How do I get a defect in the ceiling plaster repaired under warranty? My house was built 2016 in riverstone crossing maudsland Gold Coast.
A join in the middle of the lounge living room is peeling away and gradually increasing since first noticed 2 months ago. No heavy rain in last 5months and no roof leaks anywhere apparent.

Hi Jude,
This really all depends on how complex the land you've chosen to build on (does the block need clearing etc) - it can also depend on the council you are building within as they may take time to approve the build. This is such an area specific question due to the council and land availability - I would suggest speaking to your local GJ Gardner Homes Builder to get an idea of the land availability in your area and the timings based on these blocks. They will be able to help you with much more accurate timeframes.
I'm sorry I couldn't answer this for you - it's a very complex question!

Thanks for taking the time to ask us a question.
I don't really know what you mean by 'bad' pricing but if you mean our lower cost home designs then I would encourage you to contact the office you're seeing promoting the lower priced home and check directly with them what the price includes.
Each of our G.J. Gardner Homes offices are run by a local builder in the area - each area will have different inclusions so it's always best to speak with your local G.J Gardner Home Builder. From the lower priced homes I've seen from our builders in QLD, we include a type of flooring but I can't speak for other States sorry.
As I say, the local GJ Builder in your area will have all the inclusions available if you just contact them :)

Hi

I’m in the process of buying a GJ Gardener home and are currently checking out your paperwork around Warrenties /Guarentees.

What I have found is most alarming and very concerning as a buyer!!!!!!!

The paperwork is conflicting. One bit states the Warrenty is with “Home First” Who are actually in ‘Interim Liquidation’ and the other bit states ‘Halo’ so which one is it actually with?????

I would appreciate clarification on this matter as my trust in GJ Gardener is deminishing very quickly and I’m questioning whether to sign a contract and pull out?

We pride ourselves on transparency with our customers and the office they are building their home with. You should have no issue contacting the Consultant you are working directly with and asking for clarification on the matter. If you have issues getting an answer from them, please contact the State Head Office in which you are building and make them aware of your frustrations. We don't ever want our customers to feel they can't questions about their own home so please don't hesitate to have that conversation.

What is the timeframe for building a new home?

Hi Jo,
On average build time would be approx. 16 weeks - but this is all dependant on uncontrollable variables such as torrential rain etc. The best way to determine a build time is go into your local GJ Gardner office as they will be able to give you a fixed build on the type of house design you want, in the area you live or plan to buy in.

They will tell you 6-9 months. We are up to month 12 with only a frame in place. We have been given many different reasons why. Some are entirely reasonable. The reality is that the builders have been on site roughly a day a week.

Can anyone tell me what the structural warranty on GJ's home is please?

Hi Storm, all builders must provide the minimum statutory structural warranty relevant for the state they build in (usually 6 or 7 years). We looked into matching the 30 and 50 year warranties that some other builders are offering - when we had a lawyer read the terms and conditions in detail we were shocked and amazed at the strict conditions they place on the owner, and the amount of loop holes to void the warranty...it was not worth the paper it was written on...we felt this sort of advertising is very misleading to customers and it doesn't align with our values and beliefs at GJ Gardner, so we continue to provide the statutory warranties relevant to each state, which is more than sufficient for any significant defect to develop and be picked up by a home owner.

Our home was built by G J Gardner in 2010 & it's been found that the ensuite tiling done wasn't done correctly & due to this we're having to get the it retiled & walls replaced due to water damage. The Tiler has over 30 years experience & could not believe the amount of damage the walls & timber frame sustained due to the tiling not being done correctly. As the house was being built there was a cracked tile we were told not to worry about. When I contacted GJ Gardner Newcastle, we were told that due to it being outside the time frame of 6 years we weren't entitled to any warranty. My husband & I were out of our home from Dec 2014 to Dec 2017 due to his job with the Australian Defence Forces which required us to move interstate for that 3 year period which is why it wasn't detected until we got back in Dec 2017. Is there any way we can get any help from GJ Gardner for this bodgy workmanship that was done when the house was first built?

Hi Judy,
For building contracts entered into pre 1 February 2012, the statutory warranty period is 7 years for what was then referred to as a "structural defect".
I'm not sure when in 2010 you entered into a contract and when in 2017 you notified GJ- but based on the information you have offered, I would think your notification falls within the previous legislation's 7 year warranty period.

the sales consultant is Sharon Vidot, their number is 9887 4544

Im unsure why head office gave you the number of dandenong, when the Stud Rd office is much closer

P.S. We contacted the dandenong office and met with them once then never heard back!
