I am about to build a home with summit. I have chosen to go with timber frame roof structure instead of steel. Is there going to be more cracks appearing over time once the house settles? is steel the preferred option for this ?

Wall cracking can also occur in circumstances where your property has been poorly-designed or constructed. Too much weight on a wall can contribute to wall cracks. Inferior, flawed or faulty building materials or under engineered footing design can also contribute to wall cracks. Timber is subject to rot or wrap if expose to element, like insects and termites. How ever this can be treated and is more cheaper then Steel. Timber is lighter and therefore put less stress on your boundary and internal walls. From a safety point in case of fire most houses reach 700 to 1000 degrees Fahrenheit while burning. Steel weakens in 230 degrees Fahrenheit. Wood however does not ignite until it reaches 250 degrees Fahrenheit. Wood however remain cooler on the inside then the unprotected steel. Hope this answer your question and when it comes to engineering of your complete project rest assure I did my homework first and Summit tick all my boxes.

Has anyone had issues with their "superwall" after living in the house a few months/years later? Had another builder describe it as a very poor product.

Hi Paul, I built with Summit and have now been living in my home for almost 10 months.
I chose to build with superwall for two reasons, the first being the faster install and the second being the smoother finish (which it really is).
I've had absolutely no issues with the product (no cracking, no chipping, no dents or lifting ect) and would definitely choose this option if I were to build again.

Structurally I've heard verticore is much better and has greater weight bearing capacity. This makes sense due to the location of the holes. The only advantage of horizontal hole bricks / fastwall (superwall) is build times during heavy rains, but structurally vertical core bricks win and in every other situation as well.

We have been in our house almost 2 years. We were happy with Summit Homes but I would rethink superwall. It is soft and not up to the wear and tear of children. It dents easily! Cracks appearing at sheet joins, had to repair cracks or damage where door bummers are. If there is a bit with no glue under the sheet then it can cave in. I would rebuild with Summit but not with superwall.

We built but in Middle Swan. For the most part excellent tradesmen, very polite and happy to listen to us as owners - we had our own design and where they picked up flaws in our design once it got to the practical build, any minor issue was very quickly attended to.

Hi there, My homes a single storey, I didn't build a 2 storey home. But I can tell you I couldn't have been any happier with every person I dealt with like the Design guy Todd Reid, (who had the same first name as me) who was fantastic!! Todd designed a custom home perfect for us by himself on his computer, at one of our meetings he made changes to our design right there and then!
Contracts were really quick about 2mths or less I think and the drawings of our home were exactly like Todd had designed.
The prestart lady Liz was great and the site supervisor Marco answered every question and gave us updates throughout. My construction was so fast and the quality was awesome! You would be in goods hands with Summit Homes. Cheers

I don't know sorry. But, im sure if a finance was rejected Summit EasyStart will try to help through using their finance company Westgate who we have found very helpful.

How long do the homes take to build? From slab to handover?

The slab went down in April and we anticipate handover will be around 6 Mayember.

My slab went down August and then had keys by the following March. Considering there was a break over the Christmas period I think that it was quite reasonable.
