Does Latitude 37 build in Templestowe area? Do you knock down and build?

We have built our house by Latitute37 in Brighton. I don't know if this company built any houses in Templestowe.
Yes we did knock down and build.
My suggestion to you to give a company a call and ask as many questions as you like. They are very easy to dill with.
This company has got very professional staff.

Hi Esperance homes,



You advertise heavily on you website about "Design Flexibility" to suit customer requirements and include a Portfolio Duplex home designs that have varied tremendously from your original Morgans floorplan. Also in the Display home built on Chesterville road, the floorplan differs to the original Bentleigh to a significant extent, where the position of the staircase sits differently to the original Bentleigh. Does Esperance actually allow customers to built these designs (ie. its not just sales talk and marketing material) that customers actually do have the ability to vary your floorplans? If I wanted to replicate the Chesterville display home as it is marketed as your display, would that be possible?

They (Esperance/Latitude 37) refuse to fix price our new home proposal but yet we were told this would be done early on during the pre-site process. The reason being is that they are not sure if the site contains rock underneath. We've supplied a soil report and they've ordered a geotechnical report for our land.
Our land is the only undeveloped plot in an established suburb with up 21 homes on the street. Some homes on the street are over 10 years old. Has anyone experienced something similar with this builder? We are starting to feel unsettled and considering looking at other builders. Any suggestions here?

Hi SamyJo, the builder "should" be able to fix site costs based on the soil/geotech report (keep in mind they will cover themselves so as they are not out of pocket). Would be interested to know how they propose to factor this in (provisional sum etc). Ensure you are happy with the ALL the details in your contract BEFORE you sign.. once you sign... its what you and the builder must abide to by law. Hello SamyJo, this is odd. With our development most of the knowns were catered for. They did in our contact make a $10000 allowance for storm water, and additional plumbing. At the end of the development a refund of several thousand came back to us, that wasn't used. If it's like us the bank wont sign off on a loan unless it's fixed price. A good idea is to explain this, as the project can't move forward.
Once Latitude is up and running they are excellent.

Our policy of being up front about site costs is correct and is a key point of difference in the industry. However, it is not possible to accurately quantify site costs until we have collected and assessed all relevant site information. Rock can be particularly expensive to excavate and remove if it is encountered so we need to ensure we fully understand the depth and extent of rock to consider the likelihood of encountering during construction. We recommend that you discuss further with your Custom Home Consultant. Alternatively, you are welcome to take advantage of our Director’s Guarantee to escalate your concerns if you feel that would help ease your concerns.

Despite repeated chase-ups and filling in forms at their Display Home in Keysborough and their website, we haven't heard back from Esperance at all. Just wanted to check and see if anyone else has had the same experience?

Hi, we are looking into Esperance homes for a build, so far things look great compared to some of the volume builders we've encountered. We are meeting with them soon to discuss initial plans etc, but we are wondering... Does Esperance homes allow the client to nominate 3rd party contractors for specific works (e.g. Air-conditioning)?
Confusingly, we have been told "No" by some of the volume builders, but then speaking to our preferred contractor, they will say they have done plenty and even show you approval letters etc.

Hi Al, I did not ask Esperance about using any of our own contractors, so could not help with your question. But happy to recommend them as being flexible and easy to deal with.

While we are more flexible and service focussed than most builders, we generally do not permit 3rd party contractors on site. Our prior experience shows that it unnecessarily complicates the project – we prefer to work with our own contractors who must be pre-qualified and consistently meet our expectations with respect to quality, safety, service and timing. By allowing third party contractors on site, we lose control of the process, potentially tarnish our reputation and expose ourselves to risk. As a compromise, where a contractor can demonstrate that they can work to our high standards, we might consider engaging the 3rd party contractor directly. We assess this on a case by case basis. Where it is allowed, the client’s preferred contractor completes the work but we are able to maintain control of the quality, service and timing of the works.

I have read some amazing reviews from your clients and just found out that you only build in the Eastern/Southern suburbs of Melbourne.

I reside and planning on a building a home in the Western Suburbs.

My question is do you recommend any builders that you can refer to me who are just as reputable as Latitude 37 who build in my area?

Thank you for your enquiry. As you correctly note, we do only build in the East, South East, Bayside and Mornington Peninsula areas. We are not particularly familiar with builders who operate in the West so unfortunately we cannot recommend anyone. All the best with your project.

We are thinking to KDR and build a double storey somewhere in between 35-40 sq, we have most of the idea on how we want it but we don't have an exact floor plan only a sketch draft, we are considering Latitude 37, but we heard the price is a bit high. Just want to ask what's the average sq costs? and what's your charge for design? and what's the inclusion?

Hi we are thinking to build with them due to many positive feedbacks from this forum, I am hesitating now after reading your comments. I was wondering weather L37 has fixed some of the problems by now? Would you recommend them?

Hi there, I think you must be mixing us up with someone else..or product review is. We gave Latitude 37 rave reviews....they did an amazing job on our home. We could not be happier and have no problems with the house since we moved in on December 19 ....happy to answer any questions though. Cheers Sal

Hi from me as we'll. I don't know why you think I made negative comments. I was just pointing out that all building projects have little problems but the fact that they were all solved shows attention to detail. I have recently had my three month maintenance and the few minor faults were all corrected. I am very happy with their service.

We are looking for a builder to design and build on a sloping block we have just purchased. Looking at the reviews of some of the larger builders makes us nervous about who to trust. Can anyone recomend a builder they have had a good experience with in Melbourne South/Eastern Suburbs who could design and build???

We have designed and built many homes on sites with fall - larger builders are setup to site their standard homes on a flat or benched block. We have an in house design team and we can custom design a home to work with the slope of your land, capitalise on views etc. We have built and are currently building a number of homes on sloping sites (up to 10m fall front to rear!). So we certainly have the capability to design a home for your needs.

We focus on custom design in the Eastern & South Eastern suburbs and Mornington Peninsula. We charge $500 for a no obligation design concept and build price quotation.
