how long has it taken to get the build to building after signing the contract? so far we are almost 6 months in and not even a sign on the land that clarendon are going to build there. A little exasperated and frustrated, has anyone else had the same time issues? What did you do to get it moving? rady to pull the plug and use another company.....

Hi. We first signed up late October but our land didn't register until the end of February.
We signed the final binding contract early in March and are now in the hands of the construction team waiting for a start date.
Our friends used Clarendon and were very happy with the company.
We have been through what you are experiencing before with another company.
If I were you I would be annoying them continually until you get a response as it's taking far too long.

thanks Kimmo i have been pestering them with emails so i have it in black and white and they assure me its just the covenant we are waiting for clearance form the land owners that what we have are doing is ok and then it should go to build. i'm not holding my breath.....but will continue to hassle along with the land owners.

Hi, Has anyone had a driveway completed by Clarendon? We stupidly thought our driveway would be coloured concrete all the way through but it turns out that it is a ‘colour on’ product and applied to the top surface only. I wondered if anyone has seen this finish on a Clarendon driveway personally and whether the finish cracks off. I’ve been trying to find out the Brand of colour-on product they will be using but I can’t seem to get any answers???? I also question the concrete that as already been laid as there are no expansion joints, it’s very rough on the edges on the layback and there are even some holes in the footpath section. This part doesn’t have colour applied as it must be plain to meet council requirements. I thought all concrete needs expansion joints to stop cracking?

Hi, we are looking at the pricing for a Clarendon Crestmead 40 home. Im confused with the :pricing plus: it seems to be 40k but im not understanding, are these upgrades? Also has anyone had a price breakdown for flooring allowance, bathrooms and then gone with their own flooring company or was this more expensive. Im really trying to work out if the :price plus: is worth the money....

We were going to do a solid timber floor after handover but the flooring companies advised again this because if the slab dropdown isn’t exact then you may not be able to open and close doors. In the end we got Clarendon to put in engineered blackbutt it looks fantastic but it did cost the same as the solid blackbutt quotes we got from independent flooring companies. I couldn’t have dealt with the mess if bathroom floors didn’t match up with the timber floor etc. All the best with the decisions.

Hi,
You use the Base Price to compare the price per square metre to other builders. The Plus Price includes the mandatory build requirements that you have to do to the house no matter who you build with so you have a better idea of what you’re actually spending on your house. things like floor coverings, your underground connections to the house, site works, fly screens etc etc. hope that helps.

Hi I have a Clarendon Home Edgewater plus extra garage and rumpus. The garage ceiling has sunk down a quick look through the manhole shows that a nail plate has come loose I assume that this would be covered under your structural warranty. 16 Carnarvon Drive French's forest I am adding an addition to this home which was constructed in 1999 I have to provide details of sound insulation between the existing brick cavity home and the proposed addition can you please tell me if this house has an insulated cavity as per basix requirement?

Hi Dave, BASIX requirements came into effect in 2004, 5 years after your homes was built. We don't have detailed records of your home to tell if the original plans included insulation as an option, so you renovator will have to check for you.

Hi I’m sorry I can’t answer that as we had to delay our start date as we needed time to find a place to live and knock down our house. The demolisher took to long to knock down our place and Clarendon were certainly ready to go. They leveled our site the day after we handed the block to them. Unfortunately it started to rain after that and rained for 6 weeks straight

Hi CBC. The time period can vary dramatically depending on the state you are building in and the type of build (vacant land or a knock down re-build) and then the council or estate involved. A Clarendon sales consultant will be able to give you a better idea based on your location and build type.

Hi there, we are hoping to embark on a build with Clarendon, we ha e a pretty tight budget and so we are a little nervous about hidden costs or costs that occur through the build that weren't disclosed. Any experience or advice? Thank you!

If you are happy with the basic inclusions you can keep the cost at the entry house prices. However at the colour studio you can choose to upgrade if you like. Everything was stated upfront and you don’t sign your contract until you have everything in writing. The base tiles are nice for the bathroom we upgraded our kitchen splashback to Mosaic but you could have had subway tiles included and I think glass might be included now. We upgraded our kitchen bench to 40mm stone and changed the colour so it was closer to white as the included white stone looked yellow compared to the white cupboards and we wanted a white kitchen. We added a butlers pantry as I make cakes from home. We also upgraded the floors to timber and yep that ones expensive but they do tell you up front. We added a free standing bath in the main bathroom for a pretty reasonable price. We also put plantation shutter through the home (these were comparable to external prices as I did get other quotes). We got Clarendon to do our driveway and this too was comparable to external pricing and it’s very convenient to have it done to move in. We went for standard paint through except two feature walls (one in each child’s room). Cheeky things they get you on are having to pay to line under your stairs, lighting is also very expensive so allow a good budget for this. Gone are the days of getting a bayonet light and changing it to a LED later as the cost difference isn’t worth hiring the electrician for. The products did appear good quality when my husband did a review on the LED’s etc. we built one of their biggest homes with pretty high end inclusions for $632,000 plus our upgraded kitchen splash for $7500 (ouch!). We did have an additional
Site cost of 50k on this because our block is not flat. We looked around for 2.5y before deciding who to build with and did sign with an alternative builder and pulled out before going to a contract. I think we got value for money for what we have but I haven’t lived in it yet so time will tell. There were no nasty surprises and we have not been asked to upgrade anything after signing our contract. We have even revived $2000 credit for plumbing that was not needed. Hope this helps. Our total cost came to $639,500.

