Has Latitude 37 got an answer for me. How could this happened. First day moving into my new house after the landscape was done I checked the water tank. I have seen dirty water in the toilet before. I found the leaves trap on top of the water tank broken at the rim and the mesh badly damaged, obviously done quite a long time ago. The plumber checked and there was no pump in the tank. The water pipe going into the tank was folded onto itself and taped together in quite a professional way. Obviously removed by a plumber needing a ladder to get up there to remove the pump.
Two days later on a hot 40 degrees day the new evap cooler failed to work.
The next day one of the new toilets blocked. Lat 37 blamed me for using too much toilet papers and blame the landscaper for putting dirt into the pipes!!
The week after, hoping to find something positive about my build I found the ceiling over the alfresco starting to sag and crack. I am trying hard to find something, anything built by latitude 37 that is done right first go.
Definitely not the gutters. Not the down pipes. Not the walls. Not the windows. Not the flyscreens. Not the doors. Not the slab.
Not the plaster ceiling. Not the floorboards. Not the sliding screens. Not the kitchen tap. Not the kitchen exhaust. Not the basin taps. Not the oven. Not the light switches. Not the evap cooling. Not the hot water system. Not the water tank.
Arrrh.....the carpets. They were put in fine. But only found out later that the carpet company refused to use the underlay that lat 37 charged me a lot to upgrade. Why. The quality of this expensive upgraded underlay was still too poor for the company to deal with.



Is this what Latitude meant by great homes happy clients.

It was my last site manager who ignited this whole mess by refusing to build a retaining wall that Latitude 37 had already taken money for. The same person buried my front porch under concrete. The same person covered my featured laminated timber beam with concrete on his own initiative. The same person who begged me to back signed stage inspections yet refused me entry into my own home. The same person repeatedly reported to his senior that the house was completed when it was not. The same person who offered to do private discounted work on my house but please keep this quiet he said. He offered to tile my shower with mosaic tiles from his home for a reduced cost. He offered to paved my alfresco for a reduced cost yet Lat37 refused to do the same because their previous work in this area failed badly. The same person who put on my site buildings materials that were not to be used on my project.
Yes. This same incompetent, untrustworthy site manager was now assigned to look after the maintenance services of my house. Is this for real?
It this how Lat 37 gets back at clients who complain about their bad builds?

Sorry to hear that. Which means how important a good site manager is! I was so lucky I had him for my last site manager. Even just had for 2 month. He just bright my life. We still keep in touch at the moment. Even now, every time I send him a photo with faulty. He just call his trades come and fix straight away. Very reliable person.

Why is there such a high turnover of managers, ceo, directors? Even the name was changed from Esperance to Lat 37. To run away from bad publicities?

hi Joe. On handover in August you said we just do the handover and you will personally take care of all the problems. In September you said you will take care of the gutters, Raven strip and general plumbings. Call me even after hours you said nicely. December is arriving I wonder when you are going to honour your words, personal promises as well as representing L37? Did you wash your hand over my job without the knowledge of your boss and thus personally ruining Lat37 reputation or were you instructed by your Latitude 37 management to stop honouring the contract?

Oh. I forgot about the doorstop. Twice you said you would drop it in my letterbox. You attached no condition to this as though you are happy to give me this should-have-been-installed doorstep. Remember that I actually have paid for this door stop already. Just that you some how forgot to install it and its absence somehow also missed detection by your fine tooth comb qc check. Has Latitude 37 got into this habitual practice of charging for items but not giving them. Ah yes, the retaining wall.
Am I getting it at all as you promised a while ago? I Still have your email to prove it. What about the bathroom windows. You said I can have it frosted. Easy you said.
You twice gently suggested to me that Lat 37 would do this and that for me if I was to remove my online comments. I told you that I would not accept this bribe. When you came with your senior Liam I emphasised to you both that I was not out to extort extra work from L37. I was simply stating all my bad encounters with L37 and I would not remove my entries on PR for any such offers. Liam said that he would still give me what he promised regardless of my decision. Now I was told that you stopped fixing the defects because I did not take down my complaints. What made you go against your seniors decision?

