The best builder by far out there
For the first time ever, we had to build our own home and build it out of no choice. More than 10 years we were looking for houses on sale in our favourite part of the area and finally, after long wait an auction came up. Long story short, due to the circumstances and the nature of the auction we could not inspect the property prior to the auction. It looked a like it needs some work, but manageable. To make house liveable we would need to spend as much money as build a brand new one Well, this is how we ended up building it. As many people that unsure who to build with and researching they way thru we were impressed with reviews for one of not many (possibly the only one) company here that score 5 stars from any person they build house for. Instantly we started looking for the reasons. We didn’t have to look long. HALD is one of not many companies that publish their designs and other choices right up front. That was a huge bonus for us because we had to tie our build as close as possible to our budget. All HALD’s designs had their estimated pricing and options listed upfront. Easy peasy, well, not so fast. Our land’s unique positioning dictated that we should not build a double story house as we would automatically make at least 3 set of neighbours as our biggest enemies even before meeting them. Also, to capitalise on views we had to arrange bedrooms and entertainment parts of the house in certain way. That’s when we decided to call and for the first time we have spoken to Doug. It deeply surprised us how unbiased, fair, helpful and knowledgeable Doug is. It felt at all times like Doug is not running business but volunteers his time to help you achieving your dreams and aspirations. To our huge surprise Doug re-assured us that if we stick with design principles we can remove/add windows, walls, doors, floor space and even room here and there free of charge. Doug re-assured us that we won’t be charged for changes, only for materials cost difference. That was enormous help and relief as we could prioritise what we “need”, want and desire and how it fits to what was left of our budget. However, for us experience building the house was not what we pictured at all. Most of the effort, time and pricing changes occur in most unpredictable situations. Amazingly, never mind the challenge or question Doug was always a call away. He would promptly answer his phone and make you feel that you are the only person he is building house for. Before we even started to build Doug helped us also with site preparation, geo reporting, temporary power etc. To our surprise his help had nothing to do with him trying to trap us into anything. Decision shaping and making was always our choice. By the time everything was set, approved and prepared for the build we literally had enough of the whole process. Despite all good things and Doug’s help we were exhausted even before we started the actual construction. Building our dream home wasn’t a dream anymore. We wanted all of it to be over as soon as possible. On top of that, only 4 months left in our temporary, conditional rental lease and we had to move to our place at the end of that. To make things even better we had a newborn baby on our hands. This is when we met Glen. Glen is partner owner of the company and primarily used to take care of construction. I’m not sure how to describe Glen in any other way, but I never met such committed, honest, responsible, available, understanding and supportive builder ever. From the moment we started construction he knew every single aspect of what is going on, not going on and should go on even if circumstances change (oh boy, and they did). Let me put it this way, the construction did not go smooth, but with military precision Glen was always there to fix, accommodate and re-assure like our building site is the only one he has on his plate. Surely, during the construction we found imperfections with our planning. Glen was kind enough to honour and accommodate any change that would not change main design features or conflict with regulations. On top of everything Glen used to keep us up to date with all the progress, challenges, solutions and best practices even though it had nothing to do with his contractual obligations or building scope. The cherry on top of the cake was that Glen understood and did everything in his power to make sure that build isn’t only finished on time, but also a week early so we can make it half liveable before we move in. Glens support didn’t finish there. Any maintenance question or challenge was promptly addressed during first year of new house maintenance warranty. He truly went above and beyond his duty to help us. As result of our journey to scope, design, alter, prep and build our new house with HALD was an amazing, positive experience. I can’t recommend high enough to build with them or at least give them a shot if you didn’t plan to do so to see difference between your chosen builder and them. I’d give HALD 6-star review if I could for going extra mile all the way until they ensured that we are satisfied with our project. Well done Doug, Glen and amazing HALD team. Doug was wonderful and patient with all my enquiries. He suggested a lots of practical solutions to accommodate for my request. ed, and more to the point, what would work on my specific block of land. Doug very patiently helped me through the painstaking process of picking out all of the details and they were able to adapt the house plans to fit my very specific needs (the footprint of the house