Very Happy With Our Lovely New Home!
What can I say?! It has been our dream to build a new home for quite a while but we were always put off by the inevitable "horror" stories you hear about building companies - the delays, poor workmanship, lack of communication etc. Well obviously these people didn't have their house built by Latitude 37! From the start the staff were very helpful in each of their roles and at every point of the build. My husband and I were kept up to date as each part of our house was under construction via emails and phone calls, and each time we visited the site there was so much to look and marvel at. We have moved in and are now living the dream in our lovely new home!

Great design and service
We have a difficult site with about 10m fall front to back and a landslip issue. We looked at lots of builders and architects to help us maximise potential of our site.
We were impressed by Latitude 37's awards history and the style of the homes on their website. While they have an in house design team, we opted to use Latitude's Architect design service. For a slightly higher price, we got a full Architect design for our 80 square home. Latitude engaged [name removed] Design to provide the concept design.

an Architect directly because we were concerned that we did not have enough knowledge to understand the process and we were worried that the design might be great but we could not then find a builder to price within our budget. Using Latitude 37 meant we got a fantastic Architect designed home and we recently signed a fixed price contract within our budget. Latitude controlled and critiqued the design process to make sure that our design and budget expectations were met. We worked with Latitude's Interior Designer to design all of our joinery and internal finishes. This took a while to finalise but the end result is great. We could not be happier with the design and the process so far. One of the Directors took a personal interest in steering our design which was amazing and unexpected.

Bad
There were several defects found on the project and the builder hardly communicated with me during the process - it was all very frustrating. I will soon publish some of the inspections report! Watch this space.
I was attracted to Latitude 37 Homes by the awards they won in 2009
After going through the drafting process, I found their draftsperson to be very limited in his ideas and has not cottoned on to modern designs. Size scares him too. Anyway I went ahead to build with them and throughout the process was not impressed by the duration of the build and the overall service received.

Takes way too long, too many mistakes and a very frustrating and upsetting experience
Have had very similar problems to retrowizard (an earlier post). If you value your nerves and sanity, I would recommend you look elsewhere. Poor quality / inexperienced tradesmen used which subsequently leads to ridiculous mistakes and long delays. No apologies or reasons given when contract expiry came and went. Painfully slow process. Initially promised 6-8 months build time, but they still allowed themselves almost 10 months in the contract. If you do decide to use these guys, make sure you keep detailed notes about what has been promised and what is put in the contract - you will be glad you did when they are still building your house 12 months later and haven’t done what they promised!! I hope I can repost some positive comments whenever the house is finished, but at this point I have to say, don’t get caught up in the initial promises and the fact that they have won a few awards.Similar opinion? Not too good so far
A number of issues have been experienced:
Took exremely long time for drawing approval process.
Communication could have been better throughout planning phase and in some instances during build phase.
Some poor quality workmanship has resulted in a number of problems during the build. Some problems have been fixed immediately but others have required a lot of debate before convincing Latitude to fix them properly. Very expensive when changes or additions are requested after signing of contract. Latitude are not happy and rarely give answers ...Read more

Truly good value for money. Custom home on a sloping block
It was our dream to be in our home by Christmas - L37 made this happen! Built within contract period in what must have been the wettest year in 10 years!
L37 have built us a truly original tri level custom home on a difficult sloping block at the foothills of the dandenongs. No surprise we had a few issues along the way as we expected. Who doesn't? he original contract price and most of that can be attributed to bush fire attack level of 12.5. The price was very competitive and we looked at builders for 6 months before we locked in L37, so we were well informed on our choice of builder. We decided to micro manage the builder as much as we could throughout the build so in most cases we could work together with L37 to get any issues resolved before they became too big. Unfortuntely, we did have some frustrating experiences with a fair amount of staff turnover and this hurt L37 on the communications front, and we had to be more assertive than we would have liked to keep them on track. At times it felt like we were never going to get there but we remained positive that our dream of a new home for Christmas would be realised - we even got to host christmas dinner! Our key to success here was very early morning meetings on site with the our site Manager (a true gem) and at least one phone conference every week on a Monday morning. Everyone has issues - it's how these issues are dealt with that is what counts. We are now approaching the end of our maintenance period and don't have many outstanding issues to resolve. It looks like all will be resolved so no issues here. In terms of quality you get what you pay for. This is not a budget house and we have a beautiful home to be proud of. In hindsight we should have put in a few more upgrades - why we did not put in the soft touch kitchen drawers I will never know!1 comment

Quality house builders
We enjoyed nothing but professionalism and great service throughout the construction of our new house in Lysterfield.
We started with a difficult site, some builders saw only problems where L37 could see opportunity and challenge. The concept design stage was extensive, with many obstacles to overcome (building envelopes, height restrictions, steep fall), however L37 persevered and found solutions to ultimately come up with a great design.

