What an overrated experience. The 4.6 star rating that made us build with Orbit was never evident during the whole experience.
Please do not build with Orbit. They have been nothing but disappointing and useless. Being a first home buyer, the experience is meant to be enjoyable and positive. Our experience has been nothing but devastating, and I wish I had never chosen this company to build my first home.

We signed everything in March 2021, paid our deposit and then once we got to our home coordinator, she had advised Christmas was not a correct time frame and it would be March 2022. Although frustrated, we thought this would be okay. It was now the 3rd week of February 2022, and they still had not finished the fixing stage. They emailed me that the fixing stage was complete, and until I sent my Private Inspector, the report said the fixing stage was not finished yet and would be inspected during the pre-handover date. Yet they are asking us to pay the invoice for the fixing stage! I was advised that due to covid, some of the 2340mm doors has no ETA. Surely 11 months after signing, the contract will give them enough time to order the materials. I felt that the internal communications between SS and CSO were terrible, so the external communication was much worst! I am already disappointed and frustrated due to the lies and disorganisation since the Slab stage (setting up a private inspector). Orbit stuffed it up for the first time. We had hoped that booking the inspector during pre-slab was the only hiccup. We started construction in August 2021 with our slab poured on the 2nd week of September. We were notified of the wrong supply of the 2340mm door verbally in December, which we understood at the time and thought for sure we would get it in the early new year but it did not happen!- 2 reviews
We have been in our home for 3 and a half years and are still trying to get orbit to fix an ongoing guttering issue. Over 2 and a half years I’ve been chasing up with them in regards to our gutters and nobody can be bothered to fix it. Waiting for our fourth inspection for the same issue.

Read mores horrific and one of the rudest women I have come across (common theme in head office). Our home has the worst paint job I have ever seen, we will have to repaint the home when we sell because it’s embarrassing. Our sales woman (now retired) was incredible and the ability to have flexibility with the floor plan would be the only positive things I can say about orbit. It took a ridiculous amount of time to build and would never build with them again. Stay away at all costs.
My journey with Orbit Homes started from Great to worst. To start with color selection was not detailed which resulted in missing out several upgrades. Everything they said verbally didn't matched on paper. Due to my first home I was not aware of the technicality of the contract and reading plans so I went by word of mouth on trust. In short - Orbit denied to fix defects identified by inspector at final inspection which were due to poor workmanship and quality. my case is known through the hierarchy till Owner, but of no help.
My advise -Attn. first home buyers don't get lured in the promotion and get yourself in to a sub-standard house, which will never look like a display house. I have several things, but for a mid-construction, I will list few warnings and suggestions to keep in mind- (wait for my post-construction/handover review with photos)

Read moreurveyor and independent building inspector (a good one, not recommended by any orbit sales rep) So watch out during sales paper when you sign the surveyor paper even though you don't need to sign at that stage. 2. Get everything in writing whatever sales rep says even simple things like lights in your house will be same as display. 3. Review VCAT checklist and make sure your contract has everything including make and model details of any item which will be installed in house even simple things like downlight, garage door, exhaust fan. Remember make and model, so that you can identify the product in a retail market directly. 4. Don't let move to next stage until your current stage is completed with all defects fixed. 5. Visit site (I couldn't due to lockdown and regret that) almost every 2nd/3rd week. 6. Compare detailed pricing with any leaders like Metricon and see yourself that when you are paying almost same price as Metricon, but you get peanuts in quality and product brands. 7. Even if you consider to move next, first ask Sales consultant to give you details about how the promotion value is calculated for your home. Even though you pay part of it on the names of premium specification (https://www.accc.gov.au/media-release/accc-takes-action-against-orbit-homes-australia-pty-ltd ) 8. Post sales, team is pushy on things, always push back. And you can see 123 reviews in pre-construction while only 20-30 as mid/post-construction.

If you are building for first time make sure you do thorough search about what is being given to you. They use building terminologies when singing contact & saved $$ from wherever they could to obtain more profits.
*No bricks above windows (cheap wood installed above the windows instead)
* No roof ventilation (no vent or pipe going out of the roof to throw cooking fumes out of the roof.
* crooked alfresco (It’s just not levelled)
* Sharp nails in the carpet (Because of poor quality of carpet work, the nails are not properly tucked in the carpet)
* Cracks appearing every now & then (Fixed by maintenance team few times now)....

Sales person great but left job
Color selection lady is good
They have no interested listen your experience if you know lot because they believe they are professional and correct and finally prove I am right

Quality is definitely not one of their first priority. We have a few defect that they are not willing to fix and there is always an excuse for it. Late in delivery the house and once they give you the keys they just simple not answer emails anymore. Good luck!

From the meetings and emails with the sales consultant at Highlands. To trying to book a colour appointment and then attending it has been exhausting.
All my time has been spent following up on things that have not been actioned or have been recorded incorrectly. Attention to detail is non existent. I would hope that it improves for build.
The owner introduced himself at my colour appointment (something I believe he does for all Melbourne based clients) but cant be contacted when concerns are raised with Senior Management. I find this leadership to be concerning.
Bank has advised that build cost is over priced compared to other builders. Buyer beware - I am now!

We have built the house with Orbit and found all staffs incompetent. They use cheap lobourers to complete the work. Poor workmanship. They want owner to contact for individual warranty directly with supplier. They will save each penny every where by compromising your home build.
Space is not enough to write but below is a brief of what happened to us.

Our loan application was declined so we asked for the refund our deposit.But they just refunded only $2089 out of $5000.When we pay the deposit,they said that deposit is subject to finance.If the loan is not approved,we should get the refund as they said.Also we had not signed the contract.But they almost charged $3000 without doing anything.The worst experience we ever had in Australia.Very disappointed!

Just so disappointed after such a great experience with [name removed] in the sales team, it all went downhill from there. Roof Tiles missing for months letting in water and causing damage to the ceilings, there was no action taken to my 5 emails and countless phone calls, bowed walls, cracked tiles, foot prints in the concrete by the front door, the list goes on. 8 weeks late in handover and even after handover phone calls were still required to ensure that our washing line was installed and the gutters sealed properly.
