I paid $2000 deposit to secure the End of Year promotion but now the Summer Promotion has been released and it has all the same benefits but also includes Sapphire inclusions. Can I change over to the new promotion as it will save me money on all the upgrades I have got I'm in Ruby Package? The house prices haven't changed as well.
I was told by my Sales Rep that I will be able to change given that I pay the difference in house price if any.

Hi Vinay. Our clients have the option to choose either Ruby or Sapphire Inclusions with the Summer of Luxe promotion. The base house price between Ruby & Sapphire also varies to reflect the different level of base inclusions in each in each package (between $10,000 and $15,000 depending on the size of the home) . Added to that, the 17 extra upgrades in the promotion vary between the packages also and reflect feedback we have received from clients on what they would like to suit their budgets. We can also confirm that there was a price rise starting January 1st, 2018.

I am building a Clarendon home in north Kellyville area. The insulation installed in the wall cavity is in contact with the outer brickwork, not allowing moisture to pass from the exterior wall to the internal lining. Not enough string/twine are used to avoid this situation. This will invite mould in the future. I wrote emails to contact person and left messages on construction supervisor but I did not get any reply. Can I know to whom should I contact so the issues I am facing could be resolved?

Now Clarendon has gyrocked the walls and the fault is hidden. No inspection was arranged/carried out with me since the construction started.

Yes our insulation was also a problem and we tried to address this before Gyprock went up. We were told “the insulation trade wasn’t the brightest and you get what you get” not that satisfactory when you pay 632k to have your house built plus demolition, plus landscaping. Some of our insulation was actually on the floor after they put the gyprock up. Half the problem is no direct access to your site supervisor. Although 3 changes in site supervisor for our build also made things problematic. One consultation is hopefully they will fix it if you get mould.

We are currently waiting for our tender, when we had a first quote done with you we were under the impression our block was a h1 soil type. Now the soil tests that you have had done come back as a m class. Should we be expecting Clarendeon to significantly drop money off our site costs? will the savings be passed onto us?

The present home has solar panels (fitted when the discount for useage was brilliant.
can the panels be transferred to the new build without incurring loss or penalty from the electricity supplier?

Can anyone tell me why Clarendon Homes refuse to give, even a rough estimate of what the cost of their homes would be including certain upgrades, floor coverings etc? I am looking for land to build Portview City 29 with Tribeca Facade in Brisbane, but can't budget for the land unless I have some idea of complete price including above, driveway, fencing etc. I have asked to base estimate on land with max 500 fall, bamboo flooring throughout, But No will not help with budget at all??? Was told to find land first then they will estimate. problem with that is I can't find the land if I don't know how much the house will cost. Maybe I just move on.

Thank-you, David was very helpful explained why the previous reluctance however he gave me a "Ball-Park" estimate to allow for all extras, including floor coverings, Upgrade fittings, Ducted Air, Colorbond roof, extra footings being built where old house once was, Landscaping including Driveway, Fence letterbox etc. In other words "Turnkey" Thanks David. I can now look for land.

If the development application for your home is not approved by council do Claredon refund your deposit?

Hi Debbie. The deposit amount for your new home is for reports required by engineers on soil type and surveys on land slope. They are also used to pay for the drafting and estimating time required to provide you with the home you want on your land and the price associated with that.

If council doesn't approve an application they will list the reasons why and then, Clarendon will re-draw your home to suit their requirements. There can be extenuating circumstances to this and they often depend on the council and the type of home build you are undertaking (ie, Knock down and re-build or vacant land site). We hope this helps.

Just hope to ask if anyone knows the answer to the following questions. Is the price in the tender the same as in the contract price? After signing the tender, was it the next step that you would do the colour selection and choose materials including the upgrades, and then the final price would be put in the contract? Was there still "PA" in the contract including the 'site cost' when the contract was signed? Is the contract a fixed price contract? If there was still 'PA' for site cost in the contract, what was the chance for it to be charged in full or for not to be charged at all?

PA will go all the way until finish, depends on which stage, PA for colour will be removed after colour, instead it will become whatever you spend. tender $ will be different with final price, depends on how much PA you put. however, things like site cost, would be fixed after tender.

Would like to find out from anyone who has recently signed a tender and contract with Clarendon for building a home for some information. After the tender is signed, how much time was allowed to choose the materials or upgrades before the contract was signed and entered? Was it the case that the unused amount marked "PA" in the tender would be deducted and only the exact amount including the site cost would be included in the contract? Would there still be any "PA" in the contract? Is the contract a fixed contract with fixed price which is to be paid on completion provided no further change is made?

there will be no builder have a absolute fix price, if you dont make changes after contract, likely it will not change. but you will always have PAs.

Hi friends, just wonder if anyone has recently signed a tender and contract for building with Clarendon. Can you share your experience please? At the time of tender, will all the costs of construction be made known and shown in the tender? After signing the tender, when will the contract be signed? Do you choose all the materials/upgrades such as number of power points, type of bricks and tiles, cupboard materials etc first before you sign the contract so that it will have the prices of all things that you have chosen? Is the contract a fixed price contract or there are still some unknown site/building costs marked as "PA"? If it is not a fixed price contract, will the unknown site/building costs (PA) contained in the contract be charged at the end?

You do get allowance in the contract for things like electrical and tiles, which are shown in the contract. You won't have the final prices of those things until you have attended color, electoral and tile selection appointments. You will be told the extra cost in each appointment, so you can budget it out.

