Our contract says you will make our house ready within 364 days after slab ie, 13.5 months. That day is passed on 4/9/18. So Supervisor told a new date 3/10/18. Ie day after tomorrow. Garage painted not done, rendering not completed, tiles are still sitting in garage. How will you hand over on day after tomorrow? How many more days we need to wait? How long you need to build a double storey home?? I hope your future customers will get an idea before they are trapped by your lovely sales managers.

According to Australian domestic building contract ACT, the builder must pay the owner for any loss time or damage. The builder must give in writing the reason why the builder cannot finish by contract date and must give this to the owner, the owner then can reply . The owner can submit within 15 days to the builder of he/she concerns and why the owner will be claiming for loss because contract date was not completed on time this must be put in writing to builder. So to answer to everyone's questions is the builder cannot go over contract finish date without a good reason.
And to all consumers do not pay your final payment unless all defects are fixed. It's your right don't let builder tell you otherwise.

I have been to Upper Point Cook estate in Victoria in Nov 2017 and Burbank display's consultant hold a piece of land from the developer. That day I paid $1000 to the land developer directly to hold the land. AND I HAVE BEEN ASKED TO PAY $5,000 INITIAL DEPOSIT TO BURBANK to build the house. Later I found the floor plan has few disadvantages that I don't want to build it. The new home registration was signed. The $5000 receipt has been given. But The color hasn't been chosen and contract hasn't been parpared yet. The land is not titled yet as well. So till now Burbank hasn't done too much yet. I am wondering how can I get the deposit refunded? If the clause that: [This deposit remains refundable up till I/WE - The owner(s) sign the new home registration] works. The amount should only be $1500 while not $5000. How can I give back the money that should be refunded?

Hi there,

Cost would be $6 per m2 of house.
This would cover extra bracing as specified by the engineers (including but not limited to steel bracing and plywood bracing).

Hi there just wondering after land titles and it's settled how long after this can burbank start our build. I was told 6-8 weeks before they could start? Is this correct?

Thank you for your enquiry.
To answer your question, We generally say 8 weeks.
After the land titles we need to order the PIC (Plumbing Inspection Certificate) from the council which provides up all the details regarding the sewer, storm water and water and the connection points for these items (the depth of the pipes, exact location etc.). This usually takes 4-5 weeks from the time the title is released to be provided to the council and uploaded so we have access to It, from there we confirm our slab design and arrange the building permit. Without this we are unable to get our building permit.
Having said all this, Burbank’s workflow is also a factor we need to consider.

Planning to build in Sunshine Coast, Queensland in a block not connected to a council sewerage system. I would appreciate a point to point answer to the following questions.
1. If I build with Burbank, will I be allowed to supply my own HSTP through an independent installer or will Burbank require me to install the HSTP with Burbank?
2. If I will be required to install the HSTP with Burbank, will Burbank install it by itself or contract an installer? Of course the tank and components may come from suppliers like Taylex.
3. Can you tell me about Burbank's length of experience in installing HSTPs in Queensland?

As a related matter we currently build as far north as Noosaville, as far inland as Cooroy in a vertical line all the way down to Beerburrum. If you are looking to proceed and your land is located in these locations please provide your lot address so we can be sure your site is within our build boundary.

To answer your questions on HSTP systems:-

• We have over 6 years’ experience in QLD installing such systems.
• Independent installers/suppliers are contracted through Burbank to provide and complete the system installation.
• Yes Burbank must provide and install the system as this must form part of the building approval application, further; the system will be covered by our builders insurance and fall under our maintenance obligations, similar to any other appliance or system provided under our building agreement. The full details of the system likely to be used (or example) is a Taylex Tall 400 Concrete ABS System, the price includes a Nitto Medo LA80B Blower and a Davey D25 pump.

Is it normal for the concrete to crack in the garage even though the build is still not finished.

Make sure your garage has control cuts put in after concrete was completed without control cuts the slab will crack all over ugly, make sure the cracks are no wider then 2 mm if this is more then 2mm you have slab movement. But also depending on how well the job was done if boxing up was done correctly a concrete slab takes 28 days to full cure. And also no rain before or during concrete thus is so important and hopefully it did not rain to soon after the poured concrete. All these things will create problems for your slab don't let builders tell you that its normal and within Australian Standards which is not. Do not be conned.

