Hi, had our final contract meeting last week and a $4,500 additional fee appeared for the first time for additional site works. Disappointed it hadn't appeared in either of the two previous quotes when it appears to be purely due to the plot being a large one ( just under 1000 SQM).

Its supposed to include additional costs for temporary fencing, Sewer running, and power running, but the developer has already fenced of the plot so only a 19m opening needs fencing, and Sewer / Power Running - I don't understand why those costs would increase due to having a large backyard?

So my question is two fold,

1)did anyone else have a "largish" fee first appear at their final contract meeting (when you've selected your builder and perhaps deemed less inclined to back out)



2) anyone know why these costs are needed at all if the house is the same size and set back the same distance of any others in the street ( I assume all services come in off the road)

Hi EsBeeBee, If there are some site conditions that the builder was not aware of at the time of the quote, then it would be fair to say that these needed to be added in. This can seem a little frustrating from an owners point. In regards to the added cost you are referring to, I'm sure the builder has a standard cost which cover your sewer/stormwater and power run in "up to" a per-determined distance (this should be noted in your standard specifications. IF, the foot print or house siting has not changed from your original quotation, then it does seem odd that there are additional costs for the items you identified and, the builder would have been aware of his costs up front. In respect to your comments regarding the services being at the front, some services predominantly storm water and sewer can and often are to the rear of the property. Hi I built with 8 homes & moved in in July last year . My bathroom door has stuck & cannot open it, luckily no-one was in there at the time . I have rang a few companies listed in the maintenance book but to no avail & 8 homes . Being a sat morning I thought someone would be there ! Please help ! Who do I contact ?

They only work Monday to Friday no weekend work

I have the same issues with door stuck and Eight Homes have been avoiding this with all the ways they can by passing the responsibility to supplier, etc.
Too bad if it happens on weekend, we are on our own and pay the expensive weekend call out fee.

Whoever is getting a builder, please avoid getting Eight Homes to build your home.

This is to the person who answered your question. Honestly you are telling people to avoid building with them because of a stuck door? surely a stuck door isn't the end of the world unless you are stuck in the cupboard but if you were you wouldn't be writing this rubbish.

is it true that once you build Double story, it is hard to do any electrical works on ground floor ceiling
like LED down lights and all?

I'm currently building dfive.1 (or the old dfour) with eight homes. I just realised that they put the meter box in the porch blocking part of the front door and doesn't look nice. They said that there's no other place to put it given the left side is the boundary wall and on the right side is a corner. Basically saying there's no choice. Is that true?

mine is on the right hand side of the house? and they never ask me anyway? I am not sure why they say that? maybe you need to call their HQ and discuss and Yes it will look bad if the meter is at the front??

Hi, is it true that if you pay extra for porcelain tiles to be layed in your 8home, you should expect chips and cracks as they can not be cut without chips and cracks? even though websites suggest that if you use the right equipment, are a qualified tiler, and use sharp blades this can be avoided. Just wondering, as we were told by our construction manager that this is the case, and he will get the tiler to send an email to confirm this. see "eighthomes journey" facebook page for example photos.

Hi, Sorry not sure with the tiles chips n cracks but If I be in your situation I will get the independent building inspector to have a look and they can advise you in writing and the appropriate rules and regulations as wouldn't trust eight homes as had very bad experience with them.I used a company called new home inspections whom i found very good and google them or see my earlier post for the site link.Good Luck.

Hi, This is not true. Cut side of tile should only be found under the skirting board, not visible to the eye. If porcelain tiles are chipped then this means that the tiler has used the incorrect blade to his grinder or maybe a disc that the diamonds are worn out. Ideally porcelain tiles should be cut with a water saw tile cutter for best finish. if the edges are a little rough, then the tiler should rub the edge down with a light sandpaper by hand. hope this helps

Question for those who built with 8 homes, I will be a first home buyer, so I have no idea what the processes are... Did you have to pay $750 for a colour appointment? And another $750 for the electrical appointment? Contracts have not been signed yet and I thought it was odd that we have to pay a fee to select the colours of our home, etc. We have friends who have built with Carlisle and Boutique Homes who did not have to pay for the colour appointment, so wanting to make sure we are not being ripped off. Also, we have been told we have to pay $1,500 re-drafting fee in order to move a wall back 50cm. Has anybody else made minor structural changes that incurred such a high fee? Thanks.

yes we did pay the $750 for the color change because I believe if you don't pay then you cannot do upgrade or something. the other $750 for the electrical appointment only apply if you add more electrical point then the standard one which we dd too. Carlise and Boutique price is was above Eight home because we checked already even they don't include these 2 payment the last time I checked. I am agree with their high price on small structure change but we got the best result so we feel satisfied with the pricing.

