Terrible service
What ever you do - do not use this company.
Terrible service, they don’t answer your questions, so slow at actually doing anything. Will try and fight the published minutes even though they are the ones that write them.

Continued lack of cooperation
Your reponse is inadequate as the on site building manager is not a qualified Tech and cannot resolve this problem. I have attached the email exchange that commenced December 2020

Challenge Strata Management refusal for me to have NBN in spite of a BCCM conciliation agreement
In spite of a conciliation agreement by the BCCM Challenge Strata Management have place extra conditions on me to make it more difficult for me to allow NBN to connect me in my owned apartment.

Serious concerns regarding management of body corporate by Challenge Strata Management
I have grave concerns regarding the management of our body corporate. They have neglected to follow up on an asbestos report, have inadvertently advised our insurer that we have a tile roof when it is an asbestos roof - yet deny this. Now we have an excess of $10,000 as a result of this non-disclosure. They have taken out 2 insurance policies on our property and this was not noticed by them. This was detected by committee and we are still awaiting a refund of to our body coporate of ~$4,000 months later. They have also charged repair work f...

Read more We have provided documentation that confirms the initial information provided to the insurance broker, and subsequently the insurer, was provided by the Committee in 1991. Each year the Committee reviews the insurance policy and has a duty to disclose information which may impact the policy. The Body Corporate resolved to proceed with an alternative insurance broker despite our recommendations to proceed with a strata specialist broker to ensure the Body Corporate received optimal coverage. Our office has followed up in relation to compliance reporting without response from the Committee. We acknowledge the administrative error which lead to the dual policies being in place; we immediately advised the Committee that we would reimburse the Body Corporate accordingly, which is currently being processed. Challenge Strata Management has a strict invoice approval system which provides a copy of the invoice to the Committee to review prior to approval. In this instance, the invoice was addressed to the Body Corporate and was approved by the Committee for payment. Once identified as being incorrect, our accounts payable team rectified the matter for the Body Corporate. We are more than happy to clarify any further concerns in private to ensure there is no further miscommunication. I couldn't agree more with the review by len on 21st June 2018. I will go one step further and advise that Kyla Smith should be in jail for fraud and never be allowed to work in the strata industry ever again. As len wrote, Challenge Strata are unreliable, unprofessional, ignorant, manipulative, irresponsible and I'll add downright dishonest. When informed of the fraud committed by Kyla Smith with evidence provided, Challenge Strata refused to take any action.

After many years of professional service from Challenge Strata Management in handling the Body Corporate Affairs of the community that I live in I did not not hesitate to recommend their services to the committee of Meerawa Close a community where I have 3 investment properties.

Terrible company to deal with. Does not respond to messages or emails to a simple query regarding the repairs to common property for the estate. They lack the customer service capability or skills to be effective at their jobs. Will be lobbying the committee to remove Challenge Strata Management as soon possible and moving to a more competent company that actually values their clients.

To correct a typo to my previously sent review - Extremely lacking body corporate knowledge and C.S.
In my opinion, this company should not be in the body corporate business. They give incorrect information regarding owner's rules for body corporate issues to both the onsite manager (who they organise and recommend to the committee to take on that job), and to the property owner. They ignore owner's emails and are very arrogant. I have no confidence in them and the way they advise the body corporate committee members on decisions at all. I never received any apologies for all my anguish. They do not know or care about the rules. They do not answer your emails when I have sent them proof that they are mistaken. They have an 'us against them' attitude. They have a lot to answer for in regards to people's stress levels when all the people are endeavouring to do is to leave a peaceful existence in their owned home within a complex subject to rules. They do not own the property nor do the onsite managers who answer to them and the body corporate committee. Rude and incompetent
We have owned an apartment in a Gold Coast complex for 2 years and our Strata committee have had nothing but problems in dealing with these people. They refuse to have any conversation with owners who are not on the committee even if the enquiry is a simple one. They seem to overlook the fact that the owners are paying their fees!! As a committee member I have found that they make numerous errors in compiling accounts and budgets and only send out notices of meetings at the last possible moment. A lot of the problem seems to be that the highest qualification held by any of their senior staff is a Cert IV. None of them seem to have passed "Good manners 101"
Not good enough and we are looking to have them removed.

Poor service and just a bit arrogant
We have just bought a property on the Gold Coast and I have had incredible difficulty in dealing with these people. As a new owner in the complex, and with considerable real estate experience I might say, I have found these people to be most unresponsive. Calls are never returned, emails are not answered and follow up calls are fobbed off. What they do seem to be expert at is charging fees for every single bit of paper that is asked for. These people need to take a good hard look at themselves! They can be very rude,uncooperative & lack the professional approach necessary to run an efficient operation.Their initial promises of timeliness in responding to correspondence,responsibility & transparency are sadly lacking.Their attitude to their clients is not of the standard that one would expect of a Body Corporate Manager & I suggest others looking for such a Manager should look elsewhere.

They are rude and will not return your emails or calls. I have had nothing but trouble with this rude bunch of people. I highly recommend staying clear of this terrible company. When you call they are either to busy to talk with you or when you are worthy of their time they treat you like scum. stay clear.

Un Professional and Rude
I am a plumber who did some work for this mob after they accepted my quote I did the job after the job was was I sent them an Invioce but they said they were not going to pay it because they thought it was too expensive (thats what i thought a quote was for ?????) .I continually rang up and left message for them to call nobody retured my calls was hng up on on several times when I got to talk to some body they said it was not there problem and could do nothing about it still waiting for my 7k absolute grubs keep well away from this mob.

Challenge Strata were the worst Body Corporate Managers to deal with. They were rude and although they have a promise of a returned phone call within 2 days, it never happened!!
