First build experience
From the first appointment with James at Rossdale to discuss the options of our build to the handover with our fantastic building supervisor Matt, our build was flawless. Rossdale were very transparent and helpful & walked us through the entire process. James was always accommodating & never tired of my endless & naive questions. During the build there was open communication and the ability to view each stage as it progressed. Matt went above & beyond what was required of him & took the time to double check details before any mistakes were made. The trades are of the highest quality which resulted in the most professional & high standard build. I would definitely build with Rossdale again.

Love our new home
We love our new home, the workmanship and quality are of high standard and the build was managed professionally and in a timely manner. No build is perfect, but the little hiccups were dealt with promptly.
Its a big home with very special needs and nothing was too much trouble when requesting exactly
what we wanted.
We would definitely build with Rossdale again.

From the moment we commenced the process nothing was too much trouble. We changed one of the Rossdale designs to suit our block with many helpful suggestions from the Rossdale design team. The fixed price guarantee was an absolute winner for us, so we had no nasty surprises through the process. Other builders appeared reluctant to offer this service. I was personally very impressed with my whole overall experience building with Rossdale. As this was my very first house it was quite a daunting decision to build. Rossdale put all my concerns to ease along the way and there was always someone there to talk to and they kept you informed throughout the building process. I was especially happy with the quality of the final build and anything I was not sure about they changed around or fixed straight away. The fixed pricing at the beginning helped gave me that piece of mind that you wouldn't get any nasty surprises at the end. overall I would highly recommend Rossdale if you are looking for a quality affordable builder.

We have just finished building our home away from home with Rossdale. After a rocky start to building because another company went broke we settled on Rossdale to build our home. Leon Margaritas looked after us extremely well and did everything we asked of him. His professionalism was top notch and building went ahead without any drama. Potential Home Builders would do well to consider Rossdale Homes as a builder.
Never having owned, let alone built a home before, and now with the opportunity at retirement, my wife and I chose a building company which unfortunately went into liquidation as we began our project.

Extremely happy
As this was our first home we didnt know what to expect, but they made things SO easy! We had delays with settlement with our land (about 6 months) but rossdale were very patient and never tried to score extra cash for making them wait. All the people that worked on our house did there work with pride, so everything was perfect. (There is a fairmont house being built next to ours and there's looks rushed and uneven) we payed a bit more than what other places were offering for the 'same thing' but I can assure you, the quality is 100x better' . Would build with them again! Only downer is the lady we dealt with in the office was a MOLE! But we only had to deal with her a few times.

Two sewer leaks (one under the slab), one mains water leak under the slab, a roof leak, guttering leaks, many small cracks, one huge ceiling crack, a driveway that looks like its had a major earthquake, fence and retaining wall with a lean, at least 2 storm water leaks, a rain water tank that didn't work properly for the first two years, same tank has an interesting lean on it as it has no proper base, storm water that has to run uphill, sewer smell in kitchen, and very sub standard workmanship on all paving. After battling for almost 5 years with help from Consumer Affairs, other builders, other pavers, architects,and engineers they have now fixed the roof, the ceiling crack and the fence. They have agreed to fix most of the rest, but we now want our out of pocket expenses back as they are considerable. House design is fantastic. Some of their trades were excellent. 18 months down the track
Took a concept plan for the dream home, architect designed, got rave reviews from the salesman --- really "edgy" he said......we'll get a price estimate........second visit.......this is going to cost a fortune, let's revisit the concept. Planning process begins for a 2-storey property trying to adhere to the area development encumbrances. First proposal comes in at almost the same "fortune" price as that predicted with the architecht design. Didn't meet with development encumbrance requirements or my budget...... next issue.....how to scale down from a 2-storey mansion to a single storey bungalow without shedding any of the cost!!!!!
Haven't found anything I like yet - keeps getting worse :(

Terrible
Nothing is too much trouble for these guy, that is until you've paid your deposit. Then the attitude changes, anything & everything you ask for will cost you, & I mean COST you. A/C that I could get for $11,000, they quoted $23,000. I could go on & on with other examples. Best advice I can give would be, keep well clear. In the end we pulled out, lost $2,500 and never looked back, we are in the house we wanted now.

Do not trust
Salesperson fiendly but disappointed with design in end as talked us out of changes we wanted to do and would have made house better (i.e. bath, more wall area in living rooms)!
But that was nothing compared to what was experienced during building
- delay starting (had not lodged plans with council)
- wall 3 metres built 2.7 metres
- insulation over downlights
- appalling finish to lintels
- paid for cedar to balcony, supplied pine
- expansion joints all over the place

Long stessful and nightmarish experience
Sales consultant very friendly and helpful but somehow there was a disconnect with the design staff so the design process took forever, and even then the final plans and construction drawings didn't reflect some changes that were documented during selection.
Selection staff friendly and helpful, but again, some things just don't get through.
Successive contracts that are sent to client are in constantly changing formats and so very hard to figure out if everything gets transferred from one to the next.

Don't Trust, even in writing
I just read the previous comments from 'Disenchanted' and thought that it might have been my wife, it is so similar.
The Sales rep continually told us one thing and the Office staff another, we were threatened by the MD, Gen Mgr and Cust Svce Manager with Legal action (which they said we wouldn't win) if we didn't build what we had signed for...no changes allowed, even though the Sales Rep had advised us we could still make changes.

