Successful Two Storey Modern Build
When we first bought our weather board home over ten years ago, our intention was always to knock down and rebuild. Over the years, we slowly began to look for inspiration, to start piecing together the look and feel our forever home.

As expected it was not all smooth and problems did arise, but the end result makes it worthwhile and we are overall happy to have engaged Latitude 37 as our builder and have recommended them to several people. Latitude 37 was a clear winner during the vendor selection process. We were impressed by the quality of their display homes, the professionalism of their sales staff and their ability to understand and value our dream as their own. We were extremely surprised with how well Latitude 37 met our design brief. They nailed the floor plan in one go, we only made very minor tweaks. The interior design process allowed us the time to sit with a stylist to carefully select the materials and finishes. This was invaluable and we truly appreciated the meticulous care and detail given to every aspect and feature of our home. Good, but room for improvement
As per anyone who has built, I could easily write a 1000 words but I'll stop at around 100 and outline just the main points. In my opinion L37 is worthy of consideration of your next build with some caveats.
Good : Impressive end result, reasonably priced, good design team, responsive on maintenance fixes post build, some genuinely nice and professional staff
Bad : hit and miss on sub contractors (plastering and surveying especially), poor quality control with some of these trades, site supervisors can make or break the success of various st...Read more

From start to finish ... everything was as professional as you could expect, if not more.
From the day we decided to build with L37, everything has been so professional and so accommodating.
The workmanship and quality is outstanding, and from walking through when the slab was first poured, to now living in it for the last 6 weeks ..... we absolutely love it. Once the construction was under way, we were amazed at how quickly the house was built. We moved in 2 months ahead of schedule.

We encountered a couple of slight problems before the build, but L37 always had an alternative to the issue, and we couldn’t be happier with the outcome. Even to this day, if we have an issue, and they are only minor ones, a simple call to our Site Manager, Adrian, and everything is sorted straight away. We can’t thank Adrian enough, for his expertise during the build, and for his “If this way my house, this is what I’d do” attitude, as this is what we asked of him from the day we met him. To all the staff, Adam, Kaeli-May, Ashlee, Mick, Craig and Adrian, we can not thank you enough for building such a beautiful family home the way we asked. We could have decided on a lot of volume builders, but to pay the extra money and have a custom builder like L37 on board, was the best decision we ever made.

We would work with Latitude again
We moved into our gorgeous new home around 6 months ago, - and we had a good experience building it with Latitude37. While there were a few hairy moments pre-contract, once the build started our experience was excellent.
Did things go wrong sometimes? ith and even though they build a lot of homes, we felt considered and that the service we received was extremely responsive and sincere. There were two things I really appreciated about Latitude. The first was their willingness to build our home, and by that, I mean a house that is bespoke to us and our needs and taste. We included a number of bespoke features and additional sustainability measures and they have delivered something beautiful and practical. Secondly, their responsiveness to reported issues is outstanding. Whatever questions we had (regardless of how naive as a couple of house-building newbies) they answered and they were diligent about ensuring that any concerns were addressed and followed-through. Today is a great example. While getting some work done on our roof this morning (unrelated to the build) we noticed an issue with one of the gutters. I contacted Latitude 37 and as I type this now the issue has already been addressed. Now, maybe the plumber was in the area, and maybe I was just lucky - but that's amazing service. And it's that responsiveness and consideration of owner's concerns that I think makes building with them such a good experience.1 comment

1. The overall progress is smooth and being well. Due to L37 is quite big company which consists of different department. So, during the progression, we had experienced different person in each field which is fun. (Pre designer, internal designer, electrical consultant, many site managers, construction manager and so on)

I understand you had some difficulties with the demolition contractor which was not part of our construction contract and disappointing to hear that they didn't come to the party to compensate you for the costs we incurred. Quality build, ahead of schedule!
We purchased a sloping block at the new Tullamore Estate in Doncaster, and after reading many positive reviews and inspecting a number of L37 display homes we felt comfortable to proceed with them to build our family home.

Great builder to work with
I needed a builder that can take complete care of the construction of my home, so that I can focus on my day job. Latitude 37 delivered exactly that. Build quality and workmanship were top notch, inspections were thorough, only minor defects were found and were all addressed.
There were some communication gaps between site managers during the construction (different site managers look after different stages of construction), and sometimes I had to repeat myself when a new site manager takes over. But that was promptly fixed after talking to the project management leader.
Overall, Latitude 37 gave me a worry free construction experience and delivered a quality home.