I am afraid I have to write again to emphasise my problems with Latitude 37.
2 months since the handover my gutters are still leaking and have been leaking for 9 months and flyscreens not fixed. Plumbings around the basins are simply cowboy jobs, silicone glued together instead of using proper fittings. And Lat 37 accepted all that happily.
New problem is the part of slab where the heater and water tank standing on is sloping towards the wall. Instead of water running away from the house it runs toward the house. Is this the normal Latitude 37 practice? I was repeatedly reminded to make sure water runs away from the house when I do the landscaping or I run the risk of having my warranty voided. Yet you do not follow your own guidelines and goes against the contract.

Latitude 37 covered up their construction mistakes by burying my front porch in concrete. Now they mocked me by saying that I was gifted with the porch concreted when not planned for.
What about my retaining wall and widened driveway? These were planned for from day one, paid for as proven by a Latitude Email stating that the cost was included in the site cost and was drawn up in the working drawing.
You refused to build them. What about the missing feature timber beam and timber post that were in the plan and paid for? Etc etc.

No Doug. You may be happy to remove all lingering rubble. Instead they were left buried in the yards including at least two temporary fence bases and remnants of a brick wall. I have paid Latitude 37 to have these removed. Now I again have to pay someone else to remove them.
No Doug. Money was fully paid but Not everything in the contract has been provided.
Question is how serious is Latitude 37 prepared to treat their clients with respect and at least fulfill their contract obligations let alone all the readily given promises. Such as frosted windows, raven strips and happy client, great homes.
Doug had given his final response. Any responsible person from Latitude 37 with professional integrity please give me a response.
At last even my construction manager washed his hands over this build since I refused to remove my product review entries. Integrity cannot be bought Joe. Promises need to be kept

Would Doug turn your words into action? Someone straightens up his spine and come to fix up all the Latitude 37 faults and defects. Dont just write beautiful words and indulge in so many standard routine stereotyped 5 star reviews.

Dear Doug,
At the second last inspection on 20th May there were over 20 items to be fixed. At the final inspection 10 days ago many of these items were still not fixed. Now I am pressured to do a handover of the house tomorrow.
The site is still full of construction debris. Windows are still dirty. Carpets and floor boards dirty. As a matter of fact the house externally looks like crap.
Items that you charged me for in the contract were not done yet there is no arrangement for refund.
Is this the routine practice of Latitude 37?

Sam, this will be my final response as I just don't see that it is helpful continuing a dialogue here. Our GM Construction (Liam) will meet you on site with Joe and Steve to resolve any remaining issues so that you can confidently and happily take possession of your new custom home. I understand that Joe arranged this with you today. We're happy to remove any lingering rubble, re-install cable ties to pipe lagging as spacing that suits you, re clean any areas required and so on. Everything in your contract has been or will be provided. This is all very simple stuff, easily attended to and you are speaking to the right people in Liam and Joe to get this finalised. I hope you enjoy your fantastic new Latitude 37 custom home.

My final response before the inevitable review. I had my real handover. Big thanks to Joe who had gone out of his way to help making my house closer to what a new house should be. Especially when I discovered the revised heating air inlet. Total surprise that to me this may be the only item in my house suggesting it being a better than average house. Thanks Joe.

I have also found an email from Latitude 37 proving what I had been saying all along. It confirmed that the cost of the infamous retaining wall was included in the site cost but Lat 37 refused to build it. The CEO turned down my appeal to have it built. I would think that even though they have reluctantly given me a half-built wall to bribe me into removing my reviews may be an apology should come forth from the company with rebuilding of the wall and widening of the driveway to follow. Latitude 37 created the whole problem. Somehow I feel that this can only be wishful thinking.

