We are thinking about building a Cordova 2 on the Central Coast using bearers and joists as we are on a gently sloping block. Would appreciate feedback from others that built with MCJ on a sloping block. Thanks Peter

Our block was fairly level and cannot really help.
In saying that we have had a couple of friends build with them on sloping blocks in the Nelson Bay Area & they are very happy with the construction of their placed

Thanks Jay for the feedback. We are waiting for the quote. Love the amended floor, just hope they will build on a battle axe block. The slope is about 1.5 metres.

Hi, yes Oasis 35, on display in Rochedale, building in Cannon Hill, home at the finale stage, major defects, site supervisor was inform but have no action was taken to rectified, awaiting practical inspection March 2018

We built the Albany 1 series home. Our knockdown rebuilt took 8 months from start to finish. Which I think was a reasonably time. Mac Jones were great to deal with, all the staff at Head Office & Supervisors were great. If you choose them as a builder I'd be very surprised if you found them different to deal with than we do

I couldn't find warranty period of MJH building on your website. I saw only one brochure of steel structure stating 50yrs. I need to know warranty period of the building and workmanship as well. Other builders offers 7 yrs or so.

As warranty requirements are different between the States, we will need more information to provide you with more accurate information. As warranties are Government legislated in the building Industry, they are generally the same across the State’s Building Industry, between the different builders.

Hi,
I was wondering if anyone has put a 6 month (2 yr 6 months) extension onto holding their deposit price? We have added this onto our tender for 6000 and was wondering when the lastest time to take it out is?
Was told at contract signing is this correct?

Good morning Sharon,
We noticed your question and wanted to provide you with more information. The quote you are referring to locks in the price for 18 months (550 days) from the date of deposit, not 2 yrs and 6 months unfortunately if you need to plan around the timing.
If you have unregistered land you need to allow at least a minimum of 3 months (sometimes up to 4 months) to obtain all the necessary approvals for building to commence with Council and the Builder after the date the land is registered.

If you wish to delete the variation to the Tender due to changed circumstances it needs to be completed prior to signing the building contract due to supplier agreements and it cannot be reinstated later in the process.

This offer only applies to the main house build. If you are in a regional area due to travel/transport costs pricing on a second dwelling may also increase the cost. We went with MJH for electrics but you can do your own additional but I believe MJH need to do the basics. Ask the question they are very helpful.

what is the standard time frame from the pouring of the slab for a single story 4 bedroom home to be completed.
for some reason I have in my head 26 weeks, but have just been informed at it is 35 week?

It would be best to discuss your particular situation with you directly as there are a number of factors that can affect a build time, such as such as weather and seasons, size of the house, single or double storey, materials to be used and any special finishes such as external claddings, glass splash back, flooring even landscaping etc.

26 weeks - they'll tell you anything to get you to sign on the dotted line. My build started in late Feb and it's now late Oct and it's been 8 months. I'd be highly sceptical if they guarantee to build it in 26 weeks. Then again, as I said, it's a ploy to get your business ;).

Having been through the building process and loosing money after pulling out of another major builder I don't think MJH are too bad on pricing. All the builders are going to make money it's the upgrades where some make more than others. Flooring with MJH was exspensive but blinds were on par with local suppliers. Same with electrical pays to do your research. There warranty team are awesome too. Just remember if you need to make too many changes then there's another way they'll make more off you.

From our experience (building in Canberra), it was very expensive.

During the process there was several 'costs' that we hadn't anticipated - the difference between what was estimated by the sales consultant and reality was massive. The display home was beautiful and we asked 'how much to pick up this house and put on our block of land?' We asked for the upper end of the cost and were told $450,000. By the time we'd finished, we parted with almost $475,000 and only about half the upgrades - and if we'd gone with the facade it would've added an additional $15,000.

Specifically, the sales consultant estimated we would need $5,000 for electrical - our final electrical cost was over $19,000. Also, the upgrades they offer are extremely expensive. We were told (again by the sales consultant) that to get the kitchen upgrades in the display home would be around $3-4,000 - our upgrades (which didn't get close to the display kitchen) were over $5,000. We listed the additional cabinetry we were after and we were told to budget $3,000 - when we got to the colours, we were told the TV display cabinet alone was over $4,000 (we hadn't even gotten to the cupboards).

