Lovely end result-Whiteley
Sales consultant very helpful, decor advice also very helpful-some pricing aspects open to debate (zone allowances, standard footings not actually a reality), building supervisor extremely helpful with the final deadlines-but overall-very happy with the home and the way it utilises our views and the block. Energy ratings requirements also another unwelcome surprise-these things need addressing as every Sarah Homes client I know says the same thing! Wrote to General Manager about this but he wasnt really interested.

Solid Experience
We found our sales experience to be positive as we finalised all variations prior to committing to the contract. Our sales consultant was very accommodating and proactively produced plan amendments as our variations mounted. Once council permitting was received the build time was more than acceptable.
We are very happy with the structural standard of our home (Whiteley 180) however the quality of the painting is a little disappointing. Overall would recommend building with Sarah Homes.

Happy House
Our experience with the Sales Consultant, [name removed] was very good. He took the time to provide the information we needed and was always happy to help. The building process was a little delayed but once started went very smoothly and the site supervisor was very good. The overall result was very good and works really well. The painting in some areas was a little rough but this probably is representative of new house standards now days, unfortunately. We would certainly build with Sarah's again and recommend them to anyone considering building themselves.
Sales Consultant's level of service and overall result was very good.
Painting in some areas just ok.

Excellence, thank you Sarah Homes
We were extremely happy with Sarah Homes. We built the Emily 2 Storey at Encounter Bay and we found the company to be very professional at all times. The sales team was very helpful, professional and friendly and made us feel like we were in good hands. The Building supervisor was also very professional and we were extremely happy with the end result. My only suggestion to Sarah Homes, is that potential client's should be aware of possible extra costs for site preparation and costly changes required to meet the 6 star energy rating which you do...Read more
n't always find out until later on. I would also have liked to receive more regular contact from the Building Supervisor as to what stage things are at, rather than having to ring him up and feel like a nuisance. There were a few things that needed attention on completion however the Building Supervisor took care of them and was very diligent in having hand over ready on the date we agreed on. Overall though, we were very happy with the build and would use Sarah Homes again in the future. Thank you! A big thanks to the team!
Hats off to [name removed] for her friendly and very helpful manner in helping us choose our ideal home for our retirement near the beach.Nothing has been too much trouble for her as she has given great lengths of time and suggestions to us all along the way.
As retirees, and only ever having the one home for 42 years, we were somewhat initially nervous at taking on such a project at this time in our lives. However, [name removed] has put our minds at ease with her obvious interest in us and bringing about our dream.
Many thanks.
We love the open space design, particularly the huge balcony of the 'Emily 4' and raked ceiling.
We've changed the configuration of the stairs for better access.

We love our new home !
After an initial "glitch" with a sales consultant (who no longer works for the company), we have had a very good experience with [names removed] looked after our interests very well, and if we had any queries/concerns, we always received a prompt response.
We had not built before, and our site supervisorswere both happy to answer our questions, and listen to any concerns.
Minor problems were quickly attended to, and we really had no major issues at any stage. If there was a 4 and 1/2 star rating, that's what we would have given !

e works were carried out ahead of schedule, and once the build began, it went ahead quickly. All tradespeople were very helpful, and we have since asked a couple of them back to do some extra work for us. Built on time, on budget, and the appliances/fittings are great. Interior paintwork a bit untidy, unrefined, and not quite completed to expectation/standard.Similar opinion? Write a review on ieatwords.com.au!
From good to bad to disaster!
Like many others, we also had a good experience with the initial sales process before we signed the contract with Sarah homes. But it all started going pear-shaped after that!
We chose Sarah Homes because we perceived they had vast experience building on sloping block in the Adelaide Hills. Nearly a year after signing our contract we've reached the stage where they have built the frame. But now they are going to have to demolish what they've done and start again because the footings have to be replaced. Right now there's no knowing when we'l...Read more
l move in. Despite asking several times during the sales process what extra expenses we would possibly incur, we are having to spend tens of thousands more than we could have possibly budgeted. It was only after getting the foundations wrong that they are now pointing to standard clauses in our contract requiring us to build a very large retaining wall and construct drainage for the site. Had we known from the outset we would have chosen a very different design with a different footprint, probably ending up with a much better house for the same cost. [URL removed] Good salesman who helped us at design stage. Ask for [name removed], he's amazing! Blew the budget. Taking waaay longer than we were told; no knowing when we'll move in. The build so far is so bad they will have to demolish and start again.Similar opinion? Write a review on ieatwords.com.au!