Doug, Liam came once but missed the second meeting. Steve completely disappeared from the scene like so many others before him.
Yes. All this is very simple stuff but your company still could not delivered. Rubbish still needed to be removed by me at my cost. Not everything in the contract was provided and Joe and Liam were not the right people to get things done. Be a ceo. Come out and execute your orders when your subordinates could not do. Dont tell me what you can do. Tell your employees that they have to perform. Your employees are only as good as their CEO. And they are pretty irresponsible.

I do not need to wait 18 months to ask these questions.
Why was I not given a project manager when the previous two were cut from my team. Was I not entitled to have a project manager during my project under the contract?
Why is my “new” house to be handed over to me in two days still has debris and soil all over the site, rubbish bins filled with sand and dirt, dirty stained brick walls, leaking gutters filled with leaves and twigs, windows impregnated with dirt along the edges, wobbly kitchen sink tap, dirty bedroom carpets, gaps between floor boards, chattering front door and water heater with ineffective insulation, unfinished brick wall. Many of these were pointed out repeatedly months before handover and every time Lat 37 would say we will fix them.
Discarded concrete masses and loose bricks were covered up with soil rather than removed from site.
What you wouldn’t fix up in eleven weeks I doubt you could fix up in two days.
This cannot be a newly finished house in a neat condition.
When I asked about the unfinished jobs I was simply told that the house is ready for handover, either I pay up or no handover.
Is this just my bad luck or other people so forgiving that with many hiccups in their build they still give you 5 stars and full of praises for your company.

Samw, Steve (Site Manager) & Joe (Construction Manager) will contact you again and meet on site if need be to again reassure you that any defects will be rectified before handover. There has been no suggestion that you are expected to accept the home until these final minor items are addressed. At that point and once final payment is received, the home will be handed over.

These have not changed. Yet I still got an email saying that there is an occupancy certificate. No payment. No handover. There is no reference to the unfinished jobs. I also get a phone call asking why no payment was made. So yes there is an expectation that I would take the home before these small jobs are finished. My invitation for you to go and see my house tomorrow morning still stands. See if that is what you would accept as your new home.
I was told my writings here upset a lot of people. What about me. As your client I was upset for 18 months from signing the contract to now throughout the whole build.

Why is the turnover of managers in my lat 37 company so high. 4 out of 7 in my project left prematurely. Another friend using lat 37 also had 5 managers disappearing. Someone said the average life of a building manager in this kind of company is only 18 months.
The only way I can get to solve any disputes or complaints is through the immediate site manager. I could never get the general manager, the head of project managers, the billing lady and of course the the ceo to return any calls, replying to messages or emails. They are so well protected, leaving the site managers to face abuses. No wonder they do not last.
Today I asked the head of project managers M and the CEO, strangely also called Doug to talk to me and they did not return the call. The billing lady K volunteered to talk to me to shield the CEO from me. At the end she also did not call me. Another day without a project manager. Turn out that I was never to have another project manager ever again.

Thanks for taking my call today. You have agreed that our Construction Manager, Joe, had contacted you and that you are happy to proceed with the planned meeting to consider the few items that you'd like to discuss.

You seem to be confused between the pre-site Project Management team and your on site team. As discussed, at Contract stage, you were handed over to the site team. Steve continues as your Site Manager and Joe (Construction Manager) is happy to assist to resolve any issues. Katie is available in the office to assist as required. That team will see the project through to completion. So your comments around "managers disappearing" are a bit confusing. Joe did move across to your area recently - he's been part of our team for several years and we relocated him into the Eastern suburbs closer to where he lives. But noone disappeared. We have a very stable team of capable site guys that deliver great quality homes.

Steve and Joe are happy to engage with you on site and resolve any concerns. Equally i'm happy to take a call if need be. All the best.

I do not want to go through old grounds here. Writing is never a good way to sort out complicated problems. If there is a chance we can meet face to face in the future to iron them all out. Just see how far I can go with Joe.
By the way what position is Julian and Cory holding in your company at this moment?