Pros: Latitude 37 demonstration of quality and attention to detail from the architect design through to end of the build was the main drivers for the successful build of our home supported by good supervision and selection of really top trade people resulting in good value for great quality.

Oh What a Home Sweet Home!
I am absolutely thrilled with our new custom built Latitude 37 home! It is 50.5 squares in total (36 squares of living).It's even better that I imagined it would be! The team at Latitude worked hard to make our dream a reality. All staff have been patient and have done their best to fulfill our requirements from start to finish. Now that we've been in the house for one month, we have been impressed with the quick response to attend to any matters. Our three months defect report won't be very long thank goodness.
Ongoing communication and quality of finished product overall.
A small number of tradies lacked attention to detail and the build went a little over the contract time allocation.

Great communication and a great home!
We have taken possession of our new home built by Latitude 37, and are incredibly happy with the end result.

iven an update at least every few weeks, and more often as we approached a busy phase prior to completion. Like all builds, we did have an occasional problem. One example was some kitchen joinery that we were not happy with. What we appreciated was the acknowledgement of the issue without the normal blame game, and a rapid fix. Our Family Home
My wife and I begun a journey with L37 homes nearly 3 years ago. Our dream was to find a block in the suburb we chose and have a home built for our children to grow up in.
We did the usual thing and visited all of the display home sites and although we liked different aspects of different homes nothing fitted our block shape and each time we said the word "change floor plan to fit" the price doubled. Great Job!
Very excited as we have just taken possession of our new property built by L37! We had been searching for a builder for some time to work with our requirements and L37 have done a terrific job of meeting our expectations in terms of service, quality of product, timeliness of delivery and budget.

Interstate building made easy
Bought a block, signed up for the build then had to move from Vic to NSW!!. We went with the Latitude 37 team as we could get the design we wanted, versus a fixed plan, with the benefit of a fixed a contracted price and build schedule. We obviously had concerns about a 'remote' build however we have been very impressed with the communication and regular updates as to progress and the whole thing is currently running to the contracted build time.

Has Latitude 37 got an answer for me. How could this happened. First day moving into my new house after the landscape was done I checked the water tank. I have seen dirty water in the toilet before. I found the leaves trap on top of the water tank broken at the rim and the mesh badly damaged, obviously done quite a long time ago. The plumber checked and there was no pump in the tank. The water pipe going into the tank was folded onto itself and taped together in quite a professional way. Obviously removed by a plumber needing a ladder to get up there to remove the pump.
Two days later on a hot 40 degrees day the new evap cooler failed to work.
The next day one of the new toilets blocked. Lat 37 blamed me for using too much toilet papers and blame the landscaper for putting dirt into the pipes!!
The week after, hoping to find something positive about my build I found the ceiling over the alfresco starting to sag and crack. I am trying hard to find something, anything built by latitude 37 that is done right first go.
Definitely not the gutters. Not the down pipes. Not the walls. Not the windows. Not the flyscreens. Not the doors. Not the slab.
Not the plaster ceiling. Not the floorboards. Not the sliding screens. Not the kitchen tap. Not the kitchen exhaust. Not the basin taps. Not the oven. Not the light switches. Not the evap cooling. Not the hot water system. Not the water tank.
Arrrh.....the carpets. They were put in fine. But only found out later that the carpet company refused to use the underlay that lat 37 charged me a lot to upgrade. Why. The quality of this expensive upgraded underlay was still too poor for the company to deal with.
Is this what Latitude meant by great homes happy clients.

It was my last site manager who ignited this whole mess by refusing to build a retaining wall that Latitude 37 had already taken money for. The same person buried my front porch under concrete. The same person covered my featured laminated timber beam with concrete on his own initiative. The same person who begged me to back signed stage inspections yet refused me entry into my own home. The same person repeatedly reported to his senior that the house was completed when it was not. The same person who offered to do private discounted work on my house but please keep this quiet he said. He offered to tile my shower with mosaic tiles from his home for a reduced cost. He offered to paved my alfresco for a reduced cost yet Lat37 refused to do the same because their previous work in this area failed badly. The same person who put on my site buildings materials that were not to be used on my project.
Yes. This same incompetent, untrustworthy site manager was now assigned to look after the maintenance services of my house. Is this for real?
It this how Lat 37 gets back at clients who complain about their bad builds?

Sorry to hear that. Which means how important a good site manager is! I was so lucky I had him for my last site manager. Even just had for 2 month. He just bright my life. We still keep in touch at the moment. Even now, every time I send him a photo with faulty. He just call his trades come and fix straight away. Very reliable person.
