happier with our new home (see our review) . Hi! Can I please ask the building inspector which was used to inspect your brick work GSBA. We visited our house today and a whole wall including the window frames had collapsed in the wind. We have had no end of trouble since day 1 and are really regretting signing on the dotted line with 101. After this weekend and our experience so far we have little confidence in 101 now. Any help please. Thanks.

Hi,
We are really gutted to hear this, or though not really suprised. Our build started off in the exact same way and it all went pear shaped very quickly after that.
We used BSP Building Inspections, they were good. However we have also heard good things about Jims Building Inspections, Vic Park.
I can only hope that 101 Residential can actually take ownership & responsibility of building your house. How unprofessional and ammeturish this company can be is almost to much to comprehend. No doubt you are spending your hard earned incomes on a mountain of debt building this house, just like us, this whole saga with 101 has cost us so much more than the mortgage we now have on this house.
We have had so many messages from other clients of 101 and about 800+ views of our review on this site, we can only hope that at least a handfull of people have dodged the 101 bullet.

Has anyone built with 101 Residential in Amberton? We are concerned about all the negative reviews on here.

Hi

We are not in building in Amberton but we are building north of the river / northern suburbs. You would be exposed to the same supervisor, managers and trades that we have been. I would not build with this company ever again, no matter what location.

Go and have a good look at 101 houses under construction in and around your area, this should answer your question as well.

Hi,

I can only concur with the previous response above. The 101 Residential offering maybe attractive from a cost perspective, but from personal experience you will end up paying more due to delays & the mark up of upgrades at pre-start. You can actually build a house with a boutique builder small builder cheaper, with no headaches & a quality product for the same price as 101. I know as this is what I have done!

Hello Margaret we just been let down by 101 omg 5 months in the making of our plans we were told yep we can do that yep we can do this and paid $5000 deposit on a single storey build and then everything went south... We had to start again as the plan didn't work! We were told by the sales manager we would get our deposit back as this is embarrassing etc and here here's another sales rep if he can't help or your happy with then you can still walk away with your deposit... Well after today of the abuse I got after saying look this isn't what we want we were told no we can't have our deposit back as too many man hours have gone into this... Who can I contact to get our deposit back?? What a joke I built my first house with them and it was great but 5 years down the track hell no!!

Hi Kimally,

Unfortunately 101 Residential are not obliged legally to refund your initial deposit. There documentation is water tight, but you may wish to get a legal opinion based upon your experience, although this maybe an expense for no return.Whilst it is probably a significant amount of money, from our own personal experience perhaps cutting your losses & moving on will prove the better decision in the long term. My only other suggestion is to contact either the HIA or MBA to see if they can offer any advice, however they are industry based organisations.

Has any consumer been hit with around another $25,000 for GST? This is on top of the advertised house price only and not including anything else.

We paid GST on our build too if that is what you are asking? Slightly more than yours but it was listed out in the contract when we signed it. All the variations had GST Included in the prices. Total paid by us was contract price + value of variations - all the paperwork was clear about GST.

Or do you mean that the price on the 101 website or flyer didn't include GST when you were signing up so this was added into the contract? We had a fairly custom build (8 pages of modifications in our PCQ) even though it was based on the Frappe display home - so the advertised prices didn't mean much to us. Our design cost about ~15% more than the full display home fit out cost back then - but we have about 15% more floor area too. And at the end of the day,the price written down before we signed so no surprises for us.

Thanks, 101 advised me that GST is included in all of their advertised priced homes, so just wondering how come they suddenly add the GST of the advertised price on top?