I am not going far at this what I called the end phase. Would a company like yours play games with its clients dragging the project on?
I have one construction manager saying that L37 would fix things that they break during the build. The site manager under him however refused to honour this. But the construction manager don’t come onto the scene anymore. Is this arrangement a deliberate ploy to make it difficult for client to get answers from L37?
At the final inspection many of the numerous defects picked up before were not attended to even though repeatedly I was told black and white that all defects were rectified.
After the final inspection more earth work was done unexpectedly and now the anti-termite system is lying on the surface, damaged. Is this acceptable for occupancy?

I wonder why your have knockdown rebuild advertised as part of your service? Latitude 37 does not knockdown existing houses. The clients have to do the demolition and hand over an empty canvas to Lat 37.

Why was my question edited before published?
Anyway NO. Your company does not build fence landscape etc. may be only for a project over 3 million. Clients on tight budget beware.
Do not upgrade as well. The basic costs get you the cheapest quality stuff. It will cost you an arm and leg to upgrade yet you may not get anything better. Changing the air return grill from egg crate to a louvered one cost me $300. The price is similar for either on paper and the changeover was recommended by the company!!

I just confirmed with your company. Lat 37 does not organise demolition. They may give you names of demolition companies to choose from. You have to organise it yourself.
Another example of one staff saying one thing and another saying the opposite. Demolition. Temporary fencing. Paving. Permanent fencing, landscaping.....

Hi Bfab, we have always designed and built custom homes for our clients. Typically these start with a clean sheet and a design brief discussion with our in house Design team where we carefully consider your unique site, lifestyle and budget aspirations. That's why we say at Latitude 37. "Every Home is an Original".

As you correctly point out, the Our Designs book on our website does have a range of pre designed homes as well as a sample of our custom solutions. The pre designs are really there for inspiration and to assist clients who may not be comfortable providing a brief from scratch. Sometimes we find clients like to start with something pre-existing and then talk through how it could be adapted for their needs. So we are always happy to discuss your requirements if there is a particular plan you have in mind.

On average, what is the cost per square with L37? Looking at your previous response, it starts around $10,500 square & the majority of your clients invest between $13k-$18k/square. Has there been a price change since then? We have recently been quoted $19k per square (minimal spec), $21k mid spec and $22.5k top spec taking into consideration of the complexity of design/site. We are finding it hard to understand as we can’t really compare apples to apples if the square price is assumed based on the complexity of our site. We have spent some time after the 2nd meeting, with a base price that we thought might be achievable and wanting to commit paying the $1k deposit only to receive an email from the sales consultant a few days later, saying policy has just changed and it’s now $5k (which isn’t an issue) but that the price has increased by $100k for a much smaller square than what was initially discussed. Can you please tell me how much per square is your min, mid and top spec?

Hi Wong,

It is not possible to quote a rate per square for custom designed homes. Every home we design is an original and the price to build depends on the size, complexity of the design, structural efficiency, in ground works, materials, fitout and finish, as you would expect. The amount of "articulation" in walls and roof, for example, make considerable difference to the price as does the orientation, extent of glazing and so on. So we work with each client to create a custom solution that aligns with their design brief, site requirements and budget and we workshop the solution until the right balance between these requirements is achieved. To give you an idea of the variability in pricing, we have current clients who have committed to build with us from under $15,000 per square to over $25,000 per square. Averages rates per square are not really appropriate for the type of work we do and with such a wide range of pricing outcomes. Just adding a lift, for example, can add $2,000 per square. Or adding a basement might add $5,000 per square. Unlike off the shelf volume builders, the custom nature of what we do means rates per square are just not a good indicator of what your project might cost.

Also note that construction costs have increased considerably in recent times - HIA quoted an 11% increase in cost across the industry in 2017, much higher than CPI which would normally be anticipated and this affects all builders - with a margin and GST applied, this adds 15+% to retail pricing compared with a year ago.

Our Concept Design Agreement fee did change recently - for $5,000 we now offer a more comprehensive initial design including a bespoke 3D design presentation which aligns with our clients' expectations and is more appropriate for the custom nature of our work. We include several rounds of design iteration and preparation of a pricing proposal.