I wish to ask if you have experience of waiting for more than 2 years, i bought home and land package from burbank, and i had waiting for almost a year and half year for land to tittle, and i had deposit 5% with burbank and appointment edge studio everything done since September 2017, also i cant change anything since, February this year land already tittle and i have to wait and wait for the ADMINISTRATION, i am not sure long how for them to start to build? appreciate with your answer, its helping me a lot.

we went to select the edge studio in December, and have to wait until April to get started to build, and suppose to finish by the following year in April, and we have to wait until July to settle, and our supervisor resigned before the settlement, Burbank didn’t let us know

You have to pay $1500 to get a fixed price tender from Burbank but there is no security that the fixed price will be even close to what has been provided in the estimate. We even asked for confirmation that it will be within 5% as we are worried about site costs on a sloping block. You’d think the experts will have a sense of these things of course keeping some buffer for soil test and surveys but Burbank won’t stand behind their estimate or offer a refund of the $1500 if they are more than 5% or even 10% off. I get the feeling the estimate is a low ball figure to get you committed. Can you confirm whether you stand behind the estimate and whether you provide a refund if the estimate has blown out more than say 10%?

As you can imagine, sloping blocks can be tricky and as much as we would like to provide an initial estimate as close as possible, it’s often very difficult without all the information, hence we require a deposit to engage our experts in many hours of work to determine the most suitable slab design for your site and therefore the associated costs. We take this task very seriously and want to ensure all items are captured at this stage so no surprises down the track. Once we have fixed these costs all liability falls upon Burbank and we stand by this. Until we have fully investigated the site, any estimate is simply that, and estimate. If you have a slopping block beware with out drainage you will have slab heave, you must have soil report done first the builder has to give you a copy of the soil data. It's the worst excuse I've heard Burbank has been Doing this long enough to know what happens with a sloping block depending on the slope and if you have trees or if there was any houses on that land before subdivision this will impact the land. Unless the soil test is correctly tested and if you have abnormal soil or normal and if they use the Ys estamate or the Appendix D unless you laboratory testing the soil test will not be accurate.

We have spoken with the warranty team who have advised that a concrete driveway is not a structural item and does not come under a structural warranty.

Unfortunately driveway is not under structural warranty unless the concrete is really bad that has cracked all over. Then Burbank would have to call the concreter back to fix the issue.

The administration does bot take 12 weeks. They told me it takes 14- 16 weeks. It has been 24 weeks and they have not started building yet. Since early October they have been asking me to clean the land and cut the grass but nothing is happening. They don't respect the time frame once you pay deposit. I had to chase the sale consultant for few weeks to get the final draft done. He kept saying that all engineering department have gastro so no one can do it. The easiest way is to ignore the phone calls and emails. Can you tell me when the construction will start no?

This is a question we frequently receive from prospective customers- how long will it really be until you get the keys to your new house?

Well the short answer is, every house varies. Depending on the complication of your build, whether it is a single or a double storey design, if it is on sloped land and so on can all impact the time of the build. Additional factors include extreme weather conditions, delays in the required approvals from council and town planning and so on. It’s important to keep in mind that the reasons for delays are by no means restricted to Burbank- all builders are faced by the same challenges.

We usually say that a standard single storey home should take 4-6 months in construction.

At Burbank, we offer our customers Guaranteed Site Starts, which are available for those whose land is ready and when the developer has completed all roads and services to their land.

A Guaranteed Site Start date also assumes the customer available for appointments as requested to ensure we remain inside the scheduling dates and also assumes that a customer is able to make decisions quickly (within reason) and sign off on documentation ensuring the ball continues to roll throughout each stage of the build.

You’ll discuss these intricacies with your New Home Consultant who is an expert on all things house and land, and once you have finalised all of your sales paperwork and completed the sales process (i.e selected the design you like and all changes) a Guaranteed Site Start day can be offered.

The administration period takes approximately 12 weeks from when you complete the sale process, so you can be on site within 12 weeks of completing your sales process.

The time frames of construction in itself as previously mentioned vary from home to home, however as a rough guideline we say the process will generally take anywhere from 4-12 months. The exact forecast will be highlighted in your contract which will also provide a completion date set at the beginning of the build. Further, the contract will detail how much Burbank will reimburse you should the build exceed this timeframe.

This will of course allow you to arrange all that you need to in terms or organising the timing of varying factors.

Another benefit of building with Burbank is our new platform ‘MyPlace’, which allows you to track the progress of your land through an online platform with graphs and imagery of your site so that you can see you home as it moves from stage to stage.