Where can I see more reviews about the experience of the construction and post construction process, quality of the constructions and inclusions from people who have had their project completed? There seems to have many reviews from people whose projects are far from completion. I have flipped a few pages but there are only a handful of reviews written by job done people.

Me. Just had handover 2months ago. Nothing but problems. They hire the cheapest trades that don't care. Go through a private builder. I heard they are better

Hi Narelle, I think it is clearly stated in the contract. In my case it is 29 weeks from the date the site is handed over to the builder. Mine is also a two storey house. It also varies from builder to builder. My friend is building with Metricon and their build time is is 40 weeks. Hope it helps.

We are in the final stages of building with Clarendon and our contract states 42 weeks but we are well over 52 weeks in and still counting. They take all rain days out of the build period and any periods of closure eg Christmas/New Year. We are starting to get itchy feet now as we expected to be in within a year and Sydney rent along with paying the interest only mortgage is killing us. It will be cheaper to pay my full mortgage than do what we are doing. I’ve heard they only pay $15 a day for each day over. Eden Brae supposedly pay your rent each week they go over. Now that certainly sounds like motivation to finish building within the contract period! Clarendon certainly have not offered to pay me anything at this point )-:

Hi all. Has anyone engaged their own building inspector for all stages of the constructions e.g. Slab, water proofing, frame? can u structure your contract to say payment subject to your engaged building inspector ? How did u go about dealing with Clarendon NSW

My understanding is that project home builders like Clarendon won't negotiate the terms of the standard contract at all and certainly Clarendon is up-front about that. If you want to negotiate a contract, you probably need to use (and pay for) a bespoke builder/architect. We used Tyrells for inspections which Clarendon were totally OK with, even encouraging inspections (by Tyrells or whoever) for our peace of mind. From the builder's perspective it means you aren't complaining about things when they're really hard to fix later in the build. Then you just send Clarendon their report, Clarendon fixes any items, and the inspector checks the items during their next inspection. If you are really worried you could get the inspector to come back before it progresses but that would cost $$$ and may delay progress (but would be do-able and still would be a small % of the build cost if it would make you sleep better at night). In our case the items to fix were minor so we didn't do that.

Please advise % break down for Progress Payment Schedule, I have a building wanting 50% up to Frame,when my understanding it should only be 35% ? Is this a front heavy contract and how do we negotiate to get it correct as the banks wont approve the building ?????

Our bank (one of the big 4) approved their progress payment schedule without hesitation. I agree it seemed a bit front-loaded: 5% deposit; 20% after slab; 25% after frames/roof trusses (so yep 50% by that point); 20% after brickwork; 20% after linings; 10% on practical completion. I got happy with it because interest rates are low, because you have insurance in case they (heaven forbid) go broke and because I saw strong continued progress even after each payment, so the work pretty quickly caught up with the amount we'd paid. You could negotiate a better payment schedule with a bespoke builder but would pay hundreds of thousands more in total cost (my experience with a previous build). Hope this helps

Apart from visiting the colour studio is there a list of interior and exterior paint colours that are available in the standard range? It is a bit difficult to pick a colour for your whole house from a small sample that may have been there for a while and is effected by different lighting. I would like to know the Taubmans name so I can check out myself on a decent size sample and put some thought into my selection.

We offer a Lifetime Structural Guarantee on our homes, and a 90 day warranty / maintenance period after the settling in period of your new home. Our Deposit is $1,000 for a vacant lot and $1500 for a Knock Down Re-Build. The deposit is not refundable, but covers the cost of a site survey, soil test and your home design sited on you allotment as well as the site costs associated with your chosen home design on your land. We signed the contract for home and land in Highgrove Box hill.They have certain design guidelines.we can choose only certain type of bricks to meet guidelines for that we have pay least $4500 and they gave us price list for bricks only after signing contract.and As earlier we preferred Hebel than bricks but we have to pay $10000 extra.If they let us know about brick expense earlier we could choose Hebel.now we forced to pay extra for bricks.is Clarendon should give some discount on bricks as we have to meet their requirements and they not mentioned this expense before signing contract?

Hi As they told us this is final price. We were not aware of what kind of bricks included in our package. After signing building contract they gave us list of bricks. The free bricks that included in our package are very simple. They should make clear these things at first consultaion. Even at tender presentation they added $5000 extra to original price and for facade they only do cladding and paint, for any render as shown in their advertisement you have to pay extra. Check their brick list now May be you do not like simple bricks then you could choose Hebel .stick to what floor plan you agreed with them they can make some changes like door replacing with window .if you want that door back they ask extra money. Yes we had the same thing happen when we built Clarendon 23 yrs ago. The Brickies simply didn't have enough cement in the mortar mix. Clarendon denied this was the case, but it was disgusting

Hi I'm currently building with Clarendon homes in north kellyville it has been the worst experience of our lives .it all started with them ordering our frame in 2098 obviously this was the wrong year it then took 1 month for them to get the frame delivered to site. Eventually we had a frame, then it was time for the brick work, we must have had the slowest brickie Ever! it took them over 2 months to complete??? Not sure why???
It's now been a month since they finished and to date all we have had is false promises.
We started our build in November and 5 months later we are still not at lock up.
I really can't tell you why!
Our project manager calls with a weekly update and advises schedule of works. Well that's a joke because nothing is being done.
We have an unfinished shell with a multitude of roof tiles, insulation, doors etc on the floor on site with no one doing any work. Clarendon must be losing a lot of money and my concern is that they will run out of funds.
I would seriously think about choosing Clarendon??? By the way this is the third home we are building and by far the worst decision we have made.