No only expensive but the quality of our house is average (at best). We got our house in June and the list of repairs has been significant. This week, we are dealing with the light/heating unit in the ensuite which has fallen out of the ceiling. Yes, it's fallen out and is hanging by its wires. Also, today the bench top was fixed for the second time since June - it has split twice along the join.

The list of faults is long and I have lots of photos if you'd like to see them.

If you're concerned about your budget, prepare to have it blow out if you stick with them. I had the foresight of how bad it was going to be, we would've run as fast as we could!!!

Has anyone been told they need to pay at least $5000 to get their basix certificate passed? We questioned why our basix was a fail before signing our contract and were told not to worry, they would get it passed. Now the contract is signed (after a lot of pressure to do this) and us ringing for an update on when the build is going to commence we have been told this. Mjh have known our budget the whole time and we cannot afford to pay this!!

Hi, We are building the Esperance with McDonald Jones Homes on the Central Coast NSW. So far we've encountered three different situations where we're up for extra costs and the slab hasn't even been poured yet. Every time we ask a question our project co-ordinator has no idea what the answer is and has to get back to us, the delays are increasing because of this.
On friday our piers were poured and they've come back to us and said they had to pour 46Lineal metres more. We have already paid out $4500 for 50 Lineal metres. I don't understand, after doing the soil tests, contour surveys, engineers out and quotes how they could possibly get it SOOOO WRONG.
Now we have to find money we don't have to pay for all this extra piering.
There goes our fencing and driveway money.
Has anyone else had this problem with their build????

we too were hit up for an extra 46 Lineal meters for piers looks like it might be a standard thing with MJH.

Hi, this is tricky. There is no way of knowing how much piering is required until they actually drill. Even with a geotechnical report. That being said it would have been nice to have been told this from the start so you were at least aware there could be an additional cost

Hi I have recently got my keys about two week ago as we were told they would get onto it urgently. After having my bathrooms riped up already to many time, with very poor workmanship and wrong drain wastes put in twice. Then have very pour tiling job done wish I could send photo's on this page. Then had chips and scratches from having to change the drains over now have to have my bathrooms riped up for now the 6th time as now after having to fix all the other issues I now have my bathrooms x 3 with some different colour tiles as they must have come from a different batch. Oh shall I also mention the wrong colour grout was put into the bathroom at one of the fix up jobs too. Have been waiting for what they are going to do about it and still have not had any phone call or communication back. As I want my bathroom in good and finished please get back to me urgently Thankyou. Ps. And this hasn't been my only problem either.

MDJ do supply and fit vinyl flooring, we had it done after seeing it fitted in their show house in Cambletown NSW pretty good, but expensive, get it done after you move in, as we had problems with other trades walking across it with. Muddy boots and painters spilling paint all over it even though the flooring people put down plastic sheets to stop this.

We have recently received the keys to our new home. The house is great, one issue we have is the shower waste water is very noisy. Sounds like pouring water from a bucket into an underground tank and travels through the entire house.
Apparently happens with showers that have a single waste outlet not those with long grates.
Our build supervisor, a great support has reported the issue but have not had a response from the company.
Any body have the same issue?

The noise you are describing is a very common occurrence in new households as the length of the pipework below the shower waste needs to be a minimum of 600mm. At the bottom of the 600mm pipework is a 90 degree elbow which runs the water to the sewer system whereby the noise is created. Mc Donald Jones Homes. At the colour selections if the tiles are not suitable can you go and pick others for bathrooms and laundry? Why can't you go and look at the suppliers of titles to Mc Donald Jones and the displays? You only can pick the tiles in the showroom no others? Very controlled!?

Our clients have the option to upgrade to any of the tiles in a McDonald Jones display home, providing that these tiles are not discontinued. We also have hundreds of standard and upgrade tiles that are available for selection and are refreshed in line with trend forecasts every 6 months with inspiration internationally and locally.

In the best interest of all parties, we don’t offer our clients to attend the suppliers showroom as we cannot guarantee stock availability and lead times on all the tiles they have on display.