Our preliminary estimate and contract were pretty similar to the contract amount. We did choose some upgrades approx $15k (shaker cupboards in the kitchen, nicer tiles, etc) but feel the sapphire options were pretty reasonable, just have to remind yourself not to get carried away

Is it normal to see the step down of the concrete slab and for the skirts not to align in the garage? On two sides (the internal walls) the skirting boards are above the concrete step down, on the exterior wall they go to the floor. This means the two skirts don’t join up in the corner. This looks horrible and isn’t even something I’d do in a renovated house let alone a new home! I have photos if that helps, but can’t seem to load them up here. We have been trying to rectify this issue but no one will listen to me. I’m very disappointed

Hi Mel, This is a standard method of construction used in each of the homes we build including our Displays, it is due to the difference in floor level between the inside your home and the garage floor level (the garage is commonly 75mm lower than inside but can be more depending on site conditions). We have recently been considering an alternate method for finishing this area, if you can provide the job number/address of your home we would be happy to investigate to see if the alternate method would be suitable.

My question to the management is, why clients are being treated differently depends on which site manager they are being assigned to, or which area they are building home in?

I was told by Customer Service Consultant that Clarendon no longer provide contact phone number of site manager to their clients during the construction period. This is clearly not the case with many of my friends who are currently also building home with Clarendon (in a different area). They are able to call or text their site manager for a prompt response, however there is nothing I can do if my manager forgot or didn't have time to ring me for an update.

We have recently made changes to the way we communicate with our customers during construction. In an effort to improve both communication and progress on site we have made our Construction Customer Service Consultants the primary point of contact during construction. To provide an improved level of service we have double our number of Customer Service Consultants. As they have all of the information relating to the construction of your home available to them we expect they will be able to answer your queries more efficiently than a Site Manager. Should you have any queries that they can’t answer they will obtain the answer and will get back to you. You will still receive a weekly phone call from your Site Manager to provide you with an update on progress and you can certainly save your questions for them should you wish to do so. It is our expectation that this will improve our level of service however if you have any concerns or are not receiving a weekly update from your Site Manager please don't hesitate to let us know.

What is the normal structural warranty on a clarendon home, and what is covered? most builders normally only cover for 7 years

Hi Jz. Clarendon offers Lifetime Structural warranty to the first owner. This covers the slab and frame. 7 years is the minimum statutory requirement from government. All other parts of the home are covered by various manufacturer warranties for items such as taps and appliances.

We are looking at building Madison 38. However, our land slopes down from the road...around 2.5m gradual slope. We have been advised that we will require steps inside the house plus outside or alternatively having a lots of steps from the alfresco area to the the garden. Has anyone build Madison on a downward sloping land? Appreciate any helpful ideas or your iwn experiences on these options or building on a sloping land. Thank you...

Hi We are currently completing the Sheridan on a sloping block and a split was required with 2 stairs. We also have 3 steps from our alfresco to the backyard. I love the layout inside as it created beautiful high ceilings in the back of the house (kitchen, dining and living). We also have higher doors and larger windows. We did have to front up the 50k for the split though. Our block is 35m deep and loses 5m from the front to back boundary. We are on the low side of the street. Keep in mind your landscaping costs at the end, as we cut into our block all quotes have come in around 100k for retaining walls and landscaping (no that doesn’t include plants!). All the best!

My home was built by Clarendon in 2015 and the roof is now leaking. Is this covered under warranty? I've tried emailing, calling and FB messaging them but no response. I urgently need to organise someone to come and have a look at it but don't want to void my warranty if it's covered by Clarendon. Any suggestions?

Hi Chloe. Build times will vary depending on the size of your single storey home and the amount of structural changes or alterations you make to it. The 18 week time in QLD is for a standard plan with no changes. In Sydney the time will be longer as council approval times are extended and good quality trades are in shorter supply. A Clarendon sales consultant can give your more information once you have found a preferred design and we know the council area you wish to build in.

Hi Noel. Clarendon Homes offer a Lifetime Structural Guarantee on the slab and frame of your home (most other builders are 6.5 years, which is the minimum legislative requirement). Appliance warranties vary by manufacturer and are generally 1 year at a minimum. Clarendon's standard manufacturers are Westinghouse and SMEG and both these companies offer a 2 year Warranty on their appliances. Clarendon covers insurance for you home while it is under construction and to the point it is handed over.

not sure Clarendon in QLD, in NSW, they provide lifetime warranties on the building structure and the manufacturers provide standard warranties on the appliances.BTW any "complimentary " things actually will be paid by you. best you get and compare three tenders from some reputable builders, then pick the best one.

Your current promotion the Summer of Luxe includes 17 luxury inclusions, ducted air con, 270 fixed days for $3,990 plus sapphire inclusions. However I was told by your sales rep that it’s not the case with sapphire inclusions. If this the case your promotion is very misleading. Can you please clarify?

Hi Chelsea. Our clients have the option to choose either Ruby or Sapphire Inclusions with the Summer of Luxe promotion. The base house price between Ruby & Sapphire also varies to reflect the different level of base inclusions in each in each package. Added to that, the 17 extra upgrades in the promotion vary between the packages also and reflect feedback we have received from clients on what they would like to suit their budgets.