Very happy with our dream home
Our home was custom designed to suit the needs of our family, the lifestyle we were seeking (outdoor alfresco living and integrated pool), as well as the shape and orientation of our block. Frustrated client, sad home
Against advice from many people I decided to build a house for the first time.
I first engaged an architect PPBS to design my house and I was burnt badly but that was another story. I chose latitude 37 after being introduced to L37 and looking at their multi-million dollar display house at Belmore road and reading their beautifully presented website and flyers. had many L37 clients sending email to me with similar experience to mine. Volume builder. L37 is not a customer builder. Latitude 37 is very much a volume builder. They do not do knockdown and rebuild. I had to do my own demolition. They only wanted an empty block of land that they called empty canvas. Yet they would only build on the slab and whatever sitting above it. Or may be only if your project is worth millions of dollars since my house is only a single storey 3 bedroom nothing flashy hut. They wont do my landscape, gates and fencing after the sales consultant sucked me into signing up with Lat 37. We drew up plans for the house, landscaping, fencing, gates etc. The next L37 person came along and crossed them all out except for the driveway, after severe pleading from me. Subsequently every person at Latitude 37 that I came in contact with said that the company they were working for simply do not do landscaping or fences. Except the CEO of course. Doug insists here on product review that L37 builds anything.

Peace of mind and great experience
Our build was completed in a couple months earlier than expected. The staffs are knowledgeable and supportive. Particularly our site manager Steve is well managed with the onsite construction. He was able to bring us a great experience during the progress and achieve the best outcome. We would recommend Latitude 37 to those who pursue the best quality.

ely first class, there was a lot of interaction with us and we were very pleased with the results. The only relatively minor area of criticism we would have would be with the initial internal paint quality; eventually though it was done to our satisfaction with no fuss or push back. In this regard, we offer our highest praise and thanks to our finishing construction manager and the area manager for his incredible patience, calm demeanour and absolute commitment to quality. There were a number of managers also involved along the journey and they were all very good to deal with. All of the design and costs were agreed up front so no issues there. We're glad we ended up going with Latitude and we highly recommend them.
Latitude are professional builders who are quality focused. They were communicative, open and are invested in being a home builder whose reputation rests on quality and prestige. We were anxious about choosing the right builder for our home, and wanted to avoid the usual volume builders who we felt might rush or use cheaper parts, or not care so much about the final quality. For those on the lower end of spending and being careful with money (like we were) paying a little...Read more
more on your home when it's built pays back dividends later. In the scope of Latitude's builds ours was probably a smaller project (33 squares on very flat land, nothing overly luxurious) - we took one of their template plans and made some modifications to it. The actual build itself was incredibly smooth and thorough, with excellent communication with the site managers, who we enjoyed working with. Latitude caught many of the natural issues that occur during builds before we'd even got to them, proving their eye and desire for quality. Our final site review only resulted in a fairly short list of issues to be resolved. There was no time during the build I felt concerned. The cost of the build was always on point. Being through the process I would definitely approach things differently, which is natural. I'm going to note some of those things below that I would have liked to be treated differently, but keep in mind that these in no way would prevent me from choosing Latitude 37 again. All builds will have issues, of course, and what matters is the way in which they're handled by the builder. This was our first home build, so we naturally had some learning experiences. - There are high costs for modifications later in the project. Make sure you know exactly what you want before the contract is signed, that locks you down into a cadence, with penalties for delaying milestones. I don't think we were actually charged for missing a milestone a little, but it's in the contract and might occur if there's substantial delays on the client making up their minds. It's just to prevent things from stagnating on the client's side, but it's in the contract.1 comment

ber of changes along similar lines have already been made to our process which address much of what you commented on. For example: - Changes post Contract - while we do encourage clients to review all selections in detail by the time we reach Contract (as that ensures the most efficient build), we are happy to facilitate changes on site. While there is no penalty for doing so, depending on when the change is requested, it may longer be possible or it may be more expensive than would have been the case if decided upon earlier.Similar opinion? - Issues with planning and design did take too long, but builder recognised their problems and owned them. They were compensated for somewhat
- Some design faults compromised layout of some units, but again alterations were made not at my expense
- I made variations to the units so the cost is inline with the changes made
Overall really happy with using Latitude 37, this was my first development on my own and to be advised along the way was a great help. Need to shout out to Lorne as he efforts will not go unnoticed

Our 1st build with L37 - 29sq Single level home
Overall we thoroughly enjoyed the L37 sales and design experience, and overall the build was smooth and timely and the site managers and staff were great too with communication as required. They have great quality control measures also.
Do check roof tile shapes carefully. We picked a grey flat roof tile sample, but when it was installed it was a standard curved profile tile shape! Very disappointing at the time as I wanted a more modern looking flat roof tile profile... the sample was just a colour sample, not a piece of the actual tile!