was basically the same as in the plans, but the inside rooms were switched around giving me a self-contained granny flat downstairs and the main house upstairs). Doug also gave me so much useful advice and his help was invaluable in this planning phase. HALD is also transparent about the costs, and the quote I received was exactly what I paid except for a couple of very minor additions which I made throughout the building process (these were optional extras including a couple of lights and a privacy screen on my back deck). The whole planning phase was efficiently dealt with over a period of a few months, and then Doug handed over to Glen who oversaw the construction of my house. Once again, the competence and knowledge of Glen and his team of trades people was apparent. Throughout the build I was regularly informed about the progress of the build, and Glen was readily available to answer any questions I had. It was quite exciting seeing all the planning come together, and I was impressed by the quality of the workmanship. The trades people that I encountered were all extremely passionate about their work and took time and care to ensure that they maintained high standards. The build remained on schedule the whole time, and the house was even ready a couple of weeks early which meant I could move in just before Christmas. As with any construction, there were a few hiccups along the way, but these were dealt with so efficiently and competently by HALD that I can hardly even remember what they were. I thoroughly recommend HALD to anyone wanting to build a house. Not only will you get a high-quality, well-built house in which to live, but you will also have a company that are very pleasant to deal with and make the process relatively painless and seemingly smooth. Professional, honest - best house on the street!
We are writing this review as choosing a builder to build your home is taking a huge leap of faith. We relied on these reviews to help make our decision, so it's only fair we pass on our experience. To give some insight - our project was a knock down rebuild and the existing block is on a slope. h Doug who from the very outset left a very good impression, but as we had drafted our own house plans we decided to go with another builder. It was a decision that cost us about 8 months in our build process and some more $$$ as their sales team promised the world and delivered nothing. After 4 months they stopped returning calls so we called a family home build crisis meeting and decided to call Doug again. The rest is history. Doug identified our plans weren't too dissimilar to the Flinders series (332 plus 2 rear decks) and once we established that we could alter internal plans we worked with HALD to design a home that delivered everything we wanted/needed. In fact the Flinders plans were better than our bespoke drafted plans as the internal staircase is now in the middle of the house and not up one end and the external facade - we went with the beach - is impressive. Doug was upfront, knowledgeable and professional. From re-engaging in late Feb, construction started in early August - only 5 months! This included starting the design process all the way through to colour selection to council approval etc. This also involved working through the issues that the sewer, existing retaining walls and the buried fill found in the back yard all threw up at us. Everything was upfront, transparent - nothing hidden. (The build itself was delivered within the specified contract time (plus the 3 weeks over Christmas)). Awesome. The building process (for people like us not in the building game) is very daunting, so you need builders you can trust. You can trust Doug and Glen. During the build Glen was always contactable, professional and easy to communicate with. There will always be speed bumps and unforeseeable hiccups on any project but it's the way these are handled and dealt with that is the big difference. Really appreciated the insights from Jeff the electrician as well - its a small thing but one of my favorite items is the sensor light in the walk-in pantry - which was Jeff's suggestion! We love our new house. We really love our new house. We can now see why customers give great HALD reviews. Doug and Glen they know their stuff and treat their customers with respect. From our own experiences (and other stories we have heard) this seems to be reasonably rare thing in the house building game. We are sorry we didn't engage with Doug from the get-go, but each build takes you on your own journey. highly valuable advise about the additional costs that would be involved (sloping land, soil class, noise considerations etc.) which were priceless. There were times when Doug went the extra mile providing advice after hours. All free of cost and at no obligation to engage them as the builders. Thanks to House and Land we did not end up buying some parcels that we were really keen on which would have incurred a lot of additional costs which would have gone beyond our budget. After going through several quotations from various builders (including the highly popular ones), we found that we were getting the best value for our money with House and Land and so have signed up a contract with them. We had tons of queries and questions before and during the construction and both Doug and Glen were extremely patient. Attitude is everything!!! We just fell for it. The construction went absolutely smoothly with no hiccups at all and the house was handed over well ahead of schedule! There was never an issue with communication and Glen the project leader was always available for a quick conversation. They have a great team. No matter which Tradie you speak to all you hear is “oh Doug?...I have known him for 15yrs.” another “known Doug for 35 years” they are like a family…everybody so professional and positive and easy to work with!! Right from the start we felt like Glen and Doug were personally engaged in providing the house we wished for. When it came time to look at minor defects to be corrected before handover we busily went around putting dots on things we thought needed fixing. Glen then came in and put 3 times as many dots for touch-ups to meet his standard. 