"Trust is a must" would be nice, but I'll take "let's get this built"
A 2.5 year process, which having come from north america is incredibly slow. Building process was 10 months, planning took 13 months, selections and drawings took 3 weeks! This is not a criticism of Rossdale, as all the builders quoted a similar time frame for a two storey home on a tight city block. We came in having limited expectations having previously built a home (admittedly in Canada) and were neither surprised nor disappointed. s relates to having landscaping completed, and we were advised to have it completed within 6 months of handover otherwise there may be "issues" with warranty recognition. They also advised us on what steps could be outsourced to save over $60K without delaying any of the building process (flooring, landscaping, driveway, internal light fixings, solar panels), and what ones we should stick with to avoid a possible nightmare (painting - if you don't use Rossdale painter they don't do a final prep of the walls leaving your incoming painter to have to smooth and muck and place the cornicing). We have now happily move in with our two children, and while not perfect, when is it ever? They did endeavour to fix all our immediate issues when they could, and while mistakes were made, a reasonable effort was made to correct them. Not all could be fixed, but nothing we can't live without. Their electrician/appliance partner was very good in after purchase service, as our extractor hood needed a new fan motor from the day we bought it, and the ducting had to be rerun to minimise noise and vibration. This is not a premium builder, and they don't advertise themselves to be. I would build with them again, and happily so. It can be difficult based on who you are assigned for interior design and the site supervisor, so make sure that you discuss this with the sales person prior to signing to ensure if you are not satisfied that an alternate representative may be chosen. Be sure to discuss with your builder if you are having your floor installed by an independent that they do not attach the floor trim - we had bamboo flooring installed and the trim could not be lifted without damaging so we now have an extra layer of trim - not a big deal but could have been easier for all parties to not fix it in place prior. After handover followup for big items has been very good, but painting and cosmetic repairs are a waste of effort. Accept that you may have to do a few things yourself and save the effort and frustration of arguing what has and hasn't been done (for minor things that doesn't require a tradesperson). If however a plumber or sparky is required, they have been very forthright. As others have mentioned, the cost of changing the plans is exorbitant. There are planning and paperwork reasons for this we've been told, not the actual change. We wanted a door inserted under our stairwell, not requiring a single structural change, just a hole in the board and a door inserted - and were quoted well north of $1,000 - which the cabinetry man found humorous as the door was to be plain white and would cost about $60, and would be a total of about $150 installed. We just waited until after handover and arranged for him to come back. Building completed without too much hassle, kept to proposed timeline. Poor finish is the norm for Rossdale
Rossdale state their build quality is the same as their display homes,handover inspection proved this to be incorrect! Final finishes to painted sufaces was terrible, cleanup of property was atrocious and even fittings were either loose or askew. Rossdale's service pre sale is excellent, but after sale service is very poor.
In the final rush to completion many obvious defects were evident, but Rossdales preference is to do nothing about them and supposedly follow up after the defects liability period and fix problems then. After sales maintenance is a joke, with no regard for scheduling with property owner. Repairs that were carried out are sub-standard.

Each time you're sent a quote they change the lay out, grouping things together making it impossible to see how much you're being charged for things. Ask for little extra items and the charge is extortionate. The sales person lied through his teeth about costs & service. Charging $600+ for a door worth less than $300. I would like to pick no star or minus if it's possible.
I wrote a review here 2.5 years ago and now I'm back to tell all the people here that if you don't have enough money to do the landscape around your precious Rossdale home within 2.5 years, do not build with them. The foundation will crack and they take no responsibility. He admitted that the foundation is only last a couple of year if you don't have paving or concrete 900mm out around your perimeter, eventhough you have storm water done. So think about it, you have 25 years loan to pay off the house but the house will last you only 2.5 years. If you build the house that cannot standing there by itself (eventhough you have storm water done, but no paving one third of the perimeter) and will collapse in 2.5 years, is that a good quality home? By the way, the guy from Rossdale said, slab crack is not in the warranty, slab crack is not structural damage. Mind you, the crack is not a hair line crack, it create 5mm wide crack on the ceiling across the area and the crack is 2.5 meter long. And this so called profesional from Rossdale said it's a minor crack! We had storm water done in the first month we moved in (June2008), drive way and concrete at the front perimeter were completer in July-August. Then we retained the back of the house in early 2009. We finished retaining the front and lanscaping in Jan 2010. We have one side and the back concreted Feb 2010. October 2010, hairline crack on the tile from one corner to the other(diagonal). Nov 2010, preparing site for paving in the entertaining area, the ceiling crack shown. The site supervisor came to see the paving was in progress, gave us a conclusion that water got under the slab and it's our fault without looking that we had storm water and we have done other surrounded area properly. Here we are, cracked house from broken slab which Rossdale calls minor crack but other building expert we had talked to said it's not a minor crack.1 comment

We were 'messed around' by Rossdale for over eighteen months. Questions remaining unanswered, phone calls never returned (and we mean - never!) and simply being treated terribly. We found this to be the case from reception and beyond. In order to arrive at a 'fixed price', we discovered our initial quote increased by 30%! Do you not check that stone bench tops are cut to the correct dimensions for cook top. Have just found out mine was cut too big and the miake covered up with glue and metal strips. Now need new cooktop and the size that should fit can't, it falls through looks like it will be expensive to fix. Any ideas please Rossdale? Hi, from what I have heard from others, if you have a problem you seem to have continuous problems, they can't manage it. If it runs well at the beginning it is ok through the project. They just don't seem to have a culture that fixes problems.