Hello,
I am building S.seven with 8 homes. Construction is almost complete. Will be receiving the last stage claim invoice soon.( you receive it even before the works are actually finished). I have been reading the review and am bit concerned. From some of the reviews it seems a really bad experience as after you make the final payment and find out all the faults and have problems in getting them repaired. Friends please guide me what should i consider before making the final payment from your experience. How much does it cost to hire an independent building inspector? Thanks

Hi Bal,I used a company called new home inspections and pricing on the link http://www.newhomeinspections.com.au/page/pricing.html. Found them to be quite useful even when I was told by Eight homes that they are under no obligation to fix anything and its just for my peace of mind only.So I didn't made the final payment till all the issues have been sorted or taken care of.Good Luck..

Hi I'm looking at doing a knock down rebuild in Warneet. My brother use to wire up houses for eight homes and he referred me said the designs were good and the prices were good, otherwise i would have never herd of eight homes. I'm looking at the Stwo 1 as i have a tight budget and i still have to knock down my old house. i was just wondering what the cost are and what the standard inclusions are. i have estimated the following:

Floor Plan: 151900
BAL: 16000
Site Cost 13000
Double slab 15000
Other: 16000

Total: $211900

Can someone tell me what they got as a standard inclusion and what other cost were their in building as i have never built before

Hi Guys, Can you please let me know what 8homes does during contract about following issues:
01) What type(Rating) of INSULATION they use for Ceiling, Floor and Wall? Normally it should be 3R for Ceiling, 1.5R for Wall and 1.5R for Floor.
02) What type of Termite protection they use? Does it require maintenance every six(6) months? or it just last for 25 years...
03) What is the size of Rain water tank?

Dollar if you look on their lifestyle thing it actually said all of this and if you got to contract the you should have all this info. It's actually 4.1 ceiling and 2 wall so they do more than required. I also don't like some of your comments as you haven't backed them up with factual proof or circumstances. They were great for us but I spose sometimes the customer just can't be told or satisfied as it's pretty clear about the Above things. If you read their documentation it mentions all of this.termite also is actually depending on the area as some places need different types. Speak to your salesman for this

Our Fix Stage can be defined as either;

a) All construction items completed up to and including plaster, architraves, skirting, doors, cabinets and cupboards.
Or
b) Equal percentage of works completed in accordance with our build program

We are selling our house soon and want to buy a house and land package with you in Torquay. Only thing is we can only get a no pay bridging loan (only start paying the bank once your property has sold) on land only. Have you had this beofre where you get the customer to sign two seperate contracts instead of one for the house and land package? So essentially you would get your money upfront for the land but not payment for the house component until our exsisting house has sold (you wouldnt start building until then either)- I hope that makes sense.

The bank would split into 2 loans 1 for land and 2 for construction and once completed put as 1 loan

you can go view the D3 display home in Mernda, its a really nice home and the sales lady answers all your questions and will even do a walk through with you and let you know whats standard and what's the upgrades... I've already viewed it and price and quality wise, it's really good. we are keen on this home too. i recommend you go and view the house, you will love it...

I built the 5.2 (which I love the design) but am disappointed with the finish and attention to detail (eg move in clean) lets hope this gets rectified at 3 month mark. I have to say I would think twice before building with them again.

Hi just a curious question. I've been told from a different building company that my site costs would be around 6-7k with no hidden costs. I know this because a family member works for that company and got some figures for me. Eight homes are charging me $12,200 approx. I'm building the s.3 in truganina, h2 class soil, flat site and no easements. If I can't get honest answers I'm thinking of cancelling my contract and going to this other company even if it will cost me a little more overall.

I'm not sure which display home you've been dealing with, but it may be a good idea to ask if there are any currently any being built that are at lock up stage around your area- I did that with the home we selected :-)

I built the 5.2 not happy with the paint finish, the care factor of the people who installed the appliances and damaged the walls, the carpet joins which are noticeable, the joins and nails in the ceilings which are noticeable. took away the excitement of a new home (did not have these problems with a previous simonds home)

hi sue, did you inform all these to eight homes? i would be disappointed if my brand new home didn't look brand new. maybe just a little tougher and demand them to fix it all up. After all you paid hundreds of thousands of dollars, you expect it to look that much! All the best :)

hi am thinking of getting house build up from 8 homes. I am interested in S 5. My only concern is the hidden cost most builders charge. I have had a huge rip off deal from burbank n its shocking how they fool first home buyers. Its sad how most builders are the same.
I want to know if 8 homes are good enough?

hi, i am building currently with Eight Homes s five plan. They are best builder at the moment in market before i signed up with them i have been through almost 10 builders, i wish if i found them before. you wont believe that i am on lock up stage and progress payment for base and frame stage paid yesterday but they already started lock up stage. They have the best quality service and best trades. Until now we doesn't have any kind of problem with them. They are really quick and provide quality building material. Eight Homes are one of the cheapest builders in western suburbs. The staff is really good and co-operative.

Hi Richa, I recently signup with them and I like the way they are, when I sign sales quote I put high ceiling upgrade and at the time when I upgrade high ceiling no one told me that it will be extra charge to make 6 star retting, I found out later on when I was signing a contract they put $2000 allowance, so be carefull otherwise they are really good and value for money and less headache.

I got call from one of the employee that they won't charge me $2000 coz not require as par energy report so I am very happy and must say that 8 homes is great if you build with them. Really happy so far thank you 8 homes.