3. Once construction started there were no variations to the price. Minor changes were covered in the original price. Glen delivered solutions rather than invoices for variations. 4. We were able to have a custom designed house at a project home builder price, which is a reflection of their excellent supplier sourcing, given they don’t have the bulk buying benefit of the larger project home builders. 5. HALD introduced us to the major trades working on our home and enabled us to discuss directly with the trades specific requirements, (eg: location of power points, tile patterns, tap locations etc.) 6. The trades engaged by HALD were friendly and professional. Most had been working for HALD for 5 or more years. We were really impressed with the level of professionalism and care from the HALD team. The process was really smooth and everyone at HALD were really helpful, patient with many changes that we requested. our house was a modified version of their Condamine 330. Great experience for our first build
We came to HALD as first time builders. We had done renovations in the past but had little experience with the whole process you need to undertake to get a house out of the ground. Our draftsman recommended HALD to us for their build quality and great pricing.They gave us lots of suggestions even before we had chosen them as our builders. They kept us informed throughout the whole build process and were happy to answer any questions we had. We are extremely happy with the end product. Amazing Builders
From the word go Doug wasn't interested in if we built through him or not, he was only interesting in helping out as best as possible. It was because of this attitude and help that we chose to build though HALD and I'm glad we did!

uded 2 kitchens. Doug was extremely knowledgeable with the details of how to design it as a single, joint house so it met all council criteria. The workmanship and build quality was amazing, I can barely fault anything inside or outside the house and that is extremely rare, especially with a house this size and detail. Doug and HALD were more than accommodating with all the extras we decided to include along the way and during the build. Doug was happy for us to redo our entire lighting and electrical plans and also for us to use our own telstra employee to do all our data and antenna points throughout the house. I ended up putting about 60 data points and 20+ antenna points in the house. We also ended up supplying all our own LED lights aswell as the fans we desired. We also ran all our own HDMI cables and speaker wires in the media/lounge rooms for wall mounted TVs and surround sound speakers. There were complications my partner and myself ran into with the house we were renting and the owners selling it and wanting us out before the build time allocated for building our house. Doug and all his crew helped us to the best of their abilities and managed to get our house finished in the time we had remaining. This also required his workers to work during the Christmas period to get this done. I highly recommend Doug and HALD to everybody who reads this review and without a doubt will always choose to build with HALD if the opportunity arises again.Similar opinion? Amazing Experience!
We had heard all the stories about how the building experience is such a drama. Well our experience was AMAZING.
We were recommended to use HALD by a close friend who had used them when their sister had recommended them after using them. They both said the same thing. Nothing was a drama.
And this was so true.
We needed a house that had a completely separate living area for my elderly mum. She needed to have her own space and be able to make a simple meal but have her main meal with us.

A Dream Build!!
We engaged House and Land Design to build a 2 storey split level home in 2014/2015. We had a sloping block so needed something that best suited our land and our building envelope. We were given a basic layout then we completely redesigned the home inside and out. We were guided along the way and nothing was ever a problem. And we are absolutely in love with our new home. We could not have asked for an easier, hassle free build with a great team working behind the scenes to ensure everything ran smoothly. Does HALD complete major renovations to existing homes?

Hi Kristin,
I don't think that they do renovations even major ones. That is because they avoid complications and just do what they do best, and they do it well.
We spent quite some time looking at the renovate or rebuild option. To renovate our place was going to cost about $350k to knock down and rebuild was about $300k and we didn't need to compromise on design. We got the layout we wanted, 2.7m ceilings, all new plumbing and electrical.
We are happy that we choose to knock down and rebuild, but you do take a big breath when the excavator starts demolishing your existing house.