good start
Have not yet started the construction of our home however are extremely happy with the service we have recieved so far. Our consultant is very helpful and is always in contact giving us new ideas and helping us get the most out of our design. We have just completed our selections and were very happy with everything Sarah Homes had to offer, they have been very helpful and quick to respond to and questions or queries we have had! Nothing is too much trouble and they are very flexible with their designs! If the quality of service is anything to go by we can not wait for our home to be built!
Good customer service, helpful

Good
Overall I have been very pleased with the experience of building with Sarah Homes. I did have an independant building inspector checking each stage of the build and submitting a report of areas that were found faulty and/or in need of repair etc. Those sited for attention were rectified by Sarah Homes. I would encourage anyone building a home to employ the services of a building inspector.
The site manager has been very helpful and cooperative and able to be contacted by mobile during working hours. Most verbal communication has been through t...Read more

Great implementation
The initial sales process was stilted, with sales people more worried about "turf" than service, but once we had confirmed our interest, our salesperson was great!
The time gap between paying a deposit, and building commencement was frustratingly long. Promises of completion dates during the sales period (ie October) didn't materialize.
Once there was a sense of urgency, the building moved very quickly. Communication was good during the building process, with the sales person sending photos to us of progress. Quality has been very good, wi...Read more

The cutting and fill was good and all went as we thought it wld. The slab pour was good. This is our holiday home but we went down to check on the progression of the work every weekend. Its a big investment and good enough is just not near enough. My uncle is a builder and lives in the area so checks on the work to make sure its up to standard and we're not getting ripped off. The deck is on and is looking marvelous. Will employ a building inspector as per previous review. Updated review later.

How much difference is there typically from listed price and what people select? Is it possible to reduce the cost further from listed price? Interested in comments.

Hi Andrew.
There listed price is just a guide. Increase your final price buy 25% and you'll be close to your final costing. Council energy requirements and there listed prices for a very basic low speck home.

What was the difference between quote price and actual contract price?

In the subdivision that I purchased my block of land, the Local Council would only allow Sarah Homes to built onsite,
also they wanted me to install another window, before approving the plans for my home.
Therefore, I incurred extra costs of $2,400.00 to build onsite and $450.00 for a window to be installed, due to Local Council regulations.
I received two quotes for my home to be built, one without concrete piers, and one with bored concrete foundation piers, subject to the soil report.
With my soil report showing that I had to build my home with bored concrete foundation piers.
The difference between quote price, and actual contract price was $000.00.
The only difference in costing was what we asked for to be changed, however these were even out as we received a refund from the foundation cost.
Pat Burgeasked
How much did the final price at completion vary from the price when the contract was signed?

Pat, Sarah Homes were on target with the final price. There were a few post-contract variations of our own choosing that we added ourselves.

Sarah Homes quoted me a price to build a home without concrete piers, and with concrete piers (subject to the soil report).
But my block of land, had to have concrete piers installed, and Sarah Homes final price was exactly what they had quoted me.
Every owner deciding to build a new home, has to have their block cleared, and leveled, and these costs can vary. I was very fortunate that my block of land was very level, and I only had to have the vegitation (Weeds, etc.) removed prior to the concrete piers being installed, and the building work commencing.
The only extra costs depend on your LOCAL COUNCIL PLANNING APPROVALS, and REGULATIONS, as I had decided to purchase a Transportable Sarah Home, but my Local Council would only allow dwellings to be built onsite, which added $2,500.00 to my final price,
and The Local Council also wanted me to put in another window, which was a post-contract variation costing me another $350.00.