The build did go very well, we recommended our friends to build with them also, with which we received a $500 E&S Trading voucher as a L37 thank you. Just a shame the voucher is not for Westfield or Myer (something more useful) as we're not sure there is anything else building related we need right now - a strange 'thank you' in a way (here have a gift you may not need to spend)!? There were of course some build issues along the way which you expect (and were rectified well), and post hand over some issues for their maintenance department to complete, but mostly was handled well and in a timely manner. One item needed a few repeat visits to get a better subcontractor in to do a better / neater fix. Approx 1.5years in to our new home now and we do love it. A new home is still a money pit post build with driveway, paving, decks, landscaping, plants and irrigation! Almost complete!1 comment

e is inconsistent with what was installed but i can confirm the tiles are as per the specification/Contract. Any other niggling items will be attended to by our maintenance and warranty team and I encourage you to lodge any concerns with them to be inspected. We do appreciate the referral of your friends and the E&S voucher we provided is intended for purchase of small kitchen appliances (toaster, blender etc) or a vacuum cleaner or other items to complement your brand new home. Latitude 37 built our wonderful custom designed 2 storey home in the South East of Melbourne. The build process was relatively quick and easy with little issues. Unfortunately we had delays with getting the gas connected to the house which delayed hand-over by 6 weeks. So instead of enjoying our new house before Xmas we had to wait until the New Year. Although this delay was not Latitude 37's fault it was disappointing not to be in the house before Xmas as planned.

there were some interior design flaws particularly with the master en-suite. I understand that the interior design process has been completely overhauled and now Latitude 37 have outsourced this and provide 3D versions with all interior designs which is a much better solution. After moving in we did have some issues with the comms work on the property which took some time to sort out but Latitude 37 did rise to the challenge and sorted out all those issues and everything is working perfectly now. There was very little defects with the build and all were minor and mainly cosmedical. Latitude 37 warranty and defect process was excellent, thorough and quick. Lastly all in all the entire build with Latitude 37 was excellent and a pretty seamless and stress free process. With respect to the gas connection, unfortunately dealing with gas authorities in 2018 was a nightmare with endless delays that were out of our control. We did everything possible to hold them accountable and escalate the issue to limit the delay. This situation arose across multiple projects and we understand was an industry wide problem. Thankfully in 2022, their service has improved markedly. I wish you many happy years ahead in your Latitude 37 custom home and I appreciate your willingness to refer Latitude 37 to friends and family. Has Latitude 37 got an answer for me. How could this happened. First day moving into my new house after the landscape was done I checked the water tank. I have seen dirty water in the toilet before. I found the leaves trap on top of the water tank broken at the rim and the mesh badly damaged, obviously done quite a long time ago. The plumber checked and there was no pump in the tank. The water pipe going into the tank was folded onto itself and taped together in quite a professional way. Obviously removed by a plumber needing a ladder to get up there to remove the pump.
Two days later on a hot 40 degrees day the new evap cooler failed to work.
The next day one of the new toilets blocked. Lat 37 blamed me for using too much toilet papers and blame the landscaper for putting dirt into the pipes!!
The week after, hoping to find something positive about my build I found the ceiling over the alfresco starting to sag and crack. I am trying hard to find something, anything built by latitude 37 that is done right first go.
Definitely not the gutters. Not the down pipes. Not the walls. Not the windows. Not the flyscreens. Not the doors. Not the slab.
Not the plaster ceiling. Not the floorboards. Not the sliding screens. Not the kitchen tap. Not the kitchen exhaust. Not the basin taps. Not the oven. Not the light switches. Not the evap cooling. Not the hot water system. Not the water tank.
Arrrh.....the carpets. They were put in fine. But only found out later that the carpet company refused to use the underlay that lat 37 charged me a lot to upgrade. Why. The quality of this expensive upgraded underlay was still too poor for the company to deal with.
Is this what Latitude meant by great homes happy clients.

It was my last site manager who ignited this whole mess by refusing to build a retaining wall that Latitude 37 had already taken money for. The same person buried my front porch under concrete. The same person covered my featured laminated timber beam with concrete on his own initiative. The same person who begged me to back signed stage inspections yet refused me entry into my own home. The same person repeatedly reported to his senior that the house was completed when it was not. The same person who offered to do private discounted work on my house but please keep this quiet he said. He offered to tile my shower with mosaic tiles from his home for a reduced cost. He offered to paved my alfresco for a reduced cost yet Lat37 refused to do the same because their previous work in this area failed badly. The same person who put on my site buildings materials that were not to be used on my project.
Yes. This same incompetent, untrustworthy site manager was now assigned to look after the maintenance services of my house. Is this for real?
It this how Lat 37 gets back at clients who complain about their bad builds?

Sorry to hear that. Which means how important a good site manager is! I was so lucky I had him for my last site manager. Even just had for 2 month. He just bright my life. We still keep in touch at the moment. Even now, every time I send him a photo with faulty. He just call his trades come and fix straight away. Very reliable person.
Believe me I am so happy for you. Yours must be the other Lat37.
