I have just got the keys to my house. The house is a six star rating but there are no door seals in any of the door. Is that right or door seals should be there?

Hi Jas, I have done independent inspection and the report says that all external door and internal Wet door must be sealed top and bottom.
This is one of defect in my list, Main door was sealed but they didn't seal the garage internal door access to home (access to home via garage)which builder have to fix.

I have been going around for about a year to find a builder, and finally I picked with Burbank.
What I understand is, either you should have top dollars to go with a very good and expensive builder, or you have to pick an average builder and pay a great deal of attention to what they are doing.
Like every other med\large businesses, every consultant you talk to in these companies are just concerned about the checkboxes on their checklists and you just look like other 100s customers they serve every year.
What I recommend is, really take ownership of your home application with any builder you go with. Do not trust what their sale consultants tell you. Definitely get their advice, but come home and research the hell out of every feature they recommend.
Most offered features are useless and could be added later or as part of your home upgarde over years or renovation in 5~10 years ahead (eg: lights, tiles, carpet and…) Just be careful of items that could not be changed in future or hard to change with a large impact (eg: celling height, roof and…)
If you own your application and do not let them push you around, all average builders are the same thing and different brand.
And finally, no matter how much time\effort you put on the design and home features, always expect some imperfections. I every heard anyone got their home built 100% to their expectation. Base on my research satisfaction level of 75~90% is a good hit. (This is my personal estimate and opinion)

I can say were some what happy with the sales part all the way until inspection. From there it went down hill and after 12 months of living in the house it is still down hill. Once we moved in everything has been a fight to prove things are wrong and even harder to get them fixed. Example is our driveway is still incorrect. So my advice is really think hard before you sign on the dotted line and if you do make sure everything is in writing.

We signed contract in 11/5/2017. We paid 5% of construction cost on 19/6/17. How long we need to wait to start the construction? Your website says you will provide guaranteed Site start date. I just believed it.

Feel sorry for your and they have just trapped you in a contract here you can't do much except get angry . My land was ready in September 2015. Paid initial deposit of Au$1500 in September 2015. Paid my 5% in June 2016 and till today Burbank has not delivered.

I hope Building Surveyor is different than Building Inspector and there is no worry about warranty in case opting for any private Building inspection.

As far as I know today builders cannot have their own building surveyors due to conflict of interest so its up to the owner to find your own, and what crap it voids your warranties really is Burbank coming up with more hog wash or do we have to upload the laws from the VBA website which clearly states builders and building surveyors is a no go. Also everyone please read the fine fine print on your 30 year warranty and see what you cannot attach to your new home, it's a joke.

And yes you must advice Burbank in advance so all your soil test reports and plans must be sent to your building surveyor for approval and compliance, then he can issue your building permit if it's all in order.

Today I got a call from Edge Studio and scheduled colors appointment of 8th Aug which is earliest as per Edge Studio. My land was title on 15th June 2017 and wanted get this all pre-site processes like Drawing/Colors before settlement which got delayed. Hi, I am looking at building one of your home designs. This will be my second home i have had built. The first builder (major Competitor) allowed me to do my own electrical, data and security. I supplied all the documents required i.e.. Insurances, white card, safety docs, Licenses. They approved it and allowed me to do my own work. This is a big deal for me as i have a lot of extras i would like done in the house that Burbank won't be able to offer. Will Burbank allow me to do all electrical, data and security? Seek damages through a lawyer, I'm sure that if you didn't make a payment on time that they'd apply penalties. A lawyer can also get in contact with other dissatisfied customers who may also want to seek damages which can make it easier to hold the builder accountable.

I received an email on 31st of January 2017 from the surveyor for frame inspection . I was told that you failed the inspection and there are a few problems you need fix up. And I emailed my site manager straightaway and asked to fix. He said the problems are minor and will organise a second inspection. Could you believe that it has not been done so far? It has been more than four months. My CRO is really useless, I never get phone call back from her and I said I would like to change to another CRO if you didn't respond my email. She said she can change for me if I want. My point is to get problems solved!!!! I need your prompt attention for my case. The frames has been done almost 5 months, now I am worrying about if it could deform . I request you to do a second inspection immediately and proceed the building work as soon as possible. I am looking forward to hearing from you soon.